How do I re-book my room for next year?
They will email you before they advertise their properties, to give you first chance to book your current room. You will need to reply and tell us you want to stay, then they will send you a tenancy agreement to sign. There is a deadline to do this. If you do not reply to us by 1 November, they will advertise the room. Once the rooms are advertised, you can log in and rebook at any time, but you may not be able to keep the same room if someone else has booked it before you.
What is a Guarantor?
Your guarantor is a person who agrees to pay your rent if you are unable to. Property management will only contact your guarantor if there is a delay in payment. Your guarantor should be over 18 years of age. They should be in full time employment and a homeowner and/or renting accommodation. They will be asked to submit a form to prove they are eligible. Student Roost welcomes international guarantors.
What do I have to pay to reserve a room?
There is a £250 deposit to reserve a room at Brookland Road only, no deposit is required at all other buildings. The agreement you sign to accept the tenancy is legally binding, so once you have signed it, you are liable for the rent.
Who will manage and maintain the property after I have moved in?
Once you have moved in, they will be your main point of contact for everything to do with your rent payments. For everything else (repairs, post, security etc), the Student Roost staff on your site will be able to help, as they own and manage the building.
Who will pay for the gas, water, electric and other utilities?
All your utility bills are covered by your rent in their halls. This includes heating, lighting, water and internet. If you want to watch live TV, you will need to purchase a TV licence. To make sure you have this in place when you move in click here.
Will my belongings be covered by the Landlord’s insurance?
A basic contents insurance package is in place in their halls. This is provided by Endsleigh Insurance. Visit confirm your cover to see:

Is dual occupancy available?
Dual occupancy is available at selected room types in Student Roost buildings. This is charged at an extra £50pw. Please give us a call or use their live chat to find out if the room you want to book allows for dual occupancy.
Can I change my mind having already signed up?
It is worth noting that when you sign up for accommodation with them you will signing and agreeing to the terms and conditions of a legal contract. After you accept a tenancy for this property management, there is a 7 day cooling off period if you change your mind. If you accept a tenancy on or after 1 August 2024, the cooling off period is reduced to 24 hours. They would need to arrange a Tenancy Takeover with a suitable person to replace you in the property. Whilst this is your responsibility, they are happy to help and will mention to people who enquire about accommodation through any rooms where a Takeover has been requested. However, this can take time and isn’t always easy so they would highly recommend that you make absolutely sure you are 100% happy to proceed before you commit and sign. There is also a £50 administration charge to consider if you did want to go through this process.
