Cooling Off Period

The property offers following cancellation terms:

1. If the cancellation is before the 27th May 2025, you can cancel within 5-days of making a booking with a full refund issued within 28 days.

2. From the 27th May 2025, you can cancel within 48-hours of making a booking with a full refund issued within 28 days.

No Visa No Pay

If you are declined a visa by UKVI, you also may cancel, as long as all payments have been made by the due date specified in the Licence Agreement. Unless:

  • You did not complete all necessary steps required by UKVI to complete your visa application.
  • Your university was unable to issue you with a CAS Number due to your own visa owing to you not completing all necessary steps to complete your application in time.

This policy expires on 16th August 2025.


To be eligible to cancel outside of cooling-off for one of the above reasons, you must request your cancellation and supply supporting evidence to the property within 48-hours of your change of circumstances.

No Place No Pay

If you are declined a place to study at a university located in the same city as your accommodation, you may cancel and obtain a full refund, as long as all payments have been made by the due date specified in the Licence Agreement. Unless:

  • You are declined a place for any reason other than not meeting the academic requirements to obtain a place (including, but not limited to, academic or other misconduct, financial reasons, your place being revoked or you withdrawing from your application or course).
  • You did not complete all necessary steps required by your university to complete your application in time.
  • The Occupation Period outlined in your License Agreement has begun.
Other cancellation policies

The property may cancel your booking (and, acting on behalf of the Building Owner, the Accommodation Agreement to which it relates) at any time if:


1. at any point prior to the commencement date of the Occupation Period you have previously been a resident of one of their Buildings and breached the terms of the applicable Accommodation Agreement; and/or


2. you breach any of the terms of these Booking T&Cs; and/or


3. you and/or any additional resident you specify for the Accommodation do not satisfy the eligibility requirements set out under 2.1 (of Booking T&Cs); and/or


4. you fail to complete the steps set out at 2.3 (of Booking T&Cs) and/or you fail to make any payments that fall due under these Booking T&Cs or the Accommodation Agreement prior to the commencement of the Occupation Period (including, if applicable, any instalment payments).


They will notify you in writing of any cancellation made by them under this section and the reasons for doing so.


Any cancellations made by them under this section shall apply to you and any additional resident you specify during the booking process.

Can I have visitors? How long can they stay?

Yes, guests can stay for up to 2 consecutive nights for free. They must be signed in at reception and accompanied by you while in the building.

How secure is my room?

Their room is very secure. Entry is controlled by key fobs, CCTV is in operation, and their on-site staff are available if you have any issues, either at reception or patrolling the building, to ensure their safety and the security of the premises.

How long is the usual contract?

At the accommodation you can choose between two contract length options: 44 weeks or 51 weeks. Booking a 51-week contract allows you to stay in the building over the summer holidays. Some of their buildings only have the option of 44 or 51 week contracts – you’ll see the options available when booking their room.

Is there a car park? Is it included in the fee?

Unfortunately, they do not have on-site parking at the accommodation, but Q-Park Car Park is opposite. Also, all their buildings are centrally located with quick access to universities and public transport.

Is there a gym included at the accommodation?

Yes, if you live at the accommodation, you have access to their 24-hour fully-equipped gym – all included in their rent.

What age do I need to be to live at the accommodation?

You must be 17 or older and a full-time university student in the UK to live at the accommodation.

What are the differences in the room types?

All room types comes with an ensuite bathroom.

If you choose an Enhanced, Elite or Accessible, these rooms have their own private kitchen as well as access to the shared kitchen area. Whereas, an Essential only has access to the shared kitchen area and no private kitchen.

If you choose a Duo, these are 2-bed houses where you both have their own private kitchen, but no access to the shared kitchen area.
