If you need to cancel your booking with us, you can do so but you may still be liable to pay your rent if you completed your booking and are outside the cooling off period. That's why if you don't get the results you need or your visa application is declined, they will cancel your booking free of charge giving you peace of mind. Submit a cancellation request. This cancellation request is available to customers who have not yet checked in. If you have already checked in please speak to your property manager. If you have already checked into your room and you wish to cancel or amend your booking please contact your property reception team who will be happy to advise you on the next steps.

I didn't get the grades I need to secure a place at university. Can I cancel my booking?

They are sorry to hear that. Yes, if you haven't got the results you need, they will cancel your booking free of charge.

My visa application has been declined. Can I cancel my booking?

If your visa application is declined, they will cancel your booking free of charge.

What is a guarantor and why do I need one?

A guarantor is someone over the age of 25 who takes joint financial responsibility for your tenancy. If, for any reason, you are unable to pay an amount owed to property it is your guarantor’s responsibility to do so.

What happens if my guarantor doesn’t accept the agreement?

A guarantor is required for all customers who book directly with us. If your guarantor does not accept the agreement, your booking will expire and you could lose your room. If your guarantor has not received their tenancy email they recommend they double check their inbox, junk and spam folders for the email address that was provided when the booking was made. If you need confirmation of the guarantor email that was provided, connect with them.

Can I bring my pet with me?

No, unfortunately pets are not allowed.

Can I sublet my room to someone else?

No, subletting your room is not allowed. If you do wish to leave your contract early you will need to find a replacement tenant, and provide us with their details so that they can release you from your contract and create a new tenancy agreement for them.

Can I have visitors in my room and how long for?

All customers should follow their property’s rules on having guests. Please speak to your property team if you don’t know what these are.

When can I move in?

You can move in on or after the start date of your tenancy.

What's my bed size?

You should be able to find the size of your bed on your property's webpage, in the information for the room type that you have booked.

What bedding is suitable for a 3/4 sized bed?

A 3/4 sized bed is larger than a single but slightly smaller than a standard double. It's worth checking online for 3/4 sized bedding specifically as many stockists now offer this. Otherwise, they would recommend opting for bedding that fits a small to standard double bed.

Do you provide bedding or do I need to bring my own?

Bedding is not provided in their properties. You will need to bring your own bedding to use when you arrive.

I want to move or upgrade my room. Can I do this?

All our show flats, and the images on their website, are representative of a particular room type unless labelled otherwise – however they are not identical. Your room will have all the same features and fittings, just in a slightly different set up. If you are unhappy with your room, please speak to the reception team. Where there are other rooms available they will offer these as an alternative. Please be aware that these requests may incur a charge.

How do I collect my key?

You can collect your keys from reception when you arrive. Remember, if you have been asked to do so, make sure you have booked a check-in slot. At your allotted time, just come straight to the main reception with your photo ID and the team will have your keys ready and waiting for you.

Can I move in early?

Their standard tenancies have fixed dates and cannot be changed. However, if you are looking to move in earlier it may be possible to book an additional short stay tenancy and you will be charged for any additional nights

I'm going to be late - do I need to let you know?

If you are running late on your arrival day, don’t worry - they will still be able to check you in. As you will have missed your check-in slot you may have to wait to move in later on in the day though, when they can welcome you to the property safely.

Is there parking provided for checking in?

The parking available at check-in varies from property to property but there is generally limited drop off parking available.

Where can I find more information on preparing to check-in?

Ahead of your arrival, you'll receive information on your new home and how to prepare for the big move via email.

What do I need to bring with me to check in?

You just need to bring a valid form of photo ID to prove who you are when you arrive. There’s no need to print off your tenancy agreement or booking confirmation. They can accept a valid passport, driving licence or national ID card as proof of ID.

Is there anything I can't bring with me when I move in?

Please leave anything illegal out of your new home. Candles and other hazardous items are not allowed either. Unfortunately you'll need to leave any pets at home too. If you need a guide dog or working dog to assist you, please get in touch to discuss your options. Fridges are another no-no. However, they do make some exceptions, for example if you’ve got a medical reason to have one. You'll need to check this with your property team before you move in.

What should I do if I don’t have photo ID?

They can accept a valid passport, driving licence or national ID card as proof of ID. If you don’t have any of these, please bring any proof of ID that you have. The team will check this and will need to ask a few security questions before they can provide you with your key.

Are things like pots, pans and cutlery provided in the kitchen?

You’ll need to bring your own pots, pans and other kitchen items.

I have more luggage than I'm able to carry in one trip - what should I do?

Please try to pack consciously and only bring the things you really need with you on check-in day. They want to get you to your new room as quickly and safely as possible. You may need to make multiple trips to bring in luggage and the property team can supply trolleys (if available).

Is cleaning provided?

It’s your responsibility to clean both your room and the shared areas of your flat.

My flatmates never clean communal area. What can I do?

All flatmates are responsible for keeping the communal areas clean and tidy. First, try to establish a cleaning rota. The rota is the key to working together to keep the place clean. All it takes is four simple steps:
Make a list of the regular cleaning tasks that need to be done
Decide with your flatmates who’s doing what, and on which day
Write each task for each person in the relevant day column
Do your tasks on the relevant day, and tick the box when you’re done
If you're still having trouble getting your flatmates to do their part after establishing a rota and speaking to them about it, please speak to your team at reception who will try to help.

Who can I contact in an emergency?

In the first instance, speak to your team at reception. If they're unavailable please get in touch with their Emergency Control Centre.

When does the heating turn on and how do I control it?

The heating in properties maintain a base temperature to stop rooms from getting cold. You’ll then find a thermostat in your individual rooms that you can use to alter how warm your room is. There are two types of thermostats in their properties. The most common version has a single boost button. When you hit the boost button on your thermostat, it means that the heating will ramp up for 45 minutes, and you can do this multiple times. But once it hits the upper temperature, you won’t be able to keep increasing it. Instead, it will simply maintain that level of warmth when you press the button. In some buildings, you'll find a different thermostat that has five different settings (off, low, medium, high, boost). You can choose which setting you would like to have the heating on, and then use the boost button to increase the temperature for 45 minutes. Once that temperature has been reached, the heating won’t come on again unless the thermostat senses a drop below that pre-set temperature.

I'm having trouble connecting to the internet. What should I do?

If you’re having difficulty connecting, there’s a few things to check:
Clear your browsing history, cookies and cache.
Forget the Wi-Fi network and search again.
Turn off your Firewall - remember to turn your firewall back on once you’re connected.
If you’re still unable to connect, or you think your internet has gone down, it’s best to contact your internet provider directly.

How do I connect to the internet?

When you choose to live with property, access to up to 300Mb/s Wi-Fi is included in your rent. Connect up to 50 devices simultaneously, whether you're in the common room, study area or your bedroom, you're always connected. Your Wi-Fi will be provided by Glide, unless it’s provided by your university. Glide delivers a Gigabit service with up to 1Gb on wired ports and 300MB on Wifi.You’ll be given further information on your internet provider when you arrive.

How much does the internet cost?

Wi-Fi is included in your rent. If your internet is with Glide, you’ll have access to up to 300Mb/s and can connect up to 50 devices simultaneously. If your internet is provided by your university, they’ll be able to tell you your allowances.

How much does it cost to use the laundry facilities at property?

The cost to use the laundry facilities in your building may differ slightly. Pricing information will be available once you've checked into your property.

What do I do if I lose my keys and get locked out?

They have dedicated on-site Service and Safety teams in all their cities – which means that there will always be someone around to help if you need them. Part of their job is doing patrols of their buildings and attending to incidents, so don't worry if there is nobody at reception. You can let us know that you need help by contacting us via the security call point located near your reception or front door, or by calling the Emergency Control Centre.

How can I print at my property?

They currently have printers in 100 of their properties across the UK. Speak to your reception team to find out if there is a printer available at your property or if not, where the closest printer to you is.

Is a TV included in my room?

There are TVs in many of the communal areas, and some bedrooms include TVs too.

Do I have to move out during holiday periods like Christmas and Easter?

Your room is yours until the end of your contracted time listed in your Tenancy Agreement. That means, if your contract covers holiday periods like Christmas and Easter, you won't need to move out during these times.

There is loud music playing above me, how do I make a complaint?

First, speak to a member of staff at reception or, if it is out of office hours, contact their Emergency Control Centre.

Where can I park to load up the car?

It may be difficult to park directly outside your property, so they recommend researching alternative parking in the area.

Will I get my advance rent back?

If you paid advance rent at the start of your tenancy, they put this towards your first rent instalment. It wasn’t a deposit, so they won’t return it to you when you check-out.

When will I get my deposit back?

Most of their bookings do not require a deposit, but if you did pay a deposit to property, it will be returned to the bank account which made the initial payment within 28 days after your tenancy end date.
If you have any questions about a deposit you paid to your University, then you must get in touch with your University directly.

An item in the flat was damaged by my flatmate. Will I get charged for it too?

They do charge for damages, however, if the person responsible for causing the damage is willing to take full responsibility, then they will only charge that person. If no one accepts the responsibility for damages in a communal area, then the charge will be split equally between everyone in the flat. It's better to report damages whilst you’re living with them so they can get it fixed, and you can avoid any charges when you leave. If something has been damaged – even if by accident - please report it to a member of your Property Team straight away.

Can you store my luggage if I have it delivered ahead of my arrival?

They will be preparing your room for your arrival, and will not be able to store any luggage for you before you arrive.

Can I choose which floor I will live on?

This option is not currently available via our website, but if you contact them they will do their best to accommodate your requests. If you are in contact with one of property agents, they will also be able to gather your requirements to help you.

What will happen when I arrive?

Their team will be ready and waiting to check you in when you arrive, and give you the keys to your new room. If you have been asked to book a time slot for arrival, please make sure you stick to this. You will receive information on your new home and city and they will let you know what to do if you need any help or support while settling in.

What bills do I need to pay?

Most bills, including electricity, water, heating and Wi-Fi, are included in your rent. If you choose to watch live or on demand television you will need to pay for a TV licence.

Do I have to pay council tax?

As a full-time student you don’t need to pay council tax, but you may need to let your council know. For more information on how to do this in your city, please speak to your reception team. If you leave university during your Tenancy Agreement period you may then need to pay council tax.

Do I need to buy contents insurance for my room?

When you book with them the personal items inside your room are automatically insured against fire, flood, theft and accidental damage by their partners Endsleigh.

Do students have to pay TV licence?

If you are bringing a Television and planning to watch live or on demand TV, the Television Licensing Authority requires that you buy a Licence.

Can I share a studio room with someone else?

They have a small number of dual occupancy rooms in some of their properties. However, outside of these rooms, they do not allow more than one person to live in their rooms, nor can they accommodated under 16's living in any of their rooms with a parent or guardian.

Is there parking available at my property and how much does it cost?

Some of their properties have parking available which students can reserve on a first come first serve basis. The cost of the parking space is dependent on the property.

How can I make a payment?

When you make your booking, you can choose to pay in full or by instalments using a credit card, debit card or direct debit. The types of bank cards you can use are: Visa, Visa Electron, Mastercard, Maestro and UnionPay. If you choose to pay in full, you will still be required to have a guarantor.
