COVID-19 Cancellation Policy

You can cancel for free if

  • Youre unable to travel due to a travel ban or medical reasons (including Coronavirus)
  • You fail to get the results to attend the City and University you selected
  • Your VISA is declined
  • You choose to move to another city where we are yet to have a true student accommodation  

So, if you are thinking about living with them for the next academic year, you can book with confidence with just a 1 deposit and nothing else to pay until 10th August. There are so many great reasons to stay with them from their all-inclusive luxury student apartments and suites to their awesome social spaces and first-class experiences.

To cancel outside of the cooling-off period, documentation must be provided to confirm one of the above reasons listed.

  1. In some cases, they will cancel the booking if a replacement tenant is found who will take on the rent liability. This decision will be made by the management team at their discretion.

Flexible Check In

For guests that have booked a room for the 2020/21 academic year they are offering a flexible check in date for students whose university delays the start of their term (this is for changes made after the 17th June to those dates that have already been published), subject to these terms and conditions.

- This offer applies to all Students who have already completed a Tenancy Agreement for a room and all guests who complete a Tenancy Agreement with this property management on or before 31st August 2020.  

- To be eligible to benefit from this promotion the original Tenancy Agreement must be for a minimum tenancy length of 44 weeks, with a tenancy check in date on or before 31st October 2020. This promotion excludes all short stays and/or semester stays.

- In order to benefit from this promotion a customers university or higher education institute (HEI) must delay the start of the Academic Year, to those dates that are already confirmed as at the 17th June.   In the event that they do so we will be willing to defer the check in date of that Tenancy Agreement and credit the customers account for the unused weeks of the tenancy, up until the earlier of (1) a period of one week before the new Academic Year start date, (2) the 31st October 2020, subject always to the terms set out in this promotion.

- We will continue to monitor university and HEI term start dates and may review or amend this offer accordingly.

- If an HEI delays the start of the Academic Year and a customer wishes to delay their check in date under this promotion they will need to contact us by email on or before 23rd August 2020.

- Having received contact from a customer we will make a form available for the customer to complete on or before 31st August 2020 to inform us of their request for a new check in date in line with the above. We will then cross check this information against their Tenancy Agreement and any changes to HEI Academic Year dates before applying the promotion.    

Cancellation Policy

If you book your room before the 31st of July there is a 14-day cooling-off period. After the 31st of July, the cooling-off period becomes 48 hours. 

If you cancel within 14 days (48 hours after the 31st of July), you are entitled to a full deposit refund.

Once you have booked and the 14 days has elapsed (or 48 hours after the 31st of July) you are bound into a legal license agreement which requires you to pay the rent for the full license period.

If you wish to cancel your booking once the 14 days (or 48 hours after the 31st of July) you will remain liable for the contractual obligations laid out in the Tenancy Agreement unless you can offer proof that you fit any of the following criteria:

You fail to get the results to attend the City and University you selected

Your VISA is declined

You choose to move to another City where we are yet to have a true accommodation

In some cases, we're willing to cancel the booking if a replacement tenant is found who will take on the rent liability. This decision will be made by the management team at their discretion.

How much does is it cost to stay at Property Management?

Our developments vary in price and we have different room options available to suit different budgets, starting from 150 per week.

Can I view a room?

We would love for you to come and visit us in Newcastle or arrange a Skype /Facetime call to show our different rooms. For our developments that are not yet open, we have virtual tours on our location pages, please contact us to discuss further.

What is the booking process?

You can book directly with Property Management using our website. In order for the booking to be confirmed, all required documents must be returned including guarantor agreement, tenancy agreement and provision for your rent payments. A booking will only be confirmed by Property Management once all the necessary documentation has been supplied.

Who can be my guarantor?

A guarantor is someone over the age of 18 who takes joint financial responsibility for your tenancy and is liable to pay your rent if you are, for any reason, unable to pay an amount owed to Property Management Student. You will need to name a guarantor when you make your booking if you select to pay your rent in instalments. This person will need you chose to be your guarantor will need to be UK based and sign a guarantor agreement and we have the right to pursue this person for any outstanding payments and it is therefore important your guarantor understands the liability.

Do I need to be a student?

Yes our developments are only for students.

Do I need to pay a deposit?

No, we do not charge deposits. You can simply reserve a room for 1 and this will be taken off your first months rent payment.

I only have a conditional offer, can I still book?

Yes, you can secure your room for 1 and if you dont get into the University of your choice or decide to go to another city where there is no Property Management accommodation then this will be refunded.

Can we stay in the same room as a couple?

Yes, of course you can stay as a couple in our accommodation. We do not charge extra for this.

Can I book with friends?

Yes! You can book with friends and well try our best to position your rooms as close to one another as possible please let us know after you book online.

Do you offer short term lets?

Most of our rooms are occupied throughout the year but we might be able to accommodate your needs. Please contact us to see if we can meet your short-term accommodation needs.

Can I rebook my current room for next academic year?

As soon as prices are ready for the new academic year, youll be able to rebook your room and will be given first refusal for 14 days. We will inform you of this with an email and posters around the site. Our friendly teams will also be able to give you some more information around this time.

What bills do I need to pay when I stay with Property Management?

All utility bills including broadband Wi-Fi and contents insurance for your belongings are all included.

You are responsible for the purchase of a TV license if you intend to watch or record live terrestrial TV programmes or use BBC iPlayer, even if you have been provided with a TV by Property Management Student. For further information, visit

What happens if I can't pay my rent on time?

Please come and talk to us, we know it can be stressful to manage your finances when studying and our team will be able to help if you are prompt in letting us know.  We will always work with you to find the best way for you to pay your rent.

When do I need to pay my rent?

Our rent dates and amounts are set out clearly on the website and within our application literature.

Please note: your rent may be due before the contract begins and the dates may not coincide with student loan dates. This should be taken into consideration when planning your accommodation as late payments may be subject to interest charges and, in some cases, legal action against the resident and their guarantor.

What happens if I have a maintenance problem?

Property Management has a dedicated caretaker team to respond to and solve your maintenance issues. We respond to every issue quickly and, if possible, will complete the repair during the first visit. Of course, this isnt always possible and there are times when parts need to be ordered or external contractors arranged. When this happens, well keep you updated on the progress.

What does a fully fitted kitchen mean?

Property Management designs homes that provide everything you need to enjoy living with us. Our apartments and suites come kitted out with all your cooking appliances: cooker, hob, oven, fridge, and microwave. We also provide a welcome pack with every room, which contains a duvet and pillow, cutlery, crockery and bathroom essentials.

Do I have to share my bathroom/kitchen?

Our studios have an ensuite bathroom and kitchen area within the room meaning you wont have to share a thing. If you have booked a shared apartment, then you will have a private ensuite but share a communal kitchen and lounge area perfect for relaxing with your friends.

There is a communal student area outside of your studio that has individual and group study spaces, pool tables, gym facilities and huge comfortable social areas for you to enjoy whenever you need a break from university work.

Is contents insurance included?

Contents insurance is automatically included with your rent. When you arrive, well provide you with details of the policy and, if you need anything extra adding to the cover, you can contact the provider to make an upgrade.

Does Property Management offer bike storage?

We have plenty of secure bike storage space at all of our residences.

Can I smoke in my room?

No. As per your tenancy agreement, it is not permitted to smoke inside any Property Management Student building. There are designated smoking areas which you are welcome to use.

What happens if I lose my key fob?

We have a Property Management staff member of security guard on the premises 24 hours a day to help with any enquiry. Our team are more than happy to help with any issue, especially helping you accessing your room when you get locked out!

Can I visit my son/daughter living at Property Management?

Of course! We love having our guests friends and family come visit with us at Property Management. We have rooms available to book exactly for this purpose. Please contact your site management to find out availability and prices.

Worried about my son/daughter living away from home?

We pride ourselves on providing a safe and supportive environment for your child and our teams are trained in first aid, mental health issues and actively encourage healthy lifestyles through our calendar of social events and activities. If you ever have concern for your child, we are here to listen and provide help in any way we can.

When is the Welcome Hub open?

The Welcome Hub is open 9am - 6pm every day. If a member of the team isn't there, just call the number at the desk and someone will assist you.

Do you have staff at your properties?

Property Management has a team of trained staff on site to respond to your needs. Their job is to make your Property Management experience as enjoyable and safe as possible 24/7.

Our on-site management offices are open Monday to Friday, and will answer any questions, respond to any issues, offer advice and ensure a friendly face is there to greet you every day. Outside of these hours we also have a team of ambassadors on call for guests.

We also have a highly skilled maintenance team available around the clock. Theyre there to resolve any maintenance issues quickly and efficiently keeping the site safe and secure.

While most students settle into living away from home quickly, we understand it can take a little longer for some than others. So, while our tenancy agreement limits how far we can get involved, our people are trained to offer advice that helps residents to overcome a range of issues.

How do I get to know people at Property Management?

Our communal zones and weekly events calendar mean that getting to know like-minded people at Property Management won't be an issue! Keep an eye on our social media channels to see what we get up to. 

Can I bring pets?

Unfortunately not however we do have dog therapy workshops for those who miss their pets!

As a disabled person I have specific living needs, can Property Management cater for these?

We make every effort to ensure that our accommodation is accessible for all and we will always do everything we can to find you suitable accommodation.

All Property Management buildings have step-free/level access. Adaptations can be made to our studios including grabrail provision in bathrooms, stairlifts inaccessible rooms, visual fire alarms and assisted door opening devices if required. We can provide information on the availability of disabled parking for customers, there are accessible toilets in the communal areas for visitors.

Do I need to bring any furniture?

All our rooms come complete with high-quality furnishings that provide space to store your belongings. Because of fire restrictions, you are not allowed to bring your own furniture or large appliances.

Will I get a cleaner?

You will receive a free clean each semester and also when you move out, meaning it is hassle-free for you. If you would like a more regular clean then you can upgrade at an extra cost.

Can I bring my car?

Some of our sites have additional guest parking available, to check this please check the facilities section on the location pages. All our developments are in great city centre locations that are close to the University and have great links to public transport so we hope this reduces your need to have a car on site.

Where do I wash my clothes?

All our residences have an on-site laundry room with washing and drying machines that can be used at an extra cost. The laundry rooms are also open 24 hours a day.

Do I need to move out during the holidays?

Your Property Management contract is for a fixed length of time so your room is yours throughout that period. That means that you dont have the hassle of moving your belongings out during the Christmas or Easter vacations, and you can choose to stay in your property over these holidays if you want. Its usually possible to book additional accommodation over the summer period if you want to stay then too. But we advise booking early to ensure rooms are available.

What should I do before I move out?

Before moving out, its best to arrange an inspection with a member of the management team.

You have joint responsibility for shared living areas, and individual responsibility for your own room. On the moving out day, youll need to vacate the premises before a certain time just ask if youre unsure.

Where can I register a bank account?

Whilst living in the UK, you will find it a whole lot easier having a UK bank account. Many British banks offer students a range of deals for setting up an account, so do a little research before making a final decision. Here are some options to help you get started browsing:

What are the best ways to get around?

If you are a UK student, you are entitled to travel discount cards that apply to national train and bus networks across the country. Here are some travel options to help you get started:

Young Persons Railcard - If you are 25 and under, these cards are 30 for the year and saves you 1/3 off train travel

Young Persons Coach Card - If you are 26 and under, these cards are only 10 for the year plus p&p or 25 for 3 years plus p&p and allows you 30% off National Express bus journeys

Subway Smartcard - Special to Glasgow, these cards are a flexible, reusable and quick way to travel on the subway. You can register for a smartcard free of charge online.

Uber - If you wish to travel by taxi, Uber is a simple App to download and order taxis straight from your smartphone.

How do I set up a UK mobile phone?

If you are an international student coming from abroad, we recommend buying a UK SIM card for your phone to help keep bill costs down.

There are two options you can choose from if you are looking to set up your phone here in the UK.

Pay-as-you-go - This is the easier option as most phone providers offer SIM cards that allow you to top your phone up as and when you need too

Contracts - If you havent lived in the UK, starting a contract may prove more difficult but there are a range of providers who offer different deals so shop around before making a decision.

How do I register with a local doctors surgery?

It is important that whilst you are living in the UK that you register with a doctor. As a full-time student, you may qualify for free NHS treatment. Depending on which university you are with, they will be able to provide you with details of medical and dentistry practices in the area.
