    Initial holding fee required, deducted from refundable deposit. No holding fee refund if withdrawn.
  • Guarantor Requirement
    UK guarantor required for monthly rent. International guarantors accepted for 6-month payments.
Booking Deposit

1. In order to secure the booking, you will be required to pay an initial holding fee. This charge will be specified during the booking process.

2. This fee will be deducted from your refundable booking deposit of £500.00 which needs to be paid within one week of your booking.

3. If you decide to withdraw from the process, then your holding fee will not be refunded.

4. If your tenancy deposit is lower than the equivalent of one month’s rent, you will need to top this up to 50% of its equivalent. This top-up must be paid within 90 days of application and will be used towards your rent.

Guarantor Requirement

1. You need to provide a valid UK based guarantor if you want to pay your rent in monthly instalments.

2. The Guarantor must be a parent or guardian, UK homeowner, a permanent UK resident and in full-time employment. They must provide photo ID, proof of address ID, proof of income (3 x annual rent) and bank account details.

3. The property accepts international guarantors if the student chooses to pay in two, 6 monthly instalments.

If you are ending the contract (and cancelling your online booking) for a reason set out below, the contract will end immediately, and the property management will refund you in full for any holdings fees paid and you may also be entitled to compensation. The reasons are:

1. They have told you about an upcoming change to the property in respect of which you have placed an online booking or to these terms which you do not agree to.

2. There is a risk that supply of the property management's services may be significantly delayed because of events outside their control.

3. You have a legal right to end the contract because of something they have done wrong.

NOTE: This cancellation policy is an excerpt from the Management's Booking Terms & Conditions. Please note that in order to fully comprehend, students must refer to the student agreement that has been signed between the property and the student.

Your rents are advertised as per week; how do I work out the monthly price?

To work out our monthly prices, you should multiply the weekly price by 52 (as there are 52 weeks in the year) and then divide this figure by 12 (as there are 12 months in the year) to provide your monthly rent.

What is a guarantor?

A guarantor is someone over the age of 25, ideally a homeowner, who will co-sign for your tenancy and confirm their financial ability to do so, who will be legally obligated to cover your rent should you fall into arrears.

What does fully furnished include?

Property apartments all come fully furnished with high-end appliances, such as ovens and integrated microwaves, and furniture such as beds, tables, dining tables, and dining chairs. Any cooking utensils, bedding, crockery, pots and pans you will need to provide yourself.

Is there parking available?

The majority of our developments do not have any dedicated parking, however, they all have the facility nearby. The select buildings that do have parking operate on a first come first serve basis and an extra charge may be applicable, contact us directly to find out which ones.

What utilities are included in the bills package?

Our all-inclusive utilities package covers your water, gas, electricity, and Wi-Fi bills which work out roughly at £1 per day, cheaper than the majority of mainstream providers! They also include access to communal laundry facilities free of charge for our residents.

How will I pay my rent every month?

They have a range of payment options, dependant on your circumstances and financial position. Call a member of the team in order to find out the best method option for you.

How quickly can I move in?

How soon you will be able to move into your apartment entirely depends on your tenancy and which building you will be moving into. To find out your tenancy move-in date, please check your tenancy agreement, or contact us directly.
