What do i get in the kitchen and lounge area of my shared flat?

Each flat includes sofas in the lounge area, a coffee table and a wall-mounted TV. The kitchen includes integrated appliances such as two fridge freezers, a dishwasher and two cooking areas, each with an electric oven, hob and extractor. A freestanding microwave is also provided. Bins, mops and buckets, irons and ironing boards are not supplied and must be arranged by residents.

What is included in the rent?

Gas, electricity, water charges and a basic internet package are included in the rent. There is no internet connection charge. Personal contents insurance and a TV licence for any TV in a bedroom are not included and must be arranged by the resident.

What happens to my deposit?

The deposit is protected in a government-approved deposit scheme, with full details provided in the tenancy agreement. At the end of the tenancy, the deposit can be returned in full provided the room and communal areas are in the same condition as at move-in, allowing for fair wear and tear.

Can i smoke?

The accommodation operates a strict no-smoking policy.

Can i have guests to stay overnight?

One overnight guest is permitted in a bedroom for a maximum of two nights in any seven-day period. Overnight guests are not allowed to stay in lounge or common areas. Residents are responsible for their guests’ behaviour at all times, and guests may be asked to leave if they breach behaviour, safety or occupancy rules.

Do i have to keep my bedroom clean?

Residents are responsible for the day-to-day cleaning of their bedroom and ensuite bathroom, and jointly with flatmates for the lounge, kitchen and corridor areas within the flat.

Is there a laundry facility available?

There is an on-site self-service laundry facility operated by a commercial provider. Use of the machines is chargeable.

Is there any car parking available?

There is no on-site car parking. On-street parking and public car parks are available around the city.
