All of our contract dates are fixed and unfortunately non-negotiable.

What is first year exemption? Am I eligible?

If you are a domestic first year student applying through UAC / VTAC / QTAC / TISC you may be eligible for First Year Exemption.You are eligible if:
* You did not get accepted to the university
* Were accepted to another university
* The course is now wholly offered online (ie not being taught internally) If your contract has not commenced you will be refunded your Bond. If your contract has started, you are liable for rent up to the date of notification of moving out of the property. Your Bond will be refunded. Please note the First Year Exemption policy will not apply where you have accepted a university offer but have chosen to defer or withdraw from your studies. You must notify property management in writing (resident notification) within 5 days of the UAC / VTAC / QTAC / TISC Main Round offers release date (generally around late January – refer to the UAC / VTAC / QTAC / TISC website for actual dates) to claim the First Year Exemption policy.

How far is the property from the university?

The property is at most a 10-minute walk to the main university campus. It is also right across the road from the Melbourne Law School and a 5-minute walk to the library.

Is there after-hours support?

There is always a staff member or resident assistant on call for support at the property in case of emergency.

What is the latest I can apply?

There is no deadline for applications. However, please note that once the property has reached capacity you are only able to sit on the wait list and we cannot guarantee that a room would become available. It is always best to apply early.

Is there a TV in the apartment?

There are TVs in our 4 bedroom apartments and in the 1 bedroom apartment. All other rooms are equipped for a television and residents are welcome to bring one with them if they wish.

Do you accept payments over the phone?

For confidentiality purposes, we cannot take payment information over the phone and require payments to be made through secure bank transfer.

Is there access to public transportation?

Swanston Street is just a short 4-minute walk from the village which has access to trams to all routes.

Is there a cleaning service?

There is no cleaning service at the property. You are required to upkeep your personal areas yourself, and organise among the residents of the apartment how to keep the common areas clean. There are inspections throughout the year, and if areas are deemed below standard, penalties will apply where relevant professional cleaning is required.

Does my room have a window?

All rooms within the apartment have a window that can be opened.

Who has access to my room?

Every room is private with a lockable door - only you will have access to your room. If you are in shared accommodation, the communal areas will be accessible to all tenants of the specific apartment.

Is the property secure?

The property has A+ security with a staff member or resident assistant on duty at all times in case of an emergency. Additionally, residents are the only people issued with swipe cards to access the property.

Is there a curfew at the property?

The property is your home and you are welcome to come and go as you please.
Please note though that we do have rules regarding noise and visitors within the property.Noise Curfew
Residents must comply with all directions from property management in relation to noise minimisation, particularly in response to noise complaints from other residents of the property or neighbours of the property. For more information please refer to the property Noise Policy.

A visitor is defined as a person who is meeting with a resident for a short period of time, while a guest is defined as a person who is staying overnight with a resident in accordance with the Rules. All visitors arerequired to leave the property by 12 midnight(unless otherwise notified to residents by property management from time to time). Any visitor present in the property after the specified time will be considered an “unauthorised person” to which Rule 52 (Overnight Guests & Unauthorised Occupancy) and Rule 69 (Trespassing) applies.

Can I purchase a linen or kitchen pack from the property?

There is an option to purchase a linen or kitchen pack upon your arrival at the property.

Am I able to leave my belongings in my room before my contract starts?

Unfortunately, you will not be able to access your room or leave any belongings in the property before your contract starts.

Can a couple live at the property?

All rooms are single occupancy, unfortunately we are unable to accommodate couples or families.

Can I live at the property if I do not study at the university of melbourne?

We can accommodate students from most higher education institutions. Proof of enrolment will be required to secure a room.

What type of heater am I allowed to bring?

You are allowed to bring oil column heaters only due to fire safety rules.Fan heaters are NOT allowed in the property.

Why am I required to make an application so early on?

We open applications early due to the high demand of students looking for on campus accommodation. To secure a room at the property we recommend submitting your application as soon as possible. We don't want you to miss out!

Can I have people stay over?

Although we do not encourage overnight guests, we do understand that you may have someone stay from time to time. Please make sure that you sign your guest into reception upon arrival and sign them out on departure. As per the property rules, you can have a guest stay no more than 2 consecutive nights in a 7 day period. Please ensure you understand the property rules surrounding guest and visitor behaviour.

There are many supermarket options just a quick walk from the property campus, with two Woolworths' within a 10 minute walking radius.

What fees am I required to pay to secure a room at the property?

Before confirmation of your place, you will be required to pay theBOND, which amounts to four weeks rent, and is held as security over the duration of your stay. It is refundable in full at the end of your contract, provided there is no outstanding debt or damages done to your room.

How much is it to do laundry?

There is a laundry facility for residents at the property. The price of a load of washing is $4 and a load of drying costs $3. Residents can load money onto their swipe card for easy use at the laundry.

Do I need to bring kitchen utilities such as a kettle or toaster with me?

The kitchens are already kitted out with basic amenities such as the fridge and microwave. However, you will need to supply your own utilities such as a toaster, kettle, and sandwich press for example. If you live in shared accommodation, you can always wait until you meet your roommates to organise a group shop to figure out what everyone has brought along with them.

How is the property different from other options of residential living on campus?

The property fosters independent living while also accommodating students who are just moving out of home for the first time. There is a strong communal atmosphere among the residents which helps students adjust to a more self-sufficient lifestyle while they learn to look after themselves through their cooking, laundry, and housekeeping duties. There are many options for residents to become involved in the property community. There are heaps of opportunities to make new friends and create a memorable university experience, and if you prefer more time alone or in quiet we also have the right spaces for you. In the case of any queries, the property team is always there for support in case the student is looking for assistance.How are roommates allocated? Can I put in preferences? Roommate allocations are conducted in accordance with any requests, such as: study preference, age, and gender. To make a request, you will be prompted to include these during the application process. However, if you would like to add any retrospective requests, please contact us! Keep in mind that these are requests only, and although we try our best to allocate everyone as per their preferences, we cannot make any guarantees.

Is there internet access?

Fast, unlimited, and free WiFi is provided for all residents.

Is there a lock for the individual rooms in the shared apartments?

There are locks on all bedrooms within the apartment. You are the only person with a key to your bedroom, and only your house mates have swipes to access the apartment.

Can I bring my pet?

We do not allow pets at the property, this includes pet fish.

What do I have to bring?

We recommend bringing the bare minimum when you first arrive, that way you and your new roommates can work out who buys what to avoid a double up of certain items. However, below is a list of what you’ll need;
- A copy of your ID, such as your passport or drivers license to assist during your check in.
- Bedding and linen, including a pillow. - Towels and tea towels.
- Food and household supplies - until you can arrange a group shop with your housemates. - Cooking equipment, crockery, cutlery, glasses, cooking utensils etc. - Laundry supplies. - anything else you need to bring so that the property feels like home!

Can I book a tour?

You are more than welcome to come and visit the property before making it your new home.

It's my first time in australia, how can I get to the property?

The property does not operate an airport pick up service, however the university does offer a service for international students which you may be eligible for. Alternatively you could use public transport, taxi, or Uber.

How does my rent get charged?

Your rent is direct debited from your account or credit card using the details.

Do I need to find my own room mates?

No, you don't need to find your own roommates. If you are interested in a shared apartment, we will try and allocate you with similar people to yourself. If you do have people you want to live with, please put each other's names down in the room mate preferences in your application. Please note this is just a request, we cannot guarantee roommate requests due to the large amount of different requests we receive.

I'm living with 3 other people whose responsibility is it to take out the rubbish?

Every resident has the responsibility of maintaining the cleanliness of the apartment; we can assist your apartment with putting together cleaning rosters if you require guidance.

Is there any heating or cooling in my room?

There is a ceiling fan and electric wall heater in every room!

How do I know if my application is approved?

If you are successful, you will receive an invitation of accommodation from the village. Please note, an offer can only be sent if all steps of the application process are completed.

What is the bond?

If you receive an offer of accommodation from Student Village Melbourne, a bond equivalent to 4 weeks rent is payable by you to confirm your accommodation. Your security deposit will be lodged with the RTA and will be refunded at the end of your contact.

Can I get financial assistance?

Unfortunately the Property does not offer any direct financial assistance. You can also enquire with the University of Melbourne to see what financial aid you may be eligible for.

Will my room have an ensuite?

All studios and one-bedroom apartments have their own ensuite located within the apartment. The 4-bedroom apartment ensuite room type has its own bathroom whereas the standard 4 bedroom apartment shares a bathroom with other residents of the same apartment.

Can I smoke in the Property?

No, smoking is not permitted within your apartment or the property grounds.

Can I choose my own room?

During the application process you are welcome to advise us of any room or housemate requests. Please note that although we will do our best to accommodate requests, we cannot guarantee that they will be fulfilled. Your specific room is not confirmed until the day you arrive and check in.

Can I bring my own internet?

You are more than welcome to bring your own internet provided it is a WiFi dongle, we do not permit ADSL to be installed. Keep in mind that unlimited free WiFi is provided to residents.

How far is the university library?

The library is a quick 10 minute walk from the property.

How do you accept payments?

We accept Visa or MasterCard credit card payments only, as well as EFTPOS at property reception. Please note that credit card surcharges apply to all payments made on the student portal or over the counter at the property. Advanced rent payments can also be bank transferred to the property ahead of the rent schedule.

How can I prove that I am a student?

When you arrive at the property you will be asked to provide your student ID card.
If you are a first year university student and have not received your student ID you must provide your letter of offer as your proof of enrolment upon check-in and provide your student card once you have received it.

Are all apartments the same?

All of our studios and 4 bedroom apartments have a slightly different layout. You are able to place a request for a specific room layout, however your exact apartment and room number will not be confirmed until you arrive at the property.

Can I live here if I am under 18?

If you are under 18 and wish to stay at the property you will have to meet certain criteria; - you must turn 18 within the same semester you expect to move into the property. - you must complete and return a guarantor form prior to confirmation.

Where can I park?

Unfortunately the property does not have any parking available on the grounds. There are public parking stations in walking distance to the property

Are meals included?

The property does not provide catering. However, each apartment has access to a fully equipped kitchen including a fridge, freezer, stove top, oven, and microwave so feel free to cook up a storm at any time of the day.
