Payment and Fees
Booking Deposit
A £100 Reservation Fee is required to secure the room. The Reservation Fee is non-refundable once paid. The Reservation Fee forms part of the rent and is deducted from the total rent or the first installment. The Reservation Fee is reflected in the payment plan section of the tenancy agreement.
Security Deposit
A £350 Security Deposit is payable along with the rent. The Security Deposit is protected under the TDS Custodial (Tenancy Deposit Scheme). The Security Deposit is refundable at the end of the tenancy, provided there are no outstanding rent arrears or damages.
Pay In Instalment
Students with an eligible UK/British guarantor may pay rent in installments. The property accepts a maximum 2 or 3 installments. Instalment payments are available only for tenancies of 43 weeks or longer. The first instalment or full rent for the September intake is normally due on 15 August. The exact payment due dates are specified in the tenancy agreement. Students paying by instalments must provide: Completed guarantor form. Proof of identity. Proof of address. Proof of income. Students receiving Student Finance may pay using their Student Finance payments. If the Student Finance payment is received after the tenancy start date, students may be required to pay: At least 4 weeks' rent, and The Security Deposit before check-in. The remaining balance is payable once the Student Finance payment is received.

Guarantor Requirement
A UK/British guarantor is required to pay rent in installments. Instalment payments are available only for students with an eligible guarantor. The guarantor must provide: Photo ID. At least 3 months' pay slips. At least 3 months' bank statements. A completed guarantor form. Students paying through Student Finance must also provide their Student Finance payment schedule. A qualified UK guarantor service provider is also accepted. Only UK-based guarantors are accepted.
Additional Fees
Laundry Charges: Approximately £4.00 per wash and dry cycle. A £15 per week additional charge generally applies for approved dual occupancy rooms.

All their apartments come complete with high-quality furnishings that provide ample storage and comfort. You can contact our booking consultant for a full inventory list before you move in. Can I store my luggage in the room during summer holiday?

Am I allowed to keep pets in my room?
Unfortunately, they are not allowed to have pets in their accommodation.
Does the accommodation provide cleaning service?
Regular cleaning services are provided in all communal areas including cluster kitchens. Residents are responsible for the cleaning of their own bedrooms. Please also be considerate to your flatmates and clean after yourselves in the communal kitchen if you’re staying in an ensuite bedroom.
If you would like to book in additional deep cleans in your room, please speak to a member of the management team who can discuss the options with you and book in an additional clean at a time to suit you.
Normally you will be responsible for taking your own rubbish to the bin. However if you’re in self-isolation, please report to the management team and they will arrange the rubbish collection from your door.
What happens if there is a problem with my room?
There are several ways of reporting maintenance issues;
- Management APP: Log a ticket, add a picture if you wish and the onsite Facilities Manager will respond as soon as possible.
- Email: You can send an email to the site email address which will be on the welcome letter.
- Telephone: You can call the site number which will be on your welcome letter
- In person: You can go the reception or site office and talk to a member of staff.
Is the room furnished?
All the apartments come complete with high-quality furnishings that provide ample storage and comfort.
Do you have laundry facilities?
All their residences have an on-site laundry room with washing and drying machines. It costs on an ad-hoc basis and around 4.00 GBP per wash and dry, except for 8-bed clusters in The Foundry where they provide free washing machines in the communal kitchens.
Can I smoke in my room?
No. As per your tenancy agreement and the UK legislation, it is not permitted to smoke inside any building. There are designated smoking areas at each of the developments which you are welcome to use.
What happens if I can’t make my payment on time?
The property team will always work with you to find the best way for you to make your payment. It may be possible to change payment plan to adapt to your requirements. Please contact the residence team for more information.
Given the tenancy agreement is signed, if you fail to pay on time without informing or negotiating with the residence, the residence team reserve the right to cancel the booking or resort to a third party debt collect agency. They might also be interest charges incurred on the rent arrears.
