Booking Details
Cancellation within 14-Day Cooling Off Period
If you wish to cancel your booking you may do so in writing or by sending an email directly to the Property Team within 14 days of accepting your tenancy agreement. If you decide to cancel your accommodation booking within these 14 days you will receive a full refund of your booking fee.
1. Unless the Tenancy Agreement has already commenced (meaning the Tenancy Start Date is on or before the date the Tenancy Agreement is dated) you may cancel your Tenancy Agreement (by giving us written notice of cancellation) at any time during the period ending on the date 14 days after the date we confirm your booking is complete (the Initial Cancellation Period). If you cancel the Tenancy Agreement during the Initial Cancellation Period, we will make no charge and will return to you your Deposit in full.
Cancellation beyond the 14-Day Cooling Off Period
If you wish to cancel your booking beyond the 14 day cancellation period the below is applicable.
2. Outside the Initial Cancellation Period, you will remain liable for the rental monies due under the Tenancy Agreement for the whole of the Tenancy Period or until a replacement tenant (who is satisfactory to the Landlord) is found for your Room. If the Tenancy Agreement is cancelled and a replacement tenant is found after the cooling-off period but before the start date of the tenancy, an administration fee of 50 will be charged prior to processing your cancellation and accepting the replacement tenant. If a replacement tenant is found after you have moved in after the start date of your tenancy, an administration/cleaning fee of 150 will be charged prior to processing your cancellation and accepting the replacement tenant. If we confirm to you that a satisfactory replacement tenant has been found for your Room, and the cancellation fee has been paid, we will then release you from your Tenancy Agreement with effect from the start date of the new tenancy agreement with the replacement tenant. The entering into a new tenancy agreement with a replacement tenant will be entirely at the discretion of the Landlord/Management Company.
No visa/ No pay:
If you secure your accommodation and you are no longer able to attend the affiliated University due to having your visa rejected, then you must provide official written evidence from the University (and relevant VISA authorities) a copy of this must be sent directly to the Property Team within 5 calendar days of the decision being notified to you. If adequate evidence is provided, you will be eligible for release from the tenancy agreement and the full booking fee will be returned.
Didnt get the grades you hoped for?
If you secure your accommodation and you are no longer able to attend the affiliated University due to not achieving the grades, then you must provide official written evidence from the University (and relevant bodies at UCAS) a copy of this must be sent directly to the Property Team within 5 calendar days of the decision being notified to you. If adequate evidence is provided, you will be eligible for release from the tenancy agreement and the full booking fee will be returned.
Illness/Extenuating Circumstances
If you wish to leave the accommodation due to illness or any extenuating circumstances, this is assessed on a case-by-case basis. The request to cancel must be made in writing or via email at point of contact you should provide relevant material to support your release. Until a decision has been made by the site team, you remain liable for all accommodation fees. If a tenancy release is not granted, you will be required to find a replacement person before you are released from your tenancy. If you are granted a tenancy release, your deposit will be returned to you (minus any deductions relating to the condition of the Property upon your departure).
Cancellation due to Corona Virus for bookings for 2020-2021
If a student is affected by the virus in the coming Months and cannot come to the UK for September check in we will on the production of a medical certificate and a letter from the UK university confirming that they will not be enrolling on their course we will release the student from their tenancy agreement without penalty.
Government travel restrictions prevent you from travelling to the UK
If you secure your accommodation with us and the UK Government implement travel restrictions that prevent you from travelling to the UK to enrol at university, upon providing a letter from that UK university confirming that you will not be enrolling on your course we will release you youre your tenancy agreement without penalty.
Alternatively, you may request via our property teams that the start of your tenancy is put back to the first day of the month in which the restrictions are to be lifted and you will be able to travel to the UK. Please submit your request to the Property Team before the tenancy start date. We will send you written confirmation of your new tenancy start date.
If your University changes the official start date
If you secure your accommodation and your University changes the official start date of your face-to-face course to a later date we will put back the start of your tenancy, at no cost to you.
CORONAVIRUS (COVID-19)
At this current time, we completely understand the concerns and the uncertainty that coronavirus (COVID-19) is causing and we as a company are doing everything we can to help any of our students that may be affected during these unprecedented times.
We want you to know that the health and wellbeing of our residents and our staff, is of the upmost importance to their Students.
As we continue to monitor the current situation very closely, we continue to follow the advice given by Public Health England, the NHS and the Foreign Commonwealth Office as well as monitoring updates from the Universities. We will update our procedures in line with the latest Government guidance and update any changes here.

For the residents that will be living in our properties we have a plan that ensures the safe management of our residents, buildings, and site teams. This plan includes:
Ensuring we update our procedures and information to keep all our residents and staff updated with Government and Public Health England guidance and instructions.
Ensuring the frequency of cleaning within all public areas and touch points including receptions, lifts, door handles, and public bathrooms is carried out at regular intervals.
Implementing procedures to ensure we can support a student who is unwell at our sites.
Temporary closure all onsite gyms, study rooms and other larger common spaces, so that all staff and residents can undertake social distancing as per Government regulations.
Ensuring that all communications is done via telephone and email except in the case of essential maintenance or emergency situations, ensuring we can adhere to social distancing. Our site teams can still be contacted on the usual telephone number or by email and our out of hours team are still available if needed.
Temporary suspension of resident guests/visitors to our properties except for essential maintenance or emergency situations.
The staff attending properties will be there to undertake essential health and safety checks to ensure our properties run safely and in line with statutory compliance, ensuring that we are adhering to the Government non-essential travel restrictions through a reduced staff presence at our properties.
WHAT DO YOU NEED TO DO? FOLLOWING GOVERNMENT INSTRUCTIONS
We have now received instruction from the Government that we need to control the virus and stay alert, to do this, you should:
Remain in your residence as much as possible.
Limit contact with other people.
Keep your distance if you do go out, maintaining social distancing guidelines and staying 2 metres apart where possible.
Play sports or undertake exercise, for example a run, walk, or cycle, but you should do this alone or with members of your household only.
Travel to and from work by car, bicycle or through walking and avoid public transport as much as possible, and you should only attend your place of work where your work cannot be done from home.
Please remember that you can spread the virus even if you dont have symptoms. You are advised to self-isolate if you do get symptoms of the virus or anyone in your residence/household gets symptoms.
WHAT DO YOU NEED TO DO IF YOU ARE RESIDING IN ONE OF OUR PROPERTIES?
Follow our property fire and emergency procedures.
Arrange essential deliveries only that can be collected by you personally. (we would be unable to take these deliveries at reception)
Refrain from hosting or partaking in any gatherings of more than two people whilst ensuring that you maintain social distancing. Your fellow housemates in a shared cluster flat or townhouse are not included in this.
Remember the importance of good handwashing, helps protect yourself and others.
Regular cleaning using your usual household products, such as disinfectants, detergents, and bleach. Ensuring that door handles, handrails, remote controls, and tabletops are cleaned more regularly.
Household waste can be disposed of as normal, but we request that personal waste especially used tissues and disposable cleaning cloths are placed into another bag, tied securely and kept separate from household waste for at least 72 hours before being put in your usual property waste bin.
WHAT DO YOU NEED TO DO IF YOU FEEL UNWELL WHILST RESIDING IN OUR PROPERTIES?
The Government advises that you should self-isolate in your room if you have a high temperature (if you dont have a thermometer check if you feel hot to touch on your chest or back) or you have a new, continuous cough (which means you are coughing repeatedly). Please read the NHSs advice on COVID-19 and its advice on self-isolation in student accommodation here.
If you are concerned about any potential symptoms, then please call the NHS Helpline on 111.
Inform your property team via your property email address and they will contact you with further information regarding self-isolation in your property.
If you become aware that somebody is self-isolating in your shared accommodation cluster flat, you too will need to self-isolate as per the Government advice.
