    A 14-day Cooling Off Period applies from the date of the Booking Confirmation email if: The tenancy has not started. The Tenancy Start Date is after the date the tenancy agreement is signed. Keys have not been collected. If the booking is made on or after 1 August for a tenancy starting in September, the Cooling Off Period is reduced to 3 days from signing the Tenancy Agreement. If the booking is made on or after 12 August, the Cooling Off Period is reduced

    Students whose visa application is refused may cancel their booking free of charge. The student must email the relevant Residence Team within 5 calendar days of the visa refusal. Official proof of visa refusal must be provided. The deposit will be refunded in full.
  • No Place No Pay
    Applies to students who do not achieve the required grades and therefore will not attend a university in the city where the accommodation was booked. The student must email the relevant Residence Team within 5 calendar days of confirmation of the university change. Official proof of the change in university place must be provided. The deposit will be refunded in full.
  • University Course Cancellation/Modification
    Students may request cancellation if their university course is cancelled. The student must submit official supporting evidence from the university, UCAS, or other relevant authority within 7 days. Cancellation is subject to approval.
  • Early termination by students
    After the Cooling Off Period, students remain liable for the full tenancy unless an approved cancellation applies. If an approved cancellation request is made after the tenancy has started, the student remains responsible for rent until the later of: The date they fully vacate the room. The date the keys are returned. The date all required supporting evidence is provided. Requests due to illness or other extenuating circumstances are reviewed individually.
  • Replacement Tenant Accepted
    A replacement tenant is required if the student wishes to cancel for reasons that are not covered by an approved cancellation policy. It is the student's responsibility to find a replacement tenant. The property may assist by contacting students on waiting lists. The replacement tenant must: Be a full-time student.     A few weeks before the start of your tenancy, their property team will contact you to book a check-in slot. It’s important to book a slot so they know when to expect you and can ensure everything is ready for your arrival. Check-in is from 10am on your contract start date, unless you’ve arranged an earlier time with the reception team. If you’re arriving outside of reception hours, please let us know in advance so we can help get you settled.

    When can I move in?
