Booking Deposit

1. In order to secure the booking, you will be required to pay an initial holding fee. This charge will be specified during the booking process.

2. This fee will be deducted from your refundable booking deposit of £500.00 which needs to be paid within one week of your booking.

3. If you decide to withdraw from the process, then your holding fee will not be refunded.

4. If your tenancy deposit is lower than the equivalent of one month’s rent, you will need to top this up to 50% of its equivalent. This top-up must be paid within 90 days of application and will be used towards your rent.

Guarantor Requirement

1. You need to provide a valid UK based guarantor if you want to pay your rent in monthly instalments.

2. The Guarantor must be a parent or guardian, UK homeowner, a permanent UK resident and in full-time employment. They must provide photo ID, proof of address ID, proof of income (3 x annual rent) and bank account details.

3. The property accepts international guarantors if the student chooses to pay in two, 6 monthly instalments.

1. They have told you about an upcoming change to the property in respect of which you have placed an online booking or to these terms which you do not agree to.

2. There is a risk that supply of the property management's services may be significantly delayed because of events outside their control.

3. You have a legal right to end the contract because of something they have done wrong.

To work out monthly prices, you should multiply the weekly price by 52 (as there are 52 weeks in the year) and then divide this figure by 12 (as there are 12 months in the year) to provide your monthly rent.

A guarantor is someone over the age of 25, ideally a homeowner, who will co-sign for your tenancy and confirm their financial ability to do so, who will be legally obligated to cover your rent should you fall into arrears.

What does fully furnished include?

Apartments all come fully furnished with high-end appliances, such as ovens and integrated microwaves, and furniture such as beds, tables, dining tables, and dining chairs. Any cooking utensils, bedding, crockery, pots and pans you will need to provide yourself.

Is there parking available?

I’ve now moved out of my apartment. How long until I receive my deposit back?

Once your tenancy has ended, team will perform rental checks on the property to ensure that it has been left appropriately. After this, They will begin the process of returning your deposit to you.

If I decide not to move in, will my deposit be refunded?

All Holding Deposits made are non-refundable, except in extenuating circumstances which will need to be authorised by the Head of Lettings & Property Management.

Do you provide tenants insurance?

You will be responsible for purchasing your own tenant's insurance for your time with us.

How do I report a maintenance issue?

You can report a maintenance issue on the main website.

Does Property provide an insurance?

As an additional service, they are working together with the AXA insurance company. Together with them they managed to set up different packages that are relevant for the furnished lease. As a tenant you have the opportunity to book those packages for your stay.

My credit card payment failed, what happened?

After real-time verification of your credit card number by payment provider Stripe, it may happen that a payment is not successful. The most common cause is unintentionally entering incorrect credit card information. If you can rule this out, it is likely that your bank has declined the charge. Check whether your credit card is activated for international payments and internet transactions. Exceeding your credit card limit can also be the reason for a declined payment. If your credit card is declined, please contact your bank to request information. You will usually find a service number on the back of your credit card.

Do I get an invoice for my payments?

Please contact your Property if you require an invoice for your rental payments, deposit payment etc. Your Property  will be able to provide these documents for you.

When will I receive my deposit back after I moved-out?

Deposit reimbursement times can vary from Property to Property , depending on individual policy. For short-term rentals, deposits are usually refunded once the Property has had a reasonable amount of time to inspect the apartment for damages. Deposit reimbursement will generally take longer in cases where damage has been reported to an apartment.

Can I move in early?

Our standard tenancies have fixed dates and cannot be changed. However if you are looking to move in earlier it may be possible to book an additional short stay tenancy, this will involve signing another set of paperwork and you will be charged for any additional nights.

What documents do I need to bring to the property when I move in?

Please bring an official form of id with you e.g. Passport or provisional/driving licence. If you have not already returned the original signed tenancy agreement you should also bring these with you.
