Property is home away from home to all students that are 17 years of age or over, from any college, university or third level institution and from any country in the world.
There are a few requirements you need to meet to stay with them. You need to prove that you are at least one of the following:
– a student who is taking a full-time course
– a student on an organised study-abroad programme
– a student enrolled full-time in a language school
– a student conducting a work placement course as part of a degree-granting programme
– all PhD Students and any Post-Doctoral Researchers who can provide written evidence of studies from supervisor
You’re able to book from the age of 17 at the time of check-in, please speak to your residence team for more details on under 18 policy.

Do I need to pay a deposit?

Yes, you will be asked to pay a holding deposit of £100 to complete your booking
The holding deposit is a non-refundable payment which allows us to reserve your chosen room until the start of your tenancy. The £100 will be deducted from your first (or only) instalment.

What contract lengths are available?

They know that not everyone’s requirements are the same which is why they offer a variety of contract lengths.
Their contract lengths vary depending on which property you’re staying in.

When making your online booking, please make sure that you check both the contract length and the cancellation policy before you hit the confirmation button.

Do I need a guarantor?

Yes, an international guarantor will be required if you are paying in instalments or are 16 years old. They collect all your guarantor information and will send an email to them for you. Easy.

What payment options are available?

You can pay your license fee in full, or you can choose a payment plan of 4 instalments. If you’re paying in full, the total amount will be due before your arrival. If you’ve opted for a payment plan of 4 instalments, the first payment doesn’t need to be paid upon booking, however, it will need to be paid at 4 weeks before your start date. Please note paying in instalments will require a guarantor.

What communal spaces are there?

Their common spaces are residence-specific, so please check the relevant residence page on the website to see what spaces it includes.

Do you offer dual occupancy?

Yes, they do – please check with the residence about whether your studio room is eligible for dual occupancy. Both students who wish to book as a joint tenancy must be students.

What if I have a disability or special requirement?

They have accessible rooms available at all their residences, so they want to make sure that everyone can have a safe and comfortable stay with us, so please let them know about any medical information or disabilities on your application or contact us directly to find out more.

Is the agreement for my room a legally binding contract?

Yes, the agreement for your room, which you are required to accept to complete your booking and secure your room, is a legally binding contract.

If I book now, can I cancel my contract?

You are eligible to be released from your tenancy 14-days from signing your Licence and paying your £100 holding deposit. To be released within the 14-day cooling off period they would require written confirmation that you wish to cancel your booking. Upon receipt of such notice, they will refund your £100 holding deposit together with any other payments you may have made.

Are kitchen essentials and bedding included in my room?

These aren’t included in your room as they tend to be personal items. However, you can purchase everything you’ll need for your room.

Will I have internet in my room?

Yes, they have high speed Wi-Fi throughout each property so you can be always connected. More information on how to connect will be provided upon your arrival and this is included in your accommodation fees, so you do not need to pay for it.

What are the guest policies at property?

They do allow day and night guests, however, for your own safety and security, there are a few guest policies in place:

  • You can have unlimited guests visiting during the day between 8am and midnight
  • For overnight stays, one guest can stay for a maximum of three consecutive nights throughout the month
  • All guests must be 18 years of age or over
  • You will have to sign in your guests, and they must bring a photo ID to enter the building
  • You will be responsible for your guest throughout their time at property

Will my room be cleaned?

Cleaning services are not included in your stay. However, they are available. All you must do is to contact your property team to book your cleaning service for a small fee.

Are there any additional services not included?

They work hard to make sure that pretty much everything is included in your stay. Just so it’s clear, the below items are not included in your rent:

  1. They have vending machines in some of their properties. All snacks and drinks within the vending machines will be at your own cost.
  2. You can pay for your laundry on a pay-as-you-go basis
  3. You can book room cleans at reception for a set fee.

If you’d like any bedding, towels and/or kitchen equipment during your stay, you can buy them.

Will I have a TV in my room?

Yes, TVs are included in all rooms.
If you are watching live or recorded live TV programmes on any channel or TV service, or downloading or watching BBC programmes on BBC iPlayer on any device you will need to purchase a TV licence during your stay with them.

Do you have laundry facilities?

They have laundry rooms in all their properties with 24-hour access.

Prices for a wash and dry can be found in your Welcome Book which you’ll receive upon checking-in. Payment is done through a pay-as-you-go card which can be purchased from a machine in the laundry room.
For any other questions on laundry, speak to the team as they’ll be happy to help.

What happens if I lose my key?

When moving in, you will receive your keys/FOB for your room, access to the building and usually a post box key
If you do lose any of your keys or the FOB, please let them know right away for health and safety reasons. You will be charged for a replacement which the residence team can arrange for you.

Is the gym free to use?

Yes, this can be accessed free of charge 24/7, so you are welcome to work out whenever you feel like it.
Upon Check-In, they do require that you complete a gym induction to ensure you’re comfortable using the equipment.

Am I able to sublet your room to a friend if I no longer need it?

No, you are not permitted to sublet any part of your accommodation, as per your accepted tenancy license agreement or AST. If you need to move out early, you should contact the reception team to discuss the option of a tenancy takeover.

What happens if my light bulb needs replacing or something breaks?

Their maintenance teams are available five days a week to help with any issues or questions. They’re also available for any emergencies during the weekends.
If you do experience any maintenance issues during your stay, simply log this using App (full information can be found in your Welcome Book). The team will update you on the progress of the job and book a time with you for accessing your room.

Is contents insurance included in my rent?

They know how important your belongings are to you which is why they provide contents insurance to everyone staying in a property.

Am I able to bring my bike?

They encourage everyone to bring their bikes to university as it makes for a much more environmentally friendly way to get around town. In fact, all their properties have bike storage available. Simply speak to the team for details.
Bikes are stored at your own risk. In no circumstances should bikes be stored in your room, corridor or in the communal space in the building.

Can I bring my electric scooter/bike with me?

Electric bike/scooters should not be kept or charged anywhere in the building under any circumstances. This includes your room, flat, common spaces, and the bike store.

What is the health and safety policy?

They’re committed to providing a safe and healthy environment for all students, employees, clients and other parties who may be affected by their activities.
They are committed to continual performance through learning from experience. They will always engage with all their staff, students, clients and suppliers so that everyone is involved and invested in managing risk.

When checking in to your property, they’ll need to see a form of photo identification (passport, driver’s license etc).

Can I change my room after I move in?

If you’d like to move rooms, they’ll always try to accommodate it. Please do note that they can only offer room changes if there are rooms available to move into within your property residence and there is an understandable reason for wanting the change.
Keep in mind that different rooms can be offered at varying prices. The rates are based on several things, like the size of the room, location in the building and its availability so it may be that you will have to pay a different rate to occupy another room.
As terms and conditions may apply, please make sure you speak to them.

Are there specific times of day that I can move in?

To ensure you get the best check in experience, you can book a timeslot via Property Portal. When it gets nearer to your check-in weekend, so you can book a time that’s suitable for you.

The check-in weekend takes place in September however the dates vary depending on what property you’re staying in.
