Booking Details

Cancellation Policy 

1. Before 1 August 


1.1. You can cancel your booking by writing or sending an e-mail to the property team at any time within the 3 days after you complete your booking, this is your decision-making period .You wil lnot be charged, and we will return your Advance Rental Payment to you.


1.2. After your 3 day decision-making period has expired,you are bound by the agreement you have signed and remain liable for all rent payment unless a replacement tenant is found, and they enter in to a new tenancy agreement. You will be released from the date that the replacement tenant's tenancy agreement starts,and you will be charged 50.00 from your Advance Rental Payment. 


1.3. If you are still within your decision-making period but you have already collected your keys, you are liable for all rent payments due under your tenancy agreement, unless a replacement tenant is found, and they enter in to a new tenancy agreement.You will be released from the date that here placement tenant's tenancy agreement starts, and you will be charged 50.00 from your Advance Rental Payment. 


2. On/Or After 1 August

3. 1st year students not obtaining their required grades for University 


3.1. Prospective first year undergraduate students not achieving the grades required to secure their place at their preferred University/Higher Education Institution, resulting in their place being withdrawn, may be eligible to be released from their tenancy agreement. You must contact your property team and provide a written rejection letter from your chosen university/college or UCAS within 3 calendar days from the date results were published. When released from your tenancy agreement, your Advance Rental Payment will be refunded to you in full. Houses 


4. You are bound by the agreement you have signed and remain liable for all rent payment unless a replacement tenant is found, and they enter in to a new tenancy agreement. You will be released from the date that the replacement tenant's tenancy agreement starts,and you will be charged 50.00.

All Rent, Deposit or Advance Rent payments will be payable by bank transfer.

How do I apply for a home through Upperton Road ?

You can use our online application form to secure your booking with us. You will need to be over 18 and have a UK based guarantor or alternatively pay the rent in two installments instead of four.


What is a Guarantor?

A guarantor is a family member that lives and works full time , they will need to have their own email address and will sign a contract to agree to pay the rent if you dont.


What do I have to pay to reserve a room?

If you are staying in one of our halls of residence, there is no deposit to pay. However, you will be required to pay a one-off advance rent payment.


Who will manage and maintain the property after I have moved in?

Once you have moved in, They will be your main point of contact for everything to do with your contract and rent payments. With regard to maintenance of the buildings they will take care of everything from your post, to security and cleaning. 


Who will pay for the gas, water, electric and other utilities?

If you are living in one of our halls of residence then all your bills are taken care of by Sulets this includes broadband and wi-fi.

Please note, it is the tenants responsibility to arrange their own TV license so make sure you get this in place for when you move in


Can I change my mind having already signed up?

It is worth noting that when you sign up for accommodation with them you will be signing and agreeing to the terms and conditions of a legal contract.

The only way to get out of a contract is to find a suitable person who would be happy to take over the responsibility of the contract and the property. This can take time and isnt always easy so we would highly recommend that you make absolutely sure you are 100% happy to proceed before you commit and sign. There is also a 50 administration charge to consider if you did want to go through this process.

What do I have to pay to reserve a room?

We do not charge administration or agency fees. Most of our houses have a standard 250 Deposit per person which you will need to pay at the time of signing the contact to secure the property. Your deposit is refundable at the end of your tenancy providing there is no damage to the property and no rent is outstanding. 


Who will manage and maintain the property after I have moved in?

The majority of houses are managed by them, so we they collect your rent and deal with any queries or repairs needed to the property.

If they have let a Landlord Managed house then you will liaise directly with the landlord.
