1. Instalments in 4 : If you know someone who is a homeowner and is willing to be your guarantor, you can pay your rent in 4 easy instalments. If you are on a 4 instalment plan, your payment dates for 26/27 bookings will be 24th July 2026, 24th October 2026, 24th January 2027, and 24th April 2027.
2. Instalments in 2 : If you do not have guarantor property management will split your payments into 2. For a 2-installment plan, your payment dates are 24th July 2026 and 24th October 2026. This is open to all residents but is a popular choice with EU or International students.
3. Instalments in full : If you would like to pay your rent in one amount when you book, that is not a problem.

For 25-26 AY & 26-27 AY:-
1. The property requires a valid UK based guarantor if you wish to pay your rent in instalments.
2. If you don't have a guarantor, there is an option to use a company called Housing Hand.
Please Note:
(i) To be a Guarantor you need to own a home (either on your own or with other people) in England (including the Isle of Wight or Isle of Man), Wales, or the Channel Islands. You can have a mortgage on the property and act as a Guarantor.
(ii) If you rent a house, or own a house in Scotland or Northern Ireland, you're not eligible to be a guarantor with the property management.
For 25-26 AY & 26-27 AY:-
For electricity, you can either go exclusive where you are billed monthly, or for a package which is £15 extra per week and includes a set number of units.
For 25-26 AY & 26-27 AY:-
1. Cancellation requests must be received in writing to the relevant site inbox, within 7 days of booking
2. After this 7-day time frame, or in the instance that the tenant has accepted their contract, there is no further ‘cooling off period’, and the refundable holding fee paid upon booking will be retained.
3. The holding fee will also be retained in the instance that a tenant’s booking is cancelled by property management. They can cancel a tenant’s booking in the instance that they do not provide the necessary information for their booking within the required timeframes; or do not make the required payments as outlined in their tenancy agreement. This will always be after the initial cooling off period.
4. If a tenant has accepted their tenancy agreement, all rent payments will remain their legal responsibility, until a new tenant is found for their room, and they have returned all relevant documentation. The guarantor for the booking (if applicable) will also remain liable under these terms.
5. If a tenant has accepted their contract and chooses to cancel their room after 24th April, a £400 early termination fee will apply, in addition to the holding fee being retained. If the tenant has paid their damage deposit, property team will retain some or all of this payment to cover the cancellation costs.

The Terms and Conditions (T&Cs) set out the agreement between you and Code Leicester. It is a legal way to ensure both sides know what agreement is being entered into when a booking is made.
This is a binding contract, so we ask you to accept (tick a box) to confirm you have read and accepted the T&Cs before paying any money. You will not be able to proceed until you have ticked the box.
You can reserve your room by paying one week's rent (refundable holding deposit) online, on the phone or in the office. The deposit is deducted from your first rent instalment.
They will then prepare a tenancy agreement for you to sign detailing the instalment dates.

Booking after 25 April? You will need to pay your £400 Refundable Tenancy Deposit following your booking. The team will contact you to make this payment asap.
You may already know which block you want to stay in at Code Leicester and which floor you want to be on. Whilst they cannot guarantee a certain location, they can try our best to accommodate your request.

If you want to live next door to a specific person, please Code Leicester team know as soon as possible. If you book a room at Code Leicester for September 2024 (and have a payment option with a guarantor) you can use the gym for free now before you move in!
That's up to 9 free months of gym membership!
All you need to do is complete your booking and then call into the Accommodation Office. The helpful staff will give you a fob which you can use to gain access to the entrance and gym.
T&Cs
1) You must have booked a room for 2024/25 and paid your holding deposit to qualify.
2) Only students who have a Guarantor are eligible for this offer.
3) Your booking must be complete i.e. your one week’s holding deposit has been paid and paperwork, including the Guarantor Agreement, has been completed.
4) If you cancel your booking, you will be asked to return your fob to the CODE office, either in person or by recorded post.
5) If you lose your fob, you must notify us immediately. Lost fobs will be charged at our standard rate of £20.
6) By receiving your fob, you agree to use the gym respectfully and take full responsibility for any damages that may occur due to misuse. The accommodation will be reimbursed the total cost of repairing any damages caused by misuse.
Code Leicester sometimes have a few studios available where you can move in immediately - and stay until the end of the current academic year.

If you booked your room and you were to change your mind, you would be entitled to a refund of your holding deposit within 7 days of booking and as long as you have not signed your tenancy agreement.

Best practice in day to day management is supported and recognised;
Your contract is clearly written, stating what you are paying for and how much your rent is, with reasonable terms and no hidden costs;
Your accommodation is fully prepared for you when you arrive to take up residence;
Your accommodation meets with a set of nationally recognised standards in respect of service provision, furniture and fittings;
All repairs and maintenance are carried out within agreed timescales
Your building will meet with required health and safety standards
If a deposit is charged, it will be lodged at an appropriate Deposit Scheme and it will be returned to you promptly at the end of the year or you will be given a clear explanation of why a deduction has been made;
You will be given information to explain what management routines are followed in the buildings;
A set and accountable procedure for dealing with any disputes or complaints will be in operation.

The longer one helps if you want to stay over the summer. Because our accommodation is so affordable, your total cost can still work out cheaper than living elsewhere with a shorter contract.
However, we may also have some "late availability" rooms where you can move in immediately. These often have shorter contract lengths.
Yes, they offer accommodation for students from other universities who are on placement. The student accommodation is open to all students, regardless of the university they attend. Here at management, we believe in providing a comfortable, safe, and supportive living environment that caters to the needs of all our students.
Depending on the length of your placement, you can rebook the same room year on year. They offers 2 contract lengths; 48-week contracts and 51-week contracts.
The longer one helps if you want to stay over the summer. Because the accommodation is so affordable, your total cost can still work out cheaper than living elsewhere with a shorter contract.
Yes, you can renew your contract every year for the same room for up to three years. With up to 4 weeks free rent if you are on a 48 week contract.
If you book the same room, there is no need to move out over the Summer or move your belongings.
However, if you book a different room the following year, you would need to move out for the summer and return to the new room.

The rooms are very popular and sell out fast. If the room you are interested in is sold out, you can sometimes make a ‘waitlist booking’.
When waitlist bookings are live they will show in the dropdown menu of the room booking page. If you do not see a waitlist booking option, this means it is not currently available.
Using the waitlist system means you get a priority booking – securing a room before it’s re-released on our website.
When you make a waitlist booking, we will take all your personal information and your credit/debit card details, but your card will not be charged until a room becomes available. However, the holding deposit (equivalent to one week's rent) will be marked as a “pending” payment by your bank or credit card provider, meaning you cannot use it for other payments.
A waitlist booking is processed automatically, so is helpful if you really don’t want to miss out on a room but can’t keep checking our website for availability. We will then contact you to make other payments, and you can decide how to pay these.
If within 30 days there is no room available, your waitlist booking will be automatically cancelled.
Please note: There is no guarantee a room will become available, but if it does, you will receive an email confirming your booking and information on next steps. They also recommend you only make one waitlist booking, choosing your most preferred room type.
Waitlist bookings should not be used by students who already have a booking with CODE. If you do want to change your room type, please contact us for options.
The website advertises the “live availability” of rooms. If a room is available, you can book it immediately.
But to help, they also offer waitlist bookings on a limited number of sold-out rooms. These only appear when a room is sold out. So if you don't see this option, it's because they still have rooms available.
A waitlist booking is great if you don’t want to keep checking the website but it is not a guaranteed, completed, or confirmed booking. Someone would need to decide to cancel their room first for a waitlist booking to become available.
Because they do not know when or if this will happen, we leave it up to you on whether to make a “live” (guaranteed) booking or waitlist one. It’s important to remember, they also allocate students into waitlist rooms based on your position on the waitlist and a waitlist booking expires after 30 days.
So if you are low on a waitlist booking – or a room doesn’t become available – you could end up with no room at all. They ask everyone to consider whether they want to book a “live” room or make a waitlist booking and take the chance another option pay become available.
If you have booked a room, but you haven't signed your tenancy agreement yet, they may be able to look at changing your room type for you. If you wished to do so, you need to contact the office who will look into it for you.
If you have already signed your tenancy agreement, you would need go through the process of cancelling your booking and following the cancellation procedure. Please refer to the next FAQ for more information on cancelling your booking.
How much they can help will depend on the timing and the circumstances of your cancellation.
If you have made a booking you will have accepted the Terms and Conditions which outlines the cancellation policy.
You will need to email us within 7 days from the date of your booking if you wish to cancel. Once 7 days have passed or you have accepted your online Tenancy Agreement, there is no further ‘cooling off period’. Please read the T&Cs for full details.
If you have signed your Tenancy Agreement (view a draft Tenancy Agreement) you will be charged an Early Termination Fee. The exact amount will depend on when you are cancelling.
You need to get in touch and tell us straight away if you wish to cancel.

If it is your first year at University and you want to enjoy studio accommodation with your own bathroom and kitchen, then the accommodation are definitely for you.
Plus with the free gym, communal areas, and a host of free social and fitness events, there are plenty of chances to meet new people and new friends.
The Fresher's Promise means that all money you have paid for your contract will be fully refundable if you do not meet the conditions of your University Offer (for example you do not get the grades needed) and you no longer have a place*.
This applies if you are starting a new course - including undergraduate degrees (including Top-up degrees) and Postgraduate/Masters degrees. It does not count towards a continuing course (for example going from year 2 to year 3).
All we ask is that you email the relevant communication from UCAS and/or your University before Friday 23rd August 2024. The evidence you provide must clearly show the date you accepted the offer and the date and details of the rejection.
*Please note:
You must already have a confirmed offer from your university (and have accepted this offer as your first choice, sometimes referred to as your "Firm" choice) when you book for the Fresher's Promise to apply.
If your place has been withdrawn as a result of any breach of the university’s Code of Conduct regarding behaviour – or as a result of a potential or actual breach of the conditions contained within the tenancy agreement – this offer will not apply.
We can see if it's possible for you to be able to check in early, but this is not something we can guarantee as it depends on whether the current tenant has left and all cleaning/decorating has been completed.

We have a dedicated onsite maintenance department who you can contact directly during your time at accommodation to efficiently resolve any problems that you may have.
They will endeavour to address problems at no extra cost to yourself.
We have plenty of secure Bike storage within both of our gated complexes. For you own peace of mind, provided your Bike is secured with a D Lock inside the secure Bike store, then it is also covered by your free insurance for theft.
We know you are not always here for parcel deliveries so we are happy to accept parcels on your behalf so you never have to worry.
You will receive an email when your parcels are available for collection. But please try and collect your parcel in 14 days.
If you cannot collect your parcel due to Covid-restrictions or not being at uni, we will keep your parcel for you. There is no need to contact us.
The management Beat Office is an initiative with the local Police Station to make sure students feel comfortable in the community and get to know the Police well.
It's a great way for the students to find out advice and help with crime prevention in the area.
The Beat Office also presents a real deterrent to anybody considering entering the site uninvited.

Here's some great reasons for getting on your Bike.
Leicester has a very cycle friendly city centre as well as easy, quiet cycle routes between the two university campuses.
You can cycle from CODE into the city centre entirely on protected cycle paths, no need to cycle with other traffic. Plus there is at least 10 miles of traffic-free cycle routes along the river and canal taking you right through the city, through the many parks and out to the countryside.
Cycling is the easiest and fastest way to get around, and is cheaper than the bus, taxi or car. Cycling in Leicester is practical for popping to and from either uni, for food shopping, going out to the pub, or out for ride to relax and keep fit!
You can easily plan your route using the free paper cycle maps (available at accommodation and the Tourist Info Centre), or online using www.choosehowyoumove.co.uk (for really local, up-to-date travel advice) or just use googlemaps.
There are three bike shops within half a mile of accommodation, where you can buy bikes, locks, parts and get your bike fixed and maintained.
There are very cheap, indoor, secure bike parks both in the Town Hall Square and at the train station where you can leave your bike and not worry about security, as well as many secure bike racks to lock to around the city centre and universities.
There are loads of free led bike rides around the city and out to the countryside, for all levels of confidence, many start from Bede Park, right next to accommodation.
Finally - it's cheap, easy, fun, environmentally friendly and surprisingly efficient - did you know that you can cycle 9 miles using the calories of just one apple?!

There's both a heat & smoke detector fitted in every room for your safety.
The communal corridors are equipped smoke detectors.
All door entry is key fobbed and all communal spaces have CCTV.
The on-site staff are available at reception or patrolling the building 24 hours a day. Their job is to protect you and the building at all times.

If you discover a fire, call 999 immediately and ask for the Fire Service.
If a fire is detected, the fire alarm will activate. On hearing the alarm you must follow the instructions on the rear of your door. Do not run or stop to collect your belongings.

As we are in close proximity to the universities, which are only a short walk away there is no parking on site.
With the Universities and the City Centre so close by and excellent shops nearby we do not recommend bringing a vehicle at all but do suggest that you use a Bike as we have a secure Bike store and your Bike will be insured for Free.
For move in and move out we do offer managed parking arrangements for these periods only and details are communicated to you nearer the time.
