  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
  • Payment and Fees

    Security Deposit

    A security deposit of 1 week's rent is required.

    An advance rent payment of £200 is required.

    How do I book?

    You can enquire online using the online booking service or by telephone from 9am to 12pm and 2pm to 5pm Monday to Friday to speak to a member of the team. All potential bookings are subject to availability and contract. You can also use the online form to request an appointment to view the property. As the property is a secure, gated private village, an appointment should be made before visiting.

    Is a reservation fee payable when I book?

    No. There are no reservation fees, admin fees, or security deposits to pay. You only need to pay the rent. Once you have booked your room and signed the tenancy contract, an Initial Rent Payment is payable before the tenancy contract is signed. The Initial Rent Payment is part of the rent due under the tenancy contract and is rent paid in advance, not an additional fee, charge, or deposit. The standard Initial Rent Payment is £500 towards the rent for a studio flat, £250 towards the rent for a room in a 2-bed flat, and £100 towards the rent for a room in a 5-bed flat.

    Are there any other charges?

    No. There are no security deposits, reservation fees, or admin fees. You only pay the rent.

    What does my rent include?

    The rent includes heating, hot water, electricity, contents insurance, and up to 250MB WiFi broadband. Electricity and gas usage are subject to reasonable use tests.

    Do you take a deposit?

    No. There are no security deposits. However, rooms are inspected on a termly basis, and charges may be made for any damage that is not considered reasonable wear and tear.

    Do I have to pay Council Tax?

    No. Registered, full-time university students are exempt from paying Council Tax. Proof of student status must be provided upon application or arrival. Only full-time registered university students are able to live at the property.

    Can I book with my friends?

    Yes. The property offers a range of accommodation, including 2-bed and 5-bed flats. You can book as a group of 5, subject to contract.

    Can I choose where I live at the property?

    The property offers a range of accommodation types. If you have a preference regarding where you would like to live, you can indicate this when booking, and the team will do its best to accommodate you. Accommodation is allocated on a first come, first served basis. The property will do its best to accommodate reasonable requests regarding who you share with, including preferences such as single-sex flats. However, preferences cannot be guaranteed, and requests inconsistent with the property's approach to fairness, privacy, and decency will not be considered.

    Can I apply if I am a part-time student?

    Students who meet the Council Tax exemption definition can apply to live at the property. Generally, a student is considered full-time for Council Tax purposes if enrolled on a course lasting at least one academic or calendar year, normally required to attend for at least 24 weeks per year, and studying for at least 21 hours per week during term time.

    Can I apply if I am under 18?

    No. Applications cannot be accepted from students who will be under 18 years of age at the start of the tenancy period.

    I only have a conditional offer from my university, can I still book a room?

    Yes. If you do not receive the required grades to be accepted by your chosen university, you can provide confirmation from the university, and your booking will be cancelled.

    What happens after I book?

    Once the application has been received, the information provided will be checked. The guarantor may also be credit checked, where applicable and with their prior agreement, and the team may request any further information required. Once the process is complete, confirmation will be sent that the room is reserved. The tenancy agreement and moving-in information will then be provided.

    How long is my contract?

    The property offers 44-week or 51-week contracts as standard. Contracts for studio flats are for 51 weeks.

    Can I move in before my course starts?

    If you wish to move in before your contract starts, the property will try to accommodate the request, but this may not be possible. Additional rent will be payable if an early arrival is accommodated.

    Can I stay after my contract has expired?

    You may be able to extend your stay into the summer months after a standard 44-week contract has expired, subject to availability and contract. You should assume that you will need to move out when the initial fixed term of 44 or 51 weeks expires. 51-week contracts expiring in late August or early September cannot be extended, and a new tenancy for the following academic year must be agreed in advance.

    Can I move out early?

    Yes, you can move out of the accommodation, but you and your guarantor, if applicable, will remain liable for the full fixed term of the tenancy and must continue paying the full rent until the end of the agreement.

    How do I pay my rent?

    A 1% discount is offered if you pay the rent in one instalment in advance at the start of the tenancy. Alternatively, you can pay in 3 termly instalments, for which a guarantor is required. Payments can be made by online bank transfer or debit card and must be paid before receiving the keys and moving in. Cash payments are not accepted. The second and third rent instalments under a standard tenancy contract are normally payable in January and April.

    What is a guarantor?

    If you wish to pay your rent in 3 termly instalments, you will need a guarantor. The guarantor is liable to pay the rent due under the tenancy contract if you do not pay. The guarantor must be a permanent UK resident, employed, and have no CCJs registered against them.

    What happens if I miss a direct debit payment?

    Direct debit payments are no longer accepted. Rent payments should be made by online bank transfer.

    Do I need a TV licence?

    You need a TV licence if you watch or record television programmes as they are being shown on TV, online, or on any device, or if you use BBC iPlayer. There is a television room in the Hall available for students to use without needing to purchase a TV licence. TVs provided in 5-person flats also come with a TV licence.

    Is insurance included with my contract?

    Yes. Basic insurance cover is provided free of charge. The cover includes insurance against theft and fire damage. The cover can be extended to include accidental damage. Terms and conditions apply, and the standard cover is subject to limits and exclusions.

    What's in my room?

    The room includes a bed with mattress and mattress protector, wardrobe, set of drawers, desk, chair, internal phone, bin, and notice board. You will need to bring your own bedding and towels.

    Is there an internet connection in my room?

    Yes. All rooms have broadband WiFi with speeds of up to 250MB.

    Can I smoke?

    No. The property operates a non-smoking policy in all buildings.

    Can I bring a pet?

    No. Pets are not permitted.

    Will my room be cleaned?

    No. Residents are responsible for keeping their rooms clean and tidy and for avoiding damage beyond reasonable wear and tear. In the flats, only the communal areas are cleaned by the team; the flats are the responsibility of the residents.

    Can I swap my room?

    The property is normally fully occupied, so it is unlikely that you will be able to swap or change your room or flat after moving in. If you wish to move, you should contact the team as soon as possible to see whether anything can be accommodated.

    Is there a laundrette?

    Yes. There is a 24-hour low-cost laundrette on site with washing machines and tumble dryers.

    Are there social facilities on site?

    Yes. The property offers a television room, two study rooms, and an all-weather sports pitch. The television room has a 50-inch screen and sofa seating. The study rooms provide quiet spaces for residents to work. The sports pitch has an all-weather surface and must be used at the user's own risk. Availability of the television and study rooms may vary.

    Can I have overnight guests?

    Yes. You may have one overnight guest stay in your room for a maximum of 3 nights in any 7-day period. All guests and visitors must be signed in at security and provided with a guest pass.

    Is the accommodation single sex?

    Yes. Flats are available for mixed or single-sex groups according to preference.

    Is parking available?

    Yes. Limited parking is available on a first come, first served basis. Charges may apply. The property takes no responsibility for loss or damage.

    Is there cycling storage on site?

    Yes. There are two secure cycle stores on site. A key can be obtained from the Accommodation Office for £5, which is refundable when the key is returned.

    What is security like?

    Security is available 24/7 throughout the year in the main Hall reception area. The security team provides safety and customer support outside office hours, including assistance with fire alarms, maintenance enquiries, and lost keys. The property is a gated private student village with full CCTV coverage.

    How do I report a problem with my room?

    You can report room faults to the property team. An onsite Accommodation Office is located next to the security desk in the Main Hall building and is normally open Monday to Friday between 9am and 5pm. The onsite maintenance team handles most issues and provides updates until the issue is resolved. Outside office hours, security can take a note of maintenance issues or arrange immediate assistance for emergency repairs.
