  • Cooling Off Period
    1. If the booking is cancelled by the applicant prior to the agreement being signed, the Advance Rent payment will be returned. 2. Once the Tenancy Agreement is signed, the property offers a 7 day cooling off period so if circumstances change, the tenant can cancel the booking subject to having not moved into the property. 3. From August the cooling off period is reduced from 7 days to 24 hrs after the booking is signed.
  • No Place No Pay
    Once the Cooling Off period has expired, you can cancel the booking prior to the tenancy start date if: 1. You have not acquired the grades to be offered a place at the chosen university. 2. You have failed to achieve the grades to continue your study at university. In these circumstances, please provide evidence (UCAS notification) to the Residents’ Team within 72 hours of being notified. Once they receive this, they will confirm receipt of your request to cancel and refund your full Advance Re
  • No Visa No Pay
    Once the Cooling Off period has expired, you can cancel the booking prior to the tenancy start date if: 1. You do not have a visa to enter the UK. In these circumstances, please provide evidence (Visa refusal documentation) to the Residents’ Team within 72 hours of being notified. Once they receive this, they will confirm receipt of your request to cancel and refund your full Advance Rent.
  • Replacement Tenant Accepted
    1. A tenancy takeover option is available where the resident would nominate a replacement tenant to take over the remainder of their tenancy period.  2. In this case, the incoming tenant would need to have signed a new tenancy, made their first instalment & have moved in prior to release.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    1. You need to make an advance rent payment of £150 to secure your room with the property. 2. This will be offset against your first or only instalment of rent.

    For AY 23-24 (STLs): You will need to pay for your entire stay at the time of booking or prior to move-in. For AY 24-25: 1. Payment in full. 2. Payment in 3 instalments.

    Guarantor Requirement

    1. The property accepts both UK based and International guarantors, however if you wish to pay in installments you need to have a valid UK based guarantor. 2. The property does not accept any third party guarantors.
