To protect both tenant and landlord and provide a fair, non-bias deposit return. The tenancy scheme oversees any claims made by each party and makes a final decision on what costs can be claimed from the deposit.

How do I secure my deposit with a scheme?

During the application process, your property manager will request the deposit funds up-front and will secure your funds with the Deposit Protection Service. Once this has been done, the DPS will contact you via email to set up an account.
This is done in the first 30-day of you starting your tenancy with us.

When will I receive my deposit after moving out?

The deposit process depends on the amount and severity of any claims made by either party. When you move out of the property, They will inform the DPS and include any necessary costs. You will be sent an email notifying you either to release your deposit or dispute any claims with evidence.
If there are no claims, you can expect to release your deposit within 10 working days of your tenancy ending.

How do I dispute claims on my deposit?

In some cases, you may want to dispute a claim They have made. This is done through the DPS and is a straightforward process. The Deposit Resolution Service happens in 4 stages:

The DPS does not request specific items of evidence so make sure you send everything relevant to your claim. The DPS then send the evidence to an independent, impartial adjudicator. The process is slightly different depending on the type of deposit scheme your deposit is covered under. The two schemes are classified as custodial or Insured.

Both parties are given 14 days from starting the adjudication process to submit evidence. The independent adjudicator then has 28 days to provide a decision. This means the process can take up to six weeks, although it’s often quicker.

How long will it take to receive my deposit back?

After the checkout takes place, if there are no claims to be made against your deposit, it will be released back to you immediately.

If there are claims to be made against your deposit, and you disagree with this decision, you can ask the your deposit scheme to adjudicate using their Dispute Resolution Scheme.
This involved both parties submitting evidence relevant to the claim, and being evaluated by an independent, impartial adjudicator. The Adjudicator reviews all evidence and decides how the deposit will be repaid.

minimum income of 2.5 x the monthly rent
If you do not meet this threshold, you must provide a UK-based guarantor who earns
minimum of 3 x the monthly rent
i.e. if your monthly rent is £700 and you earn £1500 per month, 2.5 x £700 = £1750. As this is above your monthly pay it would qualify you for a guarantor who earns 3 x the monthly rent.
This does not apply to their Luton properties. If you are applying for their properties based in Luton you must have a guarantor, regardless of income.

How Do I Pay My Rent? Who Do I Transfer To?

Take a look at your tenancy agreement/contract with us. Have you agreed to termly, monthly or weekly payments Setting Up A Standing Order To set up a standing order with them please contact your bank or building society. A standing order can also be set up via your online banking account. This will automatically deduct your rent from your account on a monthly basis. If you are a student this would be termly, based on when you receive your student loans.
