Cancelling within the Initial Cancellation Period (‘Cooling Off Period’)
You can cancel your tenancy agreement for up to 7 calendar days after the date of the booking, which is known as the Initial Cancellation Period, or ‘Cooling Off Period’.
Providing your booking is cancelled within this Initial Cancellation Period, we will refund your full security deposit.
Please note, refunding the deposit after cancelling the booking may take a number of weeks depending on where it is up to in the process of securing it with the tenancy deposit scheme, and we cannot influence the speed of this refund.

While we will always do what we can to assist, it is not the obligation of Property management or the landlord to find a replacement tenant to take over the tenancy.
If a suitable tenant is found and the room is re-let, we will refund the security deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract. 1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.
2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, you will be released from your tenancy agreement, and the property will refund your deposit.
Note: There is a £50 variation of contract fee which the property team will recover by retaining part or all of your deposit.

Be aware that if you put things in the wrong bin, it will contaminate the whole waste load which means that they cannot send that waste to be recycled. So, please take an extra couple of seconds to put things in the correct bin so they can help divert as much waste from going to landfill as possible.
