    Guarantor Requirement

    A guarantor must be over 18 years of age, resident in the UK, in full time employment and a homeowner. Ideally it should be your parents/guardians but if they live overseas another relative can be considered. Their role is to pay the rental cost if the student is for any reason not able to. As an alternative a Guarantor Company can be used.

    How do i arrange a viewing?

    Can i make a reservation without viewing?

    It is always recommended to view first. If you are not able to view, it is important to ensure the room meets your needs, as once the tenancy agreement is signed it is legally binding. In this case, you would complete the application form, which starts the reservation process. Video viewings may also be available if an in-person viewing is not possible.

    Can a group of us share together?

    Yes. If you enquire as a group, the team will do their best to allocate rooms within the same flat.

    What do i get in my room?

    All rooms include ensuite facilities. Details of room types and standard inclusions are available on the property homepage. In addition to a bed and mattress, wardrobe, desk and bookshelves, a desk chair is provided. Residents must supply their own bedding, towels, wardrobe hangers and waste bin.

    What do i get in the kitchen and lounge area of my shared flat?

    Each flat includes sofas in the lounge area, a coffee table and a wall-mounted TV. The kitchen includes integrated appliances such as two fridge freezers, a dishwasher and two cooking areas, each with an electric oven, hob and extractor. A freestanding microwave is also provided. Bins, mops and buckets, irons and ironing boards are not supplied and must be arranged by residents.

    What is included in the rent?

    Gas, electricity, water charges and a basic internet package are included in the rent. There is no internet connection charge. Personal contents insurance and a TV licence for any TV in a bedroom are not included and must be arranged by the resident.

    What happens to my deposit?

    The deposit is protected in a government-approved deposit scheme, with full details provided in the tenancy agreement. At the end of the tenancy, the deposit can be returned in full provided the room and communal areas are in the same condition as at move-in, allowing for fair wear and tear.

    Can i smoke?

    The accommodation operates a strict no-smoking policy.

    Can i have guests to stay overnight?

    One overnight guest is permitted in a bedroom for a maximum of two nights in any seven-day period. Overnight guests are not allowed to stay in lounge or common areas. Residents are responsible for their guests’ behaviour at all times, and guests may be asked to leave if they breach behaviour, safety or occupancy rules.

    Do i have to keep my bedroom clean?

    Residents are responsible for the day-to-day cleaning of their bedroom and ensuite bathroom, and jointly with flatmates for the lounge, kitchen and corridor areas within the flat.

    Is there a laundry facility available?

    There is an on-site self-service laundry facility operated by a commercial provider. Use of the machines is chargeable.

    Is there any car parking available?

    There is no on-site car parking. On-street parking and public car parks are available around the city.

    Do i have to pay council tax?

    Full-time students are usually eligible for council tax exemption. A council tax exemption certificate must be provided within seven days of moving in.

    Is there on-site security?

    The accommodation is designed for independent living and does not have on-site staff. Security measures include secure key-fob entry to the main entrance and individual flats, key-operated bedroom locks, extensive internal and external CCTV coverage, and comprehensive fire safety systems with regular testing and evacuation drills. An accommodation manager and an out-of-hours emergency team are available by phone.

    What happens if something goes wrong in my room?

    The property is maintained by contracted maintenance providers, with specialist professionals used where required. Residents should email the accommodation manager, who will arrange a repair as quickly as possible.

    Can i bring pets?

    How do i receive my mail?

    Each room has a lockable post box located in the entrance lobby and marked with the room number. Royal Mail delivers directly to these post boxes, and residents are provided with a key.

    There is no reception service for parcel deliveries. If you are not at home to receive a parcel, it is recommended to use a local parcel collection point in the city centre.
