Cancellation Policies

Cooling Off Period

For 2026/27 AY: Students have a 5-day cooling-off period from the date of booking. If they cancel within these 5 days, they are entitled to a full refund of the £99 advance rent/holding fee. For bookings made from July onwards, the cooling-off period is reduced to 24 hours. If a student wishes to cancel after the cooling-off period has ended, they remain liable under the tenancy agreement. To be released from the agreement, the student is generally required to find a suitable replacem

No Place No Pay

For 2026/27 AY: Students who do not secure their university place can cancel under the property's flexible cancellation policy. Specific eligibility criteria, required documents, refund terms, and timeframe are not explicitly mentioned.

Early termination by students

Students who wish to leave after the tenancy has started remain liable under the tenancy agreement. Students must find a suitable replacement tenant in accordance with the tenancy agreement.

Replacement Tenant Accepted

A replacement tenant must be found if: A student cancels after the cooling-off period and wishes to recover the advance rent payment. A student wishes to leave during the tenancy. The replacement must comply with the tenancy agreement.

Booking Deposit

For 2026/27 AY: A £99 advance rent/holding fee is payable at the time of booking. This payment is not a security deposit. The £99 is deducted from the total contract value as the first rent instalment. The booking is confirmed once the £99 payment has been received.

Guarantor Requirement

A guarantor is required when rent is not paid in full in advance. UK guarantor requirements: Must live and work in the UK. Must be 21–75 years old. Minimum annual earnings of £23,873.60. Good credit history. Proof of residence for the previous 3 years. Students paying the full rent in advance: Guarantor only requires proof of address and photo ID. The guarantor does not need to be UK-based. Students unable to provide a guarantor may use an approved third-party guarantor service such as Housing Hand (service fee may apply).

Additional Fees

A £100 administration fee may be charged when processing a replacement tenant for a tenancy transfer. Dual occupancy fee: £15 per week.

The property offers four studio editions. Edition I includes a double bed, a 32-inch smart TV, and one window. Edition II includes a double bed, a 32-inch smart TV, and two floor-to-ceiling windows. Edition IV is the largest studio option at 27 sq m and includes a king-size bed, a 40-inch smart TV, a quadruple wardrobe, air conditioning, and is ideal for dual occupancy. Plus Edition studios, and Edition IV studios at Volume Works, are fitted with air conditioning.

What documents are required after booking?

Within 48 hours of booking, residents must provide a photo ID (passport photo page or driving licence) and proof of student status, such as a student ID or university acceptance letter or email.

When can I check in?

Residents can check in on or after their contract start date. Move-in instructions are provided before arrival, and move-in is only permitted after receiving instructions from the property.

What do I need to bring for check-in?

Residents must bring their student ID along with their passport or driving licence.

Who can live at the property?

The property is available to full-time students with either a conditional or unconditional university offer.
