Guarantor Requirement

A guarantor (either UK based or International) is required for all customers who book with the property. A guarantor is someone over the age of 25 who takes joint financial responsibility for your tenancy. If, for any reason, you are unable to pay an amount owed to the property it is your guarantor’s responsibility to do so.

Cooling Off Period

Cancellation policy (for Short Term Lease(STL))

If the booking is for check-in within 7 days, there will be no cooling off period. Additionally, if the student collects the keys to their accommodation the cooling-off period will not be applicable.

Cancellation policy (Domestic):

Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to the amber agent at any time during the 7 days after property sends you an e-mail confirming your booking is complete (the 7 Day Cooling-Off Period). If you do that, you will not be charged and they will return your deposit or any Advance Rent Payments you have made.

Cancellation policy (International):

Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the advance rent payment. Once these steps are done, the booking is completed. If one of the step is not completed within these 3 days, the offer will expire. If the student still wants a room, they can re-process a booking, but they cannot guarantee that the same room or the same price will be available. Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

No Visa No Pay

If you don't get the visa to come and study in the UK you must send visa application rejection letter within 7 days, to the amber agent, of receiving it and if the property is satisfied, they will cancel your agreement. This policy is valid until the 31st August.

The cancellation requests along with the proof of documents must be sent, from the email address you have registered the account with property.

No Place No Pay

For domestic students: Applicable to 1st year students only. If you are a prospective first year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply the below documents to the amber agent:

1. A written rejection letter from your chosen university/college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved; or

2. A copy of the proof of acceptance of your new university by UCAS adjustment.

3. These document(s) must be shared within 7 calendar days from the date your results are published. Please email the documentation. On receipt of the required documentation it will be verified and, provided the property is satisfied, they will cancel your agreement and refund any deposit or advance rent paid in full.


For international students:If the student fails their exams or is rejected by the UK University, the student needs to send the university rejection letter, or proof that the exam results don't meet the requirements of the university, and the booking will be cancelled. The student must send the proof documents within 7 days of receiving them to the amber agent. This policy is valid until the 31st August.


No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a students ATAS certificate application is rejected the property will cancel the booking and refund the money to the student. The student must send the ATAS certificate application rejection letter within 7 days of receiving it and the booking will be cancelled. This policy is valid until the 31st August.


NOTE: The cancellation requests along with the proof documents must be sent by the student to the amber agent, from the email address they have registered their account with Property.

Replacement Tenant Accepted

Provided the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, the property will release you from your Tenancy Agreement on the date seven days after the new Tenants Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, they will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged GBP 50 to cover their costs of preparing the Room for the replacement Tenant.

Frequently Asked Questions

Do I have to pay council tax?

As a full-time student you don’t need to pay council tax, but you may need to let your council know. For more information on how to do this in your city, please speak to your reception team. If you leave university during your Tenancy Agreement period you may then need to pay council tax. Please contact them if your student status changes.

Do students have to pay TV licence?

If you watch live or on-demand TV, the Television Licensing Authority requires that you buy a TV Licence.

Can I share a studio room with someone else?

They have a small number of dual occupancy rooms in some of their properties. However, outside of these rooms, they do not allow more than one person to live in their rooms, nor can they accommodated under 16's living in any of their rooms with a parent or guardian.

Can I extend my tenancy?

Yes, if the same room that you are currently in is available they are happy to extend your stay.

Can I choose who I live with?

When you book with them, your room will be allocated at random. If you have a preference on who you'll be living with (for example same sex flatmates or postgraduate flatmates), you can contact them and they will try to meet your preferences, but they can't guarantee this as it is dependent on availability.

Is there parking available at my property and how much does it cost?

Some of there properties have parking available which students can reserve on a first come first serve basis. The cost of the parking space is dependent on the property.

How long can I book my stay for?

They have rooms available for a variety of lengths, from full-year stays, academic year stays, to single semester stays. They also offer short term stays, and stays over the summer to travel or arrive early.

Can I bring an emotional support animal/service animal/pet?

An assistance animal is an animal trained to perform tasks or services for a person with a disability. If you need an assistance animal, they can provide clear guidance on the required evidence from clinical professionals and the steps necessary to obtain the appropriate approval. An emotional support animal provides emotional support or passive comfort that helps alleviate one or more symptoms of a disability. As stated in the Equality Act 2010, emotional support animals aren't officially acknowledged in the same manner as certain types of assistance animals. However, despite the lack of specific statutory provisions for emotional support animals, they are still deemed as reasonable adjustments under the Equality Act. Therefore, each request will be evaluated individually, taking into account its reasonableness. A pet is an animal kept for companionship and domestic purposes. It is not considered an Assistance Animal or an Emotional Support Animal. Residents are not permitted to keep pets within their properties for any reason.

What if I have temporary accessibility needs?

If you’ve recently had an injury (such as a broken bone) or have a condition that will temporarily affect you, let them know as soon as possible so they can make sure all the right safety measures are in place for you.

Can I view the property and room before booking?

Can I have visitors in my room and how long for?

You can move in on or after the start date of your tenancy.

What bedding is suitable for a 3/4 sized bed?

A 3/4 sized bed is larger than a single but slightly smaller than a standard double. It's worth checking online for 3/4 sized bedding specifically as many stockists now offer this. Otherwise, they would recommend opting for bedding that fits a small to standard double bed.

I want to move or upgrade my room. Can I do this?

All their show flats, and the images on their website, are representative of a particular room type unless labelled otherwise – however they are not identical. Your room will have all the same features and fittings, just in a slightly different set up. If you are unhappy with your room, please speak to the reception team. Where there are other rooms available they will offer these as an alternative. Please be aware that these requests may incur a charge.

How do I collect my key?

You can collect your keys from reception when you arrive. Remember, if you have been asked to do so, make sure you have booked a check-in slot. At your allotted time, just come straight to the main reception with your photo ID and the team will have your keys ready and waiting for you.

Can someone else pick my key up for me?

No. For security reasons, they can only give your room key directly to you.

I'm going to be late - do I need to let you know?

If you are running late on your arrival day, don’t worry - they will still be able to check you in. As you will have missed your check-in slot you may have to wait to move in later on in the day though, when they can welcome you to the property safely.

Is there parking provided for checking in?

The parking available at check-in varies from property to property but there is generally limited drop off parking available.

Can my family or friends stay for a few nights after dropping me off?

All customers should follow their property’s rules on having guests. Please speak to your property team if you don’t know what these are.

What do I need to bring with me to check in?

You just need to bring a valid form of photo ID to prove who you are when you arrive. There’s no need to print off your tenancy agreement or booking confirmation. they can accept a valid passport, driving licence or national ID card as proof of ID.

What should I do if I don’t have photo ID?

They can accept a valid passport, driving licence or national ID card as proof of ID. If you don’t have any of these, please bring any proof of ID that you have. Their team will check this and will need to ask a few security questions before they can provide you with your key.

Is there anything I can't bring with me when I move in?

Please leave anything illegal out of your new home. Candles and other hazardous items are not allowed either. Unfortunately you'll need to leave any pets at home too. If you need a guide dog or working dog to assist you, please get in touch to discuss your options. Fridges are another no-no. However, they do make some exceptions, for example if you’ve got a medical reason to have one. You'll need to check this with your property team before you move in.

Are things like pots, pans and cutlery provided in the kitchen?

You’ll need to bring your own pots, pans and other kitchen items.

I have more luggage than I'm able to carry in one trip - what should I do?

Please try to pack consciously and only bring the things you really need with you on check-in day. They want to get you to your new room as quickly and safely as possible. You may need to make multiple trips to bring in luggage and the property team can supply trolleys (if available).

My flatmate didn't help to clean the kitchen. What do I do?

It's a good idea to plan for your check-out in advance of the end of your tenancy, so you can share the cleaning responsibilities. You and your flatmates are equally responsible for leaving the cupboards, fridge, and freezer empty and the kitchen clean. If your flatmates have left without cleaning the kitchen it is your choice whether you do the cleaning yourself. Any charges will apply to all flatmates – yourself included – so they recommend putting in the effort to organise this ahead of everyone leaving.

My flatmate has left food in the freezer. What do I do?

Speak with your flatmates in advance of check-out to make sure all cupboards and the fridge/freezer will be left empty. It’s important to work together so that the activity can be shared equally. If any food or belongings are left in the kitchen, we’ll need to apply a charge for them to be removed, and the charge will be split equally between everyone in the flat including yourself. If you are the last person to check-out of your flat, they recommended that you make the decision on any food left in the cupboards, fridge or freezer – you may want to take it with you, donate it to the foodbank or dispose of it responsibly.

Do I need to clean my room and flat before I check-out?

Yes. You’re responsible for leaving your room clean and empty. You can recycle or donate unwanted items, and all rubbish must be disposed of responsibly. Any items left in your room will be removed, and we’ll need to apply a charge for this. If you’re sharing a flat, it’s a good idea to find out when everyone is leaving so that the cleaning in your kitchen and hallway can be shared equally. Please leave your kitchen / lounge / hallway clean and empty – don’t forget to clean inside the fridge and freezer, and to empty your cupboards to avoid cleaning charges. If there are any items or food left in the kitchen or hallway, then removal charges may apply. All cleaning, damage and removal charges will be split equally between all tenants.

My Blu-Tack won't come off the wall, what can I do?

They ask that any damages are reported to them when you check-out, and a member of staff may be able to give you some advice. Some light marks (like blu-tack) may be acknowledged as wear and tear. They will only charge you if the damage requires them to paint a wall before the next student moves in.

Can you store my luggage for a short time after I check out?

No. Unfortunately we’re not able to store anything in the property after check-out, so you’ll need to take all of your belongings with you.

I left something in my room – can I come and pick it up?

You must leave your room empty. If you left any belongings in your room or kitchen by mistake, please get in touch with them straight away. They will remove the items and put them into safe storage at your property, where they will be kept for 14 days (from the day you checked out). You will need to contact your Property Team and make arrangements with them to collect your belongings. After the 14 days has passed, any uncollected items will be recycled, donated to charity, or disposed of responsibly.

Where can I park to load up the car?

It may be difficult to park directly outside your property, so they recommend researching alternative parking in the area.

I have a damage or cleaning charge to pay following my check out inspection. How can I make the payment?

You can make your payment and check how much is due by logging into My Account. Please pay any charges as soon as possible to avoid receiving a late payment fee.

I forgot to put on the inventory that there was some damage when I moved in. Will I be charged?

They need to be fair and consistent with their approach to damage charges, which is why they encourage you to complete the inventory thoroughly when you first move in. They document any damage on their own room checks so they will have a record of this damage, and can cancel any charges for damage you didn’t cause. Please speak to staff in your Property Team if you need to report damages before you check-out.

An item in the flat was damaged by my flatmate. Will I get charged for it too?

They do charge for damages, however, if the person responsible for causing the damage is willing to take full responsibility, then they will only charge that person. If no one accepts the responsibility for damages in a communal area, then the charge will be split equally between everyone in the flat. It's better to report damages whilst you’re living with them so they can get it fixed, and you can avoid any charges when you leave. If something has been damaged – even if by accident - please report it to a member of your Property Team straight away.

Can I make repairs myself?

No. Your maintenance team will be happy to help with any repairs, so please log your maintenance request through their App.

How do I check-out?

When you’re ready to check out, simply head down to reception and speak to one of our team. They'll help check you out, and collect your keys before you leave.

What happens if nobody is at reception when I check-out?

They have staff at their reception desks between 8am and 8pm ready to help you check out. If you need to check out outside of these hours, pop down to see one of their team in advance and they'll be happy to help.

What keys do I need to return?

You need to return all the keys they gave you on check-in, including any additional ones you purchased during your stay. This includes physical keys, key cards, fobs, post box keys, and additional access to areas like the gym and bike stores. Their properties have different types of keys and access systems, so they’ve listed everything here. If there are any types of key missing when you check-out, we’ll charge you to have them replaced.

I've checked out, but had something delivered to my property by mistake. Can you send this to me?

They cannot forward or store any parcels or letters for you after you check out, and any items that are delivered will be returned to the sender. It is your responsibility to update your address details with the companies you shop with, before you leave. If you do have something due to be delivered by mistake, please contact your Property Team immediately.

What’s the latest time I can check out?

You will need to have left your room & kitchen clean and empty before 10.00am on the last day of your tenancy. You must speak to your Property Team as soon as possible if you anticipate this being a problem.
