They will pay this refund within 30 days following receipt of your cancellation email to the bank account you used to make your deposit or advanced rent payment.
B. Reduced Cooling-Off Period (Bookings made on or after 1st August 2026):
1. If you book on or after 1st August 2026, the cooling-off period is 24 hours from when you accept the tenancy agreement.
2. You will be deemed to have accepted your tenancy agreement once you have signed the tenancy contract.
3. To cancel, send an email directly to the property and they will refund your full deposit if you cancel within this 24-hour period. They will pay this refund within 30 days following receipt of your cancellation email to the bank account you used to make your deposit or advanced rent payment.
Please note: If you check in and collect your keys during the relevant cooling-off period, the period ends immediately when you accept the keys.

International students who have applied to study at a university or higher education institution in a UK city where the property operates may be eligible to cancel their tenancy agreement without incurring a cancellation fee if they are unable to obtain the required UK study visa.
Eligibility Criteria
This policy is applicable only to students who meet all of the following conditions:
1. New International Student:
The student must be applying for a UK student visa for the first time and must not have previously studied at any university or higher education institution within the UK.
2. New Customer:
The student must not have previously resided at any of their Student property.
3. Booking Requirement:
A valid booking must be completed directly with the property between 27th October 2025 and 1st October 2026 for the academic year in which the student plans to begin their studies.
Definition of Booking:
A booking is considered complete when the student has signed the tenancy agreement, paid the required advance rent or deposit, and fulfilled all ID and guarantor documentation requirements.
Cancellation Process
1. Notification:
The student must notify the property within 3 working days of receiving a visa refusal decision.
2. Supporting Evidence:
Official documentation must be submitted confirming that the visa application was refused. Acceptable forms of evidence include:
An official refusal letter from the UK Home Office or another recogniZed visa-issuing authority
A letter from the university, sponsor, or institution confirming the refusal
All documents must clearly display the student’s full name, address, and the date of issue.
Outcome
If evidence of the visa refusal is submitted in accordance with this policy and the property is satisfied that the criteria have been met, the tenancy agreement will be cancelled within 7 days of receiving the supporting documentation.
Upon cancellation, no cancellation fee will apply. Any advance rent or deposit already paid will be refunded to the bank account used for the original payment within 30 days.

The booking must be completed between 27th October 2025 and 1st October 2026 for the academic year in which the student intends to begin their course.

A booking is considered complete when the contract has been signed, the required advance rent or deposit has been paid, and all ID and guarantor verification requirements have been fulfilled.

For 26-27 AY: -
1. If you wish to cancel for any other reason than those set out above, you must find another student to take over your tenancy before 1st May 2027. After this date, tenancy takeovers are not possible.
2. Requirements for the Replacement:
- Must be a student.
- Must meet the accommodation preferences of your booked accommodation (e.g., same gender if in a single-gender flat).
- Cannot be an existing Student Roost resident or someone who has already booked for the .
3. Tenancy Takeover Fee:
- You will need to pay a non-refundable fee of £200 to cover administrative costs.
Please note:
1. You'll remain responsible for rent payments until:
- The replacement tenant signs their tenancy agreement.
- Any cooling-off period for the replacement tenant has expired.
- The replacement tenant’s tenancy period has started.
2. Once the above are complete, you'll be released from your tenancy.
3. The property will refund your deposit minus any deductions for unpaid rent or damages.

2. To qualify for exceptional circumstances, you must:
a) Have withdrawn from your university or institution for medical reasons. You must send the property an email with proof of this in the form of a withdrawal letter, signed on headed paper from that institution; and
b) Send them, in an email, a suitable letter from the doctor or medical institution detailing the issue of why you have withdrawn from your chosen university or other higher education institution.
3. Tenancy releases for exceptional circumstances will not be granted where:
a) You are still at university and have not withdrawn from your course;
b) You have left university of your own volition for any other reason, including not attaining correct funding or loan, or suitable grades during the year;
c) You have failed to progress from one academic year to the next; or
d) The university has removed you from your course for any other reason, including disciplinary matters.
Please note:
1. Where the property agrees to cancel your tenancy once you have already moved into your residence, they will refund your deposit minus any deductions for unpaid rent or damages but you will not be entitled to a refund of any advance rent payment you have already and you will also be liable for any further unpaid rent due to them up to the date of cancellation.
2. Once a tenancy release decision has been made, this decision is final, and any appeal of this decision will be undertaken using the framework of the property.
