    For 25-26 AY:- If there's a travel ban for the UK in the country or region where the student is, the student can contact Property before the tenancy start date. They will consider deferring the tenancy till the travel ban is lifted, or discuss other options available to you.

    For 25-26 AY:- (Only for 1st year students): If you're unable to study in the city booked due to university offer rejection, you may be eligible to be released from the agreement. However, the reservation fee will be non-refundable. Documents below must be provided within 7 days from the date the results are published. 1. A written rejection letter from the chosen university/college or UCAS or a screenshot of the UCAS status which confirms that the required results were not achieved, or 2. A

    For 25-26 AY:- If the student cannot obtain the visa on time due to the closure of visa centers, the student can contact Property within 7 days for potential deferring the tenancy. they can also discuss other options available to you.
  • Replacement Tenant Accepted
    For 25-26 AY:- If the student would like to check out before the tenancy ends, he/or she will still be responsible for the total rent, unless a suitable replacement tenant is found. The property will try their best to help but it remains the responsibility of the student to find a replacement tenant.  Please note:  1. Subletting your room without the property's written permission is against the tenancy agreement. 2. Also, a GBP 50 administration fee may also be applicable in replaceme

    For 25-26 AY:- If there's a delay of course, students can submit the updated course start dates to Property within 7 days and they will consider deferring the tenancy to match the course or discuss other options available to you.

    Booking Deposit

    For 25-26 AY:- 1. The student will need to pay £100 (non-refundable) reservation fee to secure a room. 2. This will be deducted from the rent when the student pays for the full rent or the first instalment.

    Pay In Instalment

    For 25-26 AY:- 1. The property accepts maximum 2 or 3 instalments for tenancy no less than 43 weeks if you have an eligible UK based guarantor. 2. The documents from your British guarantor will be required for reference check purpose. This may include: Photo ID, No less than 3 months Payslips and bank statements, & a guarantor form to confirm with the guarantee. Please note: Normally for the September intake, the due date for the total rent or the first instalment should be on the August 15th. If this date has already passed, the payment needs to be made as soon as possible. The due date will be specified on the tenancy agreement.

    Guarantor Requirement

    For 25-26 AY:- 1. The property requires a UK based guarantor. 2. Paying rent by instalments is only allowed to the students who can provide guarantor information. 3. The guarantor should be based in the UK, or a qualified UK guarantor service providing agency. 4. If you cannot provide a valid UK based guarantor you will have to pay your rent in full.

    For 25-26 AY:- 1. A security deposit of £350 has to be paid with the rent. 2. This will be put into the government-authorized deposit protection scheme, TDS Custodial (Tenancy Deposit Scheme) (Normally for Tenancy Agreement only) for protection and is refundable when you check out if nothing is owing for damages or outstanding rent.

    What do I need to bring?

    All their apartments come complete with high-quality furnishings that provide ample storage and comfort. You can contact our booking consultant for a full inventory list before you move in. You will need to bring your own beddings and kitchen utensils as these are not provided.     Can I store my luggage in the room during summer holiday?

    If you have renewed with the residence for the new academic year, you can store your luggage for free of charge during the summer holiday. Contact the residence team for more details.

    Am I allowed to keep pets in my room?

    Unfortunately, they are not allowed to have pets in their accommodation.

    Does the accommodation provide cleaning service?

    Regular cleaning services are provided in all communal areas including cluster kitchens. Residents are responsible for the cleaning of their own bedrooms. Please also be considerate to your flatmates and clean after yourselves in the communal kitchen if you’re staying in an ensuite bedroom.

    If you would like to book in additional deep cleans in your room, please speak to a member of the management team who can discuss the options with you and book in an additional clean at a time to suit you.

    Normally you will be responsible for taking your own rubbish to the bin. However if you’re in self-isolation, please report to the management team and they will arrange the rubbish collection from your door.

    What happens if there is a problem with my room?

    There are several ways of reporting maintenance issues;

    • Management APP: Log a ticket, add a picture if you wish and the onsite Facilities Manager will respond as soon as possible.
    • Email: You can send an email to the site email address which will be on the welcome letter.
    • Telephone: You can call the site number which will be on your welcome letter
    • In person: You can go the reception or site office and talk to a member of staff.

    Is the room furnished?

    All the apartments come complete with high-quality furnishings that provide ample storage and comfort.

    Do you have laundry facilities?

    All their residences have an on-site laundry room with washing and drying machines. It costs on an ad-hoc basis and around 4.00 GBP per wash and dry, except for 8-bed clusters in The Foundry where they provide free washing machines in the communal kitchens.

    Can I smoke in my room?

    No. As per your tenancy agreement and the UK legislation, it is not permitted to smoke inside any building. There are designated smoking areas at each of the developments which you are welcome to use.

    What happens if I can’t make my payment on time?

    The property team will always work with you to find the best way for you to make your payment. It may be possible to change payment plan to adapt to your requirements. Please contact the residence team for more information.

    Given the tenancy agreement is signed, if you fail to pay on time without informing or negotiating with the residence, the residence team reserve the right to cancel the booking or resort to a third party debt collect agency. They might also be interest charges incurred on the rent arrears.
