Bentley House is a student accommodation in Birmingham that puts you in the centre of everything you could need. Aston University campus is just over the road, Birmingham City University (BCU) is a 16-minute walk, and University College Birmingham is a 20-minute walk. Universities such as BCU and BIMM are walkable and roughly takes minutes to get to them. So never miss out on lectures and travelling is cut down significantly. But then thinking of checking out the city centre, don't worry as you can take a bus which stops right in front of the accommodation property to take you anywhere you want within the city at affordable rates. 


Take a break from your studies and relax with friends in the rooftop garden with panoramic views of Birmingham city centre with our incredible rooftop Amphitheatre!. Along with this, we have several recreational amenities such as state-of-the-art gym facilities, an open-top roof that overlooks the entire city of Birmingham. Talking about the rooms, then they are quite spacious and are at really affordable rates. They are integrated with a kitchen and bathroom and have their balcony as well! 


Other than this, there are vending machines that give out snacks in case you want to fill your stomach in the middle of the night. Booking Details

CANCELLATION POLICY:-


Unless the context otherwise requires, words and expressions defined in your Assured Shorthold Tenancy Agreement shall have the same meanings in this Cancellation Policy.


Bookings made prior to 1 June 2021

If you sign your Tenancy Agreement prior to 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 1 June 2021. Once we receive such a notice, they will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of GBP 250.00, together with any other payments of Rent you may have made.


Bookings made on or after 1 June 2021

If you sign your Tenancy Agreement on or after 1 June 2021 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the Cooling-Off Period). Once they  receive such a notice, they will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of GBP 250.00, together with any other payments of Rent you may have made.


Bookings made for Semester 2 or 3 starting after the 1st January 2022

If you sign a Tenancy Agreement for a semester 2 or 3 beginning after the 1st January 2022, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 15 November 2021 or 8 weeks before the start of your agreement which ever is the shortest. Once they  receive such a notice, they  will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of GBP 250.00, together with any other payments of Rent you may have made.


If you have not collected your key you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the Cooling-Off Period). During the cancellation period you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, Once they receive such a notice, they will confirm receipt, cancel your Tenancy and will refund your Advance Rent Payment of GBP 250.00, together with any other payments of Rent you may have made.


Cancelling outside the Cooling-Off Period

Outside the Cooling-Off Period, you may request to cancel your Tenancy, by notice in writing or by e-mail to the Residence Manager at the Property. However, you will remain liable for the Rent payable under the Tenancy Agreement until a suitable replacement tenant has been found.


Cancelling as you do not receive your visa

If you are not successful in being awarded a visa to travel and study, then they can help. Firstly, they may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or they do not have accommodation available in your new city/town of study, they will release you from your Tenancy Agreement provided the following criteria are met:


You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and

You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office.

One less worry if you dont receive your grades

This is applicable to prospective first-year undergraduate students only


If you are not successful in obtaining your place at your chosen University, then dont worry, they can help. Firstly, they may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or they do not have accommodation available in your new city/town of study, they will release you from your Tenancy Agreement provided the following criteria are met:


You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, before 25 August 2021; and 

You provide the Residence Manager with a copy of your rejection letter from the University or UCAS.

Once they have your request, they will confirm receipt and refund your Advance Rent Payment of GBP 250.00, together with any other rent payments you may have made.

Frequently Asked Questions

Can I move in before my contract starts?

In many cases, we can allow people to move in early at a daily rate, but you will need to contact the residence team to check.

Where can I smoke?

Outside. Our buildings are non-smoking and incidents of smoking indoors will be dealt with strictly.

Can I personalise my room?

As long as you are able to return it to its original state on check-out or you will be recharged for any damages.

How long does a viewing take?

Usually between 15 and 30 minutes. However, the team are happy to spend as much time as is needed assisting you with your booking.

Can I keep a fridge in my room?

Additional fridges are only allowed in your room if they are for the purpose of storing prescribed medication.

Can I bring a pet?

We love fluffy animals but we do not allow tenants to bring pets into the building. Youll have to make do with a teddy bear.

Can I sub-let my room for the summer?

We do not allow students to sublet their rooms throughout their contract with us.

Can I live with my friends?

Yes of course! Depending on availability, you can book a shared flat online with your friends.

Are there spare rooms for visitors to stay in?

No, unfortunately, our residences are filled to the brim with fun-loving students every year.
