Cancellation Policies

Cooling Off Period

Unless you have booked a Clearing Room (see special cancellation terms for Clearing Rooms below) you can cancel free of charge if you are within your cooling off period; your cooling off period is 5 days from the date of booking, for bookings made until 27th May 2025, and 48 hours for bookings made on or after 27th May 2025. Please note - Clearing Room Cancellation Policy: - There is no cooling-off period for the Clearing Rooms.

No Visa No Pay

If you are declined a Visa to study in the UK, by UK Visas and Immigration, you may cancel and obtain a full refund if notice is provided to the property before 16th August 2025, unless: 1. You did not complete all necessary steps required by UKVI to complete your visa application 2. Your university was unable to issue you with a CAS Number to obtain your visa owing to you not completing all necessary steps to complete your application to study. Please note : - 1. You must supply suitable proo

No Place No Pay

If you are declined a place to study at a university located in the same city as your accommodation, you may cancel and obtain a full refund, unless: 1. You are declined a place for any reason other than not meeting the academic requirements to obtain a place (including, but not limited to, academic or other misconduct, financial reasons, or withdrawing from your application or course) 2. You did not complete all necessary steps required by your university to complete your application in time.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

1. You need to pay first 2 week's rent at the time of booking. 2. This will be offset against your first payment of rent and therefore is non-refundable.

Pay In Instalment

For 25-26 AY: - 1. Payment in full: Due on 1st August 2025 2. Payment in 2 installments: Due on 1st August 2025 and 19th January 20263. Payment in 4 installments: Due on 1st August 2025, 2nd October 2025, 19th January 2026, and 15th April 2026. Please note: 1. As the contract start date approaches, the property management have made a key update regarding the first instalment. Students are now required to make their first instalment payment within 72 hours of making a booking. 2. An additional surcharge will need to be paid if you choose to pay the rent in installments. For 24-25 AY: - 1. Payment in full. This will be due on 1st August 2024 2. Payment in 2 installments due on 1st August 2024 & on 1st February 2025. 3. Payment in 4 installments due on 1st August 2024, 2nd October 2024, 19th January 2025, & on 15th April 2025. Please note: - 1. For 44-week tenancies, a 10% surcharge will apply if you choose the installment plan option. 2. For 51-week tenancies, a surcharge based on the room type will apply if you choose the installment plan option.

Guarantor Requirement

A guarantor is not required to book a room with the property.

Additional Fees

Dual Occupancy is allowed with a 20% premium on top of the room’s weekly price.

Can I book a viewing?

Yes, secure bike storage is available at no additional cost. Bikes are also available on-site for residents to use.

Are printing facilities available?

Yes, there are on-site printing facilities. Students receive setup instructions by email, after which they can add credit and begin printing.

What kitchen appliances are included?

Studios and shared spaces include main appliances such as a fridge, microwave, oven and hob.

What items are not allowed in the building?

For safety reasons, the following items cannot be brought into the accommodation: Heaters, washing machines, fridges, dishwashers, sun beds, dryers, washer/dryer units, microwaves, cookers, slow cookers, smoke machines, ice machines, humidifiers, electric blankets, DJ decks/speakers, massage chairs/heated seats, air-conditioning units, treadmills or electric fitness machines, weapons, highly flammable materials (e.g., petrol, paraffin), candles, heated clothes airers, and rechargeable e-scooters or batteries.

Is there a laundry room?

Yes, there is an on-site laundry room that residents can access using their online credit account.

What do I need to bring when I move in?

While rooms include all major furniture and appliances, students should bring kitchen utensils, kettle, toaster, bedding, pillows, towels, and personal items. Bedding and kitchen packages may be available to preorder for delivery before arrival.

Is contents insurance included?

Yes, free contents insurance is available through the provider’s insurance partner. Residents receive confirmation upon moving in.

Is car parking available?

There is no on-site car park, but the central location offers excellent access to public transport and nearby universities.

What size is the bed?

Studios include a standard double bed, with some room types offering a king-size upgrade.

How do I receive mail and parcels?

There is a secure 24-hour parcel room in the building. If you’re not available to receive your delivery, a staff member will accept it and store it safely for collection.

Can I visit the accommodation before moving in?

Yes, students can access communal spaces before move-in after booking. This provides an early look at study areas, social spaces, and gym facilities.
