Cancellations

They are excited to welcome you into Residence in September, however if this year has taught us anything, best laid plans can be thrown up in the air, with no telling when we can expect them to come back down to the ground! With that in mind, we have made cancellation policies flexible with the hope that it should give you peace of mind when you book with us. 


If you cancel before 30th June 2021


Any advance rent payments made will be refunded, once we have confirmed the cancellation of the booking. This offer may be removed or amended at any time.

Cancellations must be made before 23:59 on Wednesday 30th June 2021.


If you cancel between 30th June and 31st July 2021


You will have a 72 hour cooling off period if your circumstances change and you are unable to proceed with your booking. 

To cancel your booking please email us within 72 hours of signing your Tenancy Agreement. You will then be refunded your advance rent payment.


If you cancel after 1st August 2021 


From the 1st August the cooling off period is reduced to 24 hours. 

Once the cooling off period has expired, you can cancel your booking if:


You do not have a visa to enter the UK


You have not acquired the grades to be offered a place at the chosen university


You have failed to achieve the grades to continue your study at university


In these circumstances, you can cancel your booking prior to the tenancy start date by providing evidence (UCAS notification/ Visa refusal documentation) via email within 72 hours of being notified. 


Cancellations during your tenancy


Whilst we are unable to cancel your tenancy once it has begun you do have the option to find a suitable replacement tenant. There is no obligation on their part to find you a replacement tenant. You can advertise your accommodation or undertake your own search for a replacement tenant. If you find a replacement tenant they will need to complete the same booking process and will also need a guarantor.


Before we will accept a new tenant your account and all obligations need to be up to date and any rent due up to the changeover will need to be paid.


Once the new person has signed the tenancy agreement and made the first rent payment they will take responsibility for future rent payments and all other obligations as stated in the tenancy agreement.


Covid Travel Policy


If travel restrictions related to Covid-19 prevent you from travelling to the UK or Ireland for the start of the 2021/22 academic year, and therefore unable to take up your study place at University, you may cancel your accommodation without penalty. Written evidence from the University must be sent by email no later than 10th September 2021 confirming that you are no longer registered as a student with the institution. If you wish to delay your arrival until travel restrictions are lifted, we will amend your Tenancy Start Date in line with your new arrival date. Requests must be made by email. We will apply a credit to your account for the period between your original Tenancy Start Date and your new one.

Frequently Asked Questions

Can I live here?

You must be a full-time student to live with us. You can book with us whether you have a conditional or unconditional offer. However, please be aware of our cancellation policy, prior to booking, should your place at university not yet be confirmed.

Do you allow double/dual occupancy?

Yes. Whilst all our studios can be offered on a double/dual occupancy basis our Edition IV studios are best suited as not only are these our largest studios, they have also been kitted out with quadruple wardrobes, an extra bedside table, chair and desk. There is an additional weekly charge of 10 per week for dual occupancy.

Is cleaning included?

You will receive your Studio Apartment in pristine condition. It will be up to you to keep it clean and tidy throughout your stay. The communal areas will be cleaned weekly by professional cleaners.

Do I have a TV in my Studio?

Yes, all Studios will have either a 32" or 40" TV depending on the Edition you choose. You will need to purchase a TV licence and aerial to watch live TV. 

Can I smoke?

Volumes Residences are smoke-free and this includes all types of e-cigarettes.

Are pets allowed?

Unfortunately, no pets of any kind are permitted in our Residences, except registered assistance dogs.

How do I log a maintenance issue?

If you do experience any maintenance issues during your stay, simply log it on your maintenance portal (full information can be found in your Welcome Guide). The team will update you on the progress of the job and book a time with you for accessing your apartment. Viewing

Can I view?

Our Residences are currently under construction. Whilst this means you will be moving to all new accommodation, we unfortunately cannot do any viewings at this time. We have worked closely with the interior designers to ensure that the look and feel is reflected in the images. We also have floorplans for each and every studio. Booking

How do I book?

Once you have chosen one of our Luxury Studio Apartments, simply click on "BOOK" to complete our booking process.

What documents will I need to book?

You will need Photo ID to prove your Identity. This could be your Driving licence or Passport photo page. You will also need proof of your student status. This could be your Student ID or University acceptance letter/email.

Do I pay a booking fee?

Yes it's just 99.00 and it will be deducted from your rent instalment.

What contract lengths are available?

We offer a 44 week contract which covers the period 11 September 2021 to 16 July 2022 and a 51 week contract which covers the period 11 September 2021 to 3 September 2022.

What is a guarantor and will I need one?

A rent guarantor is someone, an individual or an institution, that agrees to pay the rent on behalf of a tenant who defaults on their rental payments. For most students this would be a family member or guardian. You will need a guarantor but there are a few options available:
  1. A UK based guarantor who owns a home and has proof of annual earnings of at least 3x the annual rent amount. For example if your annual rent is 8,000 your guaranotr's annual earnings must be at least 24,000 before tax.
  2. If rent is paid fully in advance, you will still need a guarantor (they don't have to be UK based) just in case there are any charges throughout your tenancy. They cannot be a student and should have a regular income.
  3. Your Guarantor provide a service and can act as your guarantor for a fee.

What safety and security does Volume provide?

Our Residences have 24 hour CCTV and secure entry systems. Our team are available 24/7.

Are there Laundry facilities?

We have laundry rooms in all of our Volume.Property Properties. Youll have 24-hour access to washers and dryers.

Will I have internet in my Studio/ is there Wifi?

Yes. Fast and reliable broadband throughout our Residences for streaming, gaming, work and play - with speeds of up to 1 Gigabit, 24/7 multi-language support and a home-from-home experience!

Is there a gym?

Bridge Street Studios has a gym onsite which can be accessed free of charge 24/7, so you are welcome to work out whenever you feel like it. Upon Check-In, we do require that you complete a gym induction to ensure you are competent using all of the equipment.

Is there parking?

At Bridge Street Studios, there is on-street parking on Bridge Street West for free. At Volume Works, you have to pay for parking either daily or you can apply for an annual residents permit 

Can I cancel?

Yes, under certain circumstances you can cancel. Please check out our current cancellation policy

Do I pay a deposit?

No. You just pay a 99.00 booking fee which will be deducted from your rent.
