Cancelling after the Initial Cancellation Period (‘Cooling Off Period’) If a tenant wishes to cancel the booking after the Initial Cancellation Period (‘Cooling Off Period’) has passed, the tenant remains liable for the rent for the whole length of the contracted tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let. IMPORTANT: Property management is under no obligation to enter into a Tenancy Agreement with any replacement tenant that is suggested by any existing tenant, or its representative or agent under this provision. Rooms that are re-let to a new tenant will be at the current market rate, and not necessarily at the rate the room was previously sold at. While we will always do what we can to assist, it is not the obligation of Property management or the landlord to find a replacement tenant to take over the tenancy. If a suitable tenant is found and the room is re-let, we will refund the security deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract. Please note, £20 will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks. IMPORTANT: Property management is under no obligation to enter into a Tenancy Agreement with any replacement tenant that is suggested by any existing tenant, or its representative or agent under this provision. Rooms that are re-let to a new tenant will be at the current market rate, and not necessarily at the rate the room was previously sold at. The tenant is responsible for ensuring the room is suitable to be re-let, and it must be in the same clean and lettable condition as it was when the tenant took occupation and that it is available for viewings to allow it to be re-let. No £50 charge will be made for tenancies coming to an end after any applicable legal notice period that applies under current legislation and the deposit will be refunded. Please note, £20 will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks. The deposit paid is non-transferable and cannot be moved to another tenant, or to another year. If the student’s place at the university is withdrawn as a result of the student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property team with the following evidence: <ol> <li>A copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.</li> </ol> Note: The tenant must send the documents to the property team via email within 7 days from the date the relevant Visa rejection correspondence is received.

No Place No Pay

If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the university is withdrawn by the university as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence: <ol> <li>Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.</li> </ol> Note: These document(s) must be received by the property via email within 3 days of your results being published (and no later than 28th August, whichever date is sooner).

Replacement Tenant Accepted

1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement. 2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, you will be released from your tenancy agreement, and the property will refund your deposit. Note: There is a £50 variation of contract fee which the property team will recover by retaining part or all of your deposit.

This apartment is the most cost-effective apartment with the latest facilities in Southampton. There will be many preferential activities booked in advance. No more than 20 minutes away from the school, and the service is very enthusiastic, the two ladies at the front desk and the maintenance brother are very friendly and responsible, and each time the feedback speed of information is very fast. After checking in, the photos were sent to my family. They all felt very warm and relieved of my life.

Everything here is absolutely wonderful, nothing to complain about (I meant it). Green Wood Court is an excellent place, the staff here are really friendly, helpful and responsible. The room and shared facilities are well equipped with high quality, 100% as same as the picture they posted on the website. Things I love the most is the view outside my window, it embraces both daylight and sunlight. Moreover, it takes only 15 minutes to walk to the Highfield campus, but can also take a bus nearby. Strongly recommend this accommodation.

A good place to live! The staff is really kind and will promptly solve any issues. Flats are conveniently arranged, and the kitchen is well equipped - above average for student accommodation (the most modern I've seen so far). The bathroom (shower room) could be a bit more "polished". Nice area, very green and calm. 5 stars for the excellent price/quality ratio.

Been here for 2 months now and it feels like home already. I recommend Greenwood Court to students looking for easy and quick-to-book accommodations, decent rooms and a warm staff for any kind of assistance you require. The services are great and quick with minimum hassle. The environment is nice and friendly and the place is neat and beautiful with a lot of greenery around as the name suggests.
