    1. If you wish to cancel your booking after the expiry of the cooling off period, you will need to find an eligible replacement tenant for your room. 2. If you are unable to find a replacement you will have to pay all rent due under your tenancy agreement. 3. Please note that you also will have to pay an accommodation cancellation fee of: (a) £750 if you cancel before the start date of your accommodation agreement. (b) £250 if you cancel on or after the start date of your accommodation agreement
  • Extenuating Circumstances
    If you need to return to your home country due to extenuating circumstances, they may, at their sole discretion, approve the cancellation of your Accommodation Agreement for this reason. If cancellation of your Accommodation Agreement is approved by them, you will be released from your Accommodation Agreement on the day that you move out.

    All Pathways students must provide a guarantor, typically a parent or guardian aged 18 or older. The guarantor does not need to be based in the UK. The guarantor is responsible for addressing any tenancy issues, including non-payment of rent, if the student fails to meet their obligations. Non-Pathways students will also need a guarantor if they wish to pay their rent in instalments. The guarantor must be a UK resident, not a student, and must confirm their ability to cover rent payments if the student is unable to. If they do not have a UK-based guarantor, they are advised to use Housing Hand, a service that can act as their guarantor for a fee. Students who pay their rent in full are exempt from needing a guarantor.
