Unless the tenancy agreement has already commenced and you have not collected the keys to your room, you may <strong>cancel your tenancy</strong>, by giving <strong>notice in writing or by e-mail</strong> to the manager at the property, at any time within the period of <strong>fourteen (14) days</strong> of the date on which you sign your first tenancy agreement for the 2025/26 Academic Year (the <strong>“Cooling-Off Period”</strong>).</p> <p>2. Once they receive such a notice, Property Management will <strong>confirm receipt</strong>, <strong>cancel your tenancy</strong>, and will <strong>refund your Advance Rent Payment</strong>, together with <strong>any other payments of rent</strong> you may have made.</p> <p><br></p> <p><strong>Bookings made for Semester 2 or 3 starting after 1 January 2025:</strong></p> <p>1. No Visa No Pay
<p><strong>For AY 25-26:</strong></p> <p>If you are not successfully awarded a visa to travel and study, then the property team can assist you. Firstly, they may be able to transfer you to another one of their residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or they do not have accommodation available in your new city/town of study, they will release you from your tenancy agreement provided the following criteria are met:</p> <p>1. You submit your request to cancel, in writing or by e-mail to the manager at the property, within <strong>3 days </strong>of your visa rejection letter: and</p> <p>2. You provide the manager with a copy of your rejection letter from the embassy or visa office.</p> <p>If your tenancy has commenced, you will remain liable for the rent payable under the tenancy agreement until receipt of the above.</p> <p><br></p> <p><strong>For AY 24-25:</strong></p> <p>If you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent, via email, to the property within 2 days of the letter/correspondence date.</p> <p>On receipt of the required documentation it will be verified and, provided that the property is satisfied, they will cancel your agreement.</p> <ol> <li><strong>Visa Refusal - 2 Weeks Prior to Check-in:</strong> If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the advance rent is non-refundable.</li> <li><strong>Visa Refusal - 0-2 Weeks Prior to Check-in:</strong> If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the advance rent will be retained as a cancellation fee.</li> <li><strong>After Contract Start Date and Collecting Keys:</strong> No refund will be made.</li> <li><strong>After Contract Start Date and Not Collecting Keys:</strong> The accommodation fee accumulated from the contract starting date until the date of notification to the Amber of visa application refusal will be charged. <p><strong>For AY 25-26:</strong></p> <p><strong>This is applicable to prospective first-year undergraduate students only</strong></p> <p>If you are not successful in obtaining your place at your chosen university, then don’t worry, the property team can assist you. Firstly, they may be able to transfer you to another one of their residences if you are going to study elsewhere. If you are not going to study elsewhere or they do not have accommodation available in your new city/town of study, they will release you from your tenancy agreement provided the following criteria are met:</p> <p>1. You submit your request to cancel, in writing or by e-mail to the manager at the property, before <strong>22nd August 2025</strong>; and</p> <p>2. You provide the manager with a copy of your rejection letter from the University or UCAS.</p> <p>Once they have your request, they will confirm receipt and refund your advance rent payment, together with any other rent payments you may have made.</p> <p><br></p> <p><strong>For AY 24-25:</strong></p> <p>If you are a prospective first year undergraduate student, a rebooking student or a postgraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades.</p> <p>To apply to be released from this agreement in the circumstances referred to above, you will need to supply the property with a copy of:</p> <p><strong>1. A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or</strong></p> <p><strong>2. A copy of the proof of acceptance of your new university by UCAS adjustment.</strong></p> <p><strong>These document(s) must be received by the property via email within 2 calendar days from the date your results are published. Replacement Tenant Accepted
<p><strong>For AY 25-26:</strong></p> <p>Outside the cooling-off period, you may request to cancel your tenancy, by notice in writing or by e-mail to the manager at the property. However, you will remain liable for the rent payable under the tenancy agreement until a suitable replacement tenant has been found.</p> <p><br></p> <p><strong>For AY 24-25:</strong></p> <ol> <li>A student is liable to pay rent until they arrange for a replacement tenant after cooling off period.</li> <li>The replacement terms are mentioned as follows: <ol> <li>100 GBP charged as a processing fee for replacements.</li> <li>Before move-in date, the original tenant is liable for rent till the replacement tenant has signed the AST,&nbsp;paid the advance rent, and&nbsp; till the cooling-off<strong> </strong>period has&nbsp;passed.</li> <li>Post move in date, the original tenant is liable for rent till the replacement tenant has signed the AST, paid the advance rent, and until the tenancy start date of the replacement tenant.</li> <li>The processing fee will be adjusted with the advance rent and if there is a balance amount, it will be refunded&nbsp;back to the original tenant</li> </ol> </li> </ol>

Some of their student properties offer weekly or bi-weekly kitchen & living area cleaners, but in others you’re expected to maintain your shared spaces and rooms yourself. All of their communal areas are cleaned regularly.

Most of their bike storage is inside theirr secure properties, so only residents can gain access. However, in some residences their bike storage is outside on campus and where possible away from the main streets. In all cases, they recommend using a secure bike lock for extra security.

Can I move in before my contract starts?

In many cases, they can allow people to move in early at a daily rate, but you will need to contact the residence team to check.

Can I pay rent by bank transfer?

They ask students to pay their rent through booking portal as it is safer and more efficient, but in some instances you may be able to pay by bank transfer provided you have spoken to your residence support team first. Are there any extra bills I have to pay? Water, gas and electricity are all included in your rent, so there’s no need to worry about paying utility bills on time.

No - unfortunately, they do not allow students to sublet their rooms throughout their contract with them.

Can I move out early?

Yes - Provided you find a replacement tenant for your room, then you can get in touch with your residence support team to discuss the details.

Is there always a member of staff available on site?

They aim to have staff available 24 hours a day, so if you ever have a request, a member of their resident team can help you day or night.

How safe is the accommodation?

Most of the entrances to their accommodation buildings are access controlled as well as monitored by CCTV 24 hours a day, and all flat doors are all key controlled. They also aim to always have resident teams on site should you ever need extra support.

Is contents insurance included?

Yes, contents insurance is included in your tenancy agreement, so your belongings are protected throughout your stay with them. You will receive more information about this when you check-in.

Is the building regularly inspected for fire safety?

The safety of their students is very important to them. They have fire alarm tests and inspections on fire safety practices regularly across all of their  residences.

What payment options are available for international students?

If you have a UK based guarantor you can pay your rent by instalments. Alternatively,  you can pay your annual rent upfront in a lump sum.

I've stayed at Nido for two years, and it has been a smooth and very comfortable experience. The staff is always on the ball, professional and super friendly and understanding, in particular the manager who is always prepared to solve any issues you may have. The building itself is regularly cleaned and always looks presentable. Nido has a fantastic cinema room and gym to use for all residents as well which is a great perk. The rooms are lovely, I have lived in both an en-suite and a studio room and both were spacious and homely, the studio includes a TV which is a bonus. The location is one of the best things about Nido, right next to the canal the modern courtyards give a lovely view as well as the brisk 10 min walk to Birmingham City University and 15 to the city center. This accommodation gets a 10/10 from me :)
