Booking Details

Cancellation Policy


In respect of a Block Booking

a. Cancellations in respect of Block Bookings will only be accepted at the sole discretion of property.

b. All payments of License Tariffs due in respect of block bookings will remain payable without refund unless property

    confirm otherwise in writing.


2.1 In respect of individual room bookings

The initial payment of GBP 200 is an Advanced Rent Payment which will be used against rent charges once the period of the License starts

.

a. Up to 10 weeks before commencement of the period of the License:

i. The Agreement can be cancelled by the Occupier giving property written notice of the cancellation.

ii. In these circumstances there will be no transfer of the Agreement fee and the amount paid to property will be returned to the Occupier   in full

 b. Less than 10 weeks before commencement of the period of the License: - 

i. The current Occupier will have no right to terminate the Agreement, unless a Replacement Occupier can be found to take over the   Agreement. 

ii. The current Occupier is obligated to find the Replacement Occupier. 

iii. In circumstances where a Replacement Occupier IS NOT FOUND, the current Occupier will not be released from the current Agreement    and will remain liable for the full contractual Occupation Tariff. 


iv. In circumstances where a Replacement Occupier IS FOUND for the Agreement 

i. the current Occupier will be released from the Agreement with effect from the start date of the new Occupiers Agreement, upon   payment of a 50 transfer of the Agreement fee which will be deducted from monies paid to property. 

ii. the current Occupier will lose any entitlement to discount offered at the time of the booking and any refund due will be calculated on    the basis of liability for the full Occupation Tariff. 

iii. the current Occupier agrees that property may employ the services of an Agent to find a Replacement Occupier. If the Replacement    Occupier is found by an Agent, the current Occupier will be liable for commission due to the Agent and any refund due will be    calculated in the basis of liability for the full Occupation Tarif. 


Cancellation due to special circumstances: 

i. The current Occupier will have the right to terminate the Agreement if their VISA has been declined and the Occupier is denied entry in to the United Kingdom. The Occupier must give property written notice of the cancellation and provide proof of the declined VISA. The written notice must be received no later than 14 days prior to the start of the Agreement. In these circumstances, there will be a 50 transfer of the Agreement fee, which will be deducted from the monies paid to property. The remainder of the payments made to property will be returned to the Occupier and the Occupier will be released from the Agreement. 

ii. The current Occupier will have the right to terminate the Agreement if their University application has been declined and the Occupier is denied studying at the university in the United Kingdom. The Occupier must give property written notice of the cancellation and provide proof of the declined University application. The written notice must be received no later than 14 days prior to the start of the Agreement. In these circumstances, there will be a 50 transfer of the Agreement fee, which will be deducted from the monies paid to property. The remainder of the payments made to property will be returned to the Occupier and the Occupier will be released from the Agreement. 

iii. The current Occupier will have the right to terminate the Agreement if the Occupier is unable to arrive due to travel restrictions imposed by the Government due to the COVID-19 virus. The Occupier must give property written notice of the cancellation, provide proof of not being able to travel due to the COVID-19 virus and also an official letter from the University confirming that the Occupier will not be enrolled as a student at the University for the new academic year. The written notice must be received no later than 14 days prior to the start of the Agreement. Required quarantine/self-isolation due to the COVID-19 is not considered a travel restriction. In these circumstances, there will be a 50 transfer of the Agreement fee, which will be deducted from the monies paid to property. The remainder of the payments made to property will be returned to the Occupier and the Occupier will be released from the Agreement. 

iv. The current Occupier will have the right to defer the start of the Agreement if the start of the new academic year is delayed. In these circumstances, the start of the Agreement will be deferred to the first day of the month in which the new academic year starts. The Occupier must give property written notice to move the start of the Agreement and provide proof of the start of the academic year being delayed. The written notice must be received no later than 28 days prior to the start of the Agreement. Required quarantine/self-isolation due to the COVID-19 is not considered as a reason to defer the start of the new academic year. In these circumstances, the monies paid to property will remain in place and the length of the Agreement will be adjusted accordingly (the end of the Agreement remains the same). During the period of the delayed occupation, the room will be available to be secured by other Occupiers. Should the desired room type become fully booked, an alternative room type will be offered in the first instance. In the circumstances of an alternative option not being available, the Agreement will be terminated by property with full credit being processed.


 c. During the period of the License Agreement: 

i. The current Occupier will have no right to terminate the Agreement, unless a Replacement Occupier can be found to take over the Agreement. 

ii. The current Occupier is obligated to find the Replacement Occupier. 

iii. In circumstances where a Replacement Occupier IS NOT FOUND, the current Occupier will not be released from the current Agreement and will remain liable for the full contractual Occupation Tariff. 


iv. In circumstances where a Replacement Occupier IS FOUND for the Agreement 

i. the current Occupier will be released from the Agreement with effect from the start date of the new Occupiers Agreement, upon payment of a 50 transfer of the Agreement fee which will be deducted from monies paid to property. 

ii. the original Occupier will lose any entitlement to discount offered at the time of the booking and any refund due will be calculated on the basis of liability for the full OccupationTariff. 

iii. the current Occupier agrees that property may employ the services of an Agent to find a Replacement Occupier. If the Replacement Occupier is found by an Agent, the current Occupier will be liable for commission due to the Agent and any refund due will be calculated in the basis of liability for the full Occupation Tariff. 

iv. high value damages will be dealt with as described in the Residential regulations. 


In respect of any storage Tariff paid

a. Applicable where storage is in a bedroom.

b. Only applicable to re-bookers

c. The booking of storage for current students will be subject to all terms under clause

Frequently Asked Questions

How much is the deposit?

They do not require any damage deposit. An advanced rent payment of 200 is required prior the 1st of August in order to secure the room, this amount goes towards the total rent for the academic year. From the 1st of August, please contact the Reservations team directly to find out the accurate advanced rent amount to pay (will vary per room type).

Do you have internet? Is this free? What’s the speed?

Yes, they have complimentary Wi-Fi provided by Glide throughout all of their residences. Their Wi-Fi speed is up to a maximum of 1GB.

What does free cancellation mean?

If you cancel your booking in writing more than 10 weeks prior to the start of your agreement, you can cancel without any penalty and receive a refund of the 200 advance rent payment. Please note that if you cancel your booking with less than 10 weeks until the agreement starts, you would be liable for the agreement unless a replacement student is found.

I receive maintenance loan from student finance, can I pay when I receive my loan?

They  have a payment plan which is tailored to students who receive a maintenance loan from Student Finance, however they still require rent to be payable in advance.

Can I choose my room?

They  can make a note of any preferences you have, however please keep in mind that preferences are subject to availability when you book and are on a first come, first served basis.

Do you have car parking on-site?

Unfortunately, they do not have on-site parking

Is housekeeping service free? How often is the service?

Housekeeping service is complimentary for all residents. This takes place on a fortnightly basis.

Do you have spa facilities and is it free?

Yes, spa facilities are located on site and are complimentary to use for all residents.

Is there a washing machine in the room?

Although the rooms do not have washing machines, they have a laundry room on site (charges apply).

What’s included in the kitchen and bedding pack?

They  provide a fully equipped kitchen and bedding essential, such as bathroom towels, bed sheets, duvet and pillows. For a detailed list please contact Reservations team.

Do you allow pets?

Unfortunately, pets are not permitted within their residences.

Can I have visitors stay over?

Guests can have 1 guest stay overnight for a maximum of 14 nights in a month. Please note the visitor must be over 18 years old and must always stay with the guest. They need to use the logbook at reception, so they know whos in/out the building.

Do you offer support to international students who need to quarantine?

They  can assist guests during isolation when they arrive. For example, when they order food/groceries online they can get them delivered to Study Inn and the on-site team is responsible to bring these to their door.

Can we still use communal areas during covid?

They will keep following the government advice closely to ensure the safety of their guests. They will inform all their guests if there are any changes to their procedures, but currently most of communal areas can be used under a booking slot system.

Will I still get housekeeping during the pandemic?

Yes, They  are still offering housekeeping and all staff must be wearing the required PPE.

What if there is another lockdown?

Looking back at previous lockdowns, Study Inn has remained operating throughout allowing students to continue staying with us.

Can only students stay with us?

Of course not - all are welcome! While they mostly host students with typically larger budgets they also have many working professionals seeking luxury apartments for their extended stays in London.

What is the minimum contract period?

They offer flexible contracts that are catered to student term times, and  their  minimum contract length is currently 3 months.

Do I need a UK guarantor?

Do not require UK guarantors. they appreciate that many of  their  students may not be from the UK, so offer monthly or termly payments for all students.
