Can I have guests to stay?

Due to COVID-19 they are not allowing guest at all. In normal circumstances, they would allow guests to stay overnight for up to two consecutive nights but they will need to sign in with the management team at reception and cannot have their own key/fob. Any guests must be with you at all times and cannot be left alone in your room – this is due to only you as the resident being fully aware of their health and safety processes and policies. They will notifying their residents of any changes.

What do I need to bring?

All their apartments come complete with high-quality furnishings that provide ample storage and comfort. You can contact their booking consultant for a full inventory list before you move in. You will need to bring your own beddings and kitchen utensils as these are not provided. You can also purchase the kits from their partner Unikit Out

Can I store my luggage in the room during summer holiday?

If you have renewed with them for the new academic year, they can store your luggage for your free of charge during the summer holiday. Contact their booking consultant for more details.

Am I allowed to keep pets in my room?

Unfortunately, they are not allowed to have pets in their accommodation.

Is there any social space?

Yes, property, student accommodation has fantastic social space for students to socialise. There are usually on-site events held for tenants to meet more people, to understand the culture from all over the world and to be connected with property  staff. Unfortunately, due to the Covid-19 they have suspended hosting face-to-face social events this year. You are still welcome to use their social spaces, such as Karaoke room, cinema room, communal study area, etc., but just make sure all the government guidelines are followed.
*Note: However, whether part of or all the communal areas and facilities can remain open may depend on current governmental instructions. They will keep consistent with the government's instructions. The final decision lies with property accommodation management team.

Does property & student accommodation provide cleaning service?

Regular cleaning services are provided in all communal areas including cluster kitchens. Residents are responsible for the cleaning of their own bedrooms. Please also be considerate to your flatmates and clean after yourselves in the communal kitchen if you’re staying in an ensuite bedroom. If you would like to book in additional deep cleans in your room, please speak to a member of the management team who can discuss the options with you and book in an additional clean at a time to suit you.
Normally you will be responsible for taking your own rubbish to the bin. However if you’re in self-isolation, please report to the management team and they will arrange the rubbish collection from your door.

What happens if there is a problem with my room?

There are several ways of reporting maintenance issues; property APP: Log a ticket, add a picture if you wish and the onsite Facilities Manager will respond as soon as possible. Email: You can send an email to the site email address which will be on the welcome letter. Telephone: You can call the site number which will be on your welcome letter In person: You can go the reception or site office and talk to a member of staff.

Can I move in early than the check-in date shown on the website?

Yes, they can be quite flexible in terms of move-in date. Some rooms might be ok for early check-in subject to availability but you need to double check with their booking consultant for confirmation. They might also be able to allocate you another room temporarily if the specific room you booked is not available for early-move in. Please note, once you've signed up your tenancy agreement, an administration fee could be applicable if you decide to change the check-in/check-out date.

Do you have laundry facilities?

All their residences have an on-site laundry room with washing and drying machines. It costs on an ad-hoc basis and around 4.00 GBP per wash and dry, except for 8-bed clusters in The Foundry where they provide free washing machines in the communal kitchens.

Can I smoke in my room?

No. As per your tenancy agreement and the UK legislation, it is not permitted to smoke inside any building. There are designated smoking areas at each of the developments which you are welcome to use.

Can I request tenancy amendment after the tenancy is confirmed?

Sorry, they are unable to amend your tenancy once it is confirmed by both parties unless unexceptional circumstances (e.g. dalay of course start date, delay of Visa application). In case of unexceptional circumstances, you are only allowed to amend your tenancy for once maximum for free before the rent due date. All requests must be sent in person to each site email quoting your Name, Room NO., and name of the property in the subject of email, with relevant proof and specific requests in the content of that email. All requests will be checked on a case by case basis. From the second time that any amendment is made, a £50.00 admin fee will be charged for each amendment under unexceptional circumstances.

Can I pay in instalments?

Yes, they can accept maximum 3 instalments for tenancy no less than 43 weeks if you have an eligible British guarantor. Please let them know before making your application. Then documents from your British guarantor will be required for reference check purpose. The documents may include: 1. Photo ID 2. No less than 3 months Payslips and bank statements 3. A guarantor form to confirm with the guarantee Please speak to their booking consultant for more information.

Can I pay my rent with Student Finance?

This is acceptable. Please let them know before making your application. You still need to provide them with required documents from your British guarantor for reference check purpose. In addition, your student finance schedule will also be needed. If your student finance payment arrives later than the tenancy starting date, they may consider asking you to pay some amount of the rent (at least 4 weeks) and security deposit to check you in. The remaining balance of your installment shall be paid on the day when your student finance arrives.

Who can book a room of property &;student accommodation?

Any person who is over 18, and who is a student enrolled with an educational institution can live with property. When you book a room, you may be asked to provide certificates of student status (e.g. university offer, CAS(Confirmation of Acceptance for Studies, student ID, valid student visa, etc.)

How do I make the payment?

You can either pay online through their portal using Western Union or Alipay. Or you can ask their booking consultant for their bank details (shown in your tenancy agreement) to make the transfer.

Apart from the rent, what else do I need to pay?

The reservation fee to secure your room is £100.00 which forms part of your rent. There is another £350 security deposit payable with the rent, which will be put into the government-authorised deposit protection scheme, TDS Custodial (Tenancy Deposit Scheme) (Normally for Tenancy Agreement only) for protection and is refundable when you check out if nothing is owing for damages or outstanding rent . All utility bills (gas, water and electricity), super-fast Wi-Fi and contents insurance for your belongings are included. Regular cleaning in the communal area is also included in your rent. You will need to pay for the laundry machine if you decide to use it.

How long can the tenancy be?

The standard length of the property tenancy agreement is 43/44, 47 and 51 weeks. Some accommodations and room types are available for short let (6 weeks or above), please contact their booking consultant for more details via online chat, emails or phone calls if you are interested.

What happens if I can’t make my payment on time?

they will always work with you to find the best way for you to make your payment. It may be possible to change payment plan to adapt to your requirements. Given the tenancy agreement is signed, if you fail to pay on time without informing or negotiating with us, they reserve the right to cancel the booking or resort to a third party debt collect agency. There might also be interest charges incurred on the rent arrears.

Can a couple share one room?

Most of their accommodation do support dual occupancy as long as both tenants are university students over 18. but the number of rooms are limited and it’s usually for a specific room type, on a first come first serve basis. There’s usually a £15 per week extra charge for dual occupancy. Please ask their booking consultant for confirmation.

When do I need to pay reservation fee, security deposit and the rent?

Reservation fee: If you book it online, this will be done at the same time when you make the application. If you choose to apply offline through their application form, this needs to be paid within 48 hours of after the application form is submitted, or they reserve the right to cancel the booking for you. Rent: Normally for the September intake, the due date for the total rent or the first instalment should be on the August 15th. If this date has already passed, the payment needs to be made as soon as possible. The due date will be specified on your tenancy agreement. Please note: Paying rent by instalments is only allowed to the students who can provide guarantor information. The guarantor should be based in the UK; or a qualified UK guarantor service providing agency. You can choose 2 or 3 instalments as you wish, but you need to provide the following documents: filled guarantor forms, proof of ID, proof of address and proof of income. Can I move out during the agreement?

Yes, you can. However, please note you are still responsible for paying the rent until you find another student to be your substitute tenant. You and your substitute tenant must inform the landlord and accomplish administration works accordingly. The administration fee is applied.

Can I sublet my room?

No, subletting your room without their written permission is against your tenancy agreement. If you want to be released from your tenancy and you have already found a suitable replacement tenant, please come speak to them so they can make sure all the paperwork is in place. An 50.00 GBP administration fee might be applicable.

Is my booking fee fully refundable? / Will I be charged if I cancel before the agreement starts?

Once you pay your reservation fee, the amount is not refundable. If you have already signed the tenancy agreement, you'll still be responsible for the full rent unless an eligible replacement tenant is found.
