1. All applicants are required to nominate a responsible person to act as a guarantor. The guarantor must be based in the UK, be over 18 years of age, and cannot be someone living with the applicant (other than parents or guardians) or in other accommodation managed by them.

The guarantor must meet all obligations set out in the Tenancy Agreement, including guaranteeing the payment of rent if not paid by the tenant and covering any costs arising from breaches of the tenancy. Property team may also contact the guarantor if the tenant has been involved in serious incidents of antisocial behaviour. If the tenant falls into arrears or breaches any obligations of the Tenancy Agreement, the guarantor will be contacted to ensure the breach is rectified.
The guarantor will be required to provide proof of:
a] Identity – e.g., a valid passport.
b] UK residence – e.g., a bank statement or utility bill dated within the last 3 months showing a UK address.
c] Income – e.g., a payslip or a letter from their employer confirming income.
3. Failure to satisfactorily provide these documents will result in the nominated guarantor being declined.
For AY 25-26 & AY 26-27:-
Dual occupancy is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 and then divided by two for each occupant’s weekly cost unless otherwise stated.
For AY 25-26:
1. If you cancel your booking prior to the agreement being executed, your Advance Rent contribution will be returned. Once your booking is executed the property operates a 72 hour “cooling off” period up to the 31st July so if your circumstances change you can cancel your booking subject to you having not moved into the property yet.
2. To cancel your booking please email the Residents’ Team within 72 hours of receiving your ‘Lease Agreement Executed’ email. You will then be refunded your advance rent contribution payment. This may take up to 10 working days to reach your account.
Please note: From the 1st August 2025 the “cooling off” period is reduced to 24 hours.
For AY 25-26:
1. Once the “Cooling Off” period has expired, you can cancel your booking prior to the tenancy start date if:

3. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, you will be released from the tenancy agreement.

No, your room is yours for the whole of your tenancy. You only need to move out at the end of the agreement. It will be your responsibility to check with the local Council if Council Tax will be due if you stay during the holidays.
As part of your contract you have agreed to look after your room and not cause any damage. They know accidents do sometimes happen so a list of possible damage charges are available in their Residents’ Handbook.
