Booking Details

Cancellation Policy:-

Aparto understand that booking a room in student accommodation can be a big decision. They also know that bookings are often made before you know your exam results, or your personal circumstances may change unexpectedly prior to you moving in. This policy sets out the process for requesting a cancellation and the fees involved.

Our aparto assurance to all our Students

Due to the Coronavirus Covid-19 pandemic, they recognise there is a lot of uncertainty for students. At aparto they are committed to being as flexible as possible. If you book your September 2021 accommodation now, they will allow you to cancel your booking before 31st May without penalty.

Cancellation before you move in:

To confirm your application and booking, you need to read and sign the Short Assured Tenancy Agreement (the SAT)

To confirm your booking, a deposit of 250 is required, your deposit will be held by Safe Deposits Scotland. You also need to read and sign the Tenancy Agreement before you move in.

Once you have paid your Deposit and signed your Tenancy Agreement online you are agreeing to take up your place within the accommodation and are bound to pay the Tenancy fee in its entirety. Any subsequent request to cancel will require you to find a student to replace you, who is approved by aparto, please refer to the Tenancy Takeover section below. This carries an administration fee of 100. For guidance on cancelling your booking due to travel and visa restrictions see below.

Online Courses

If your University decides to complete teaching of your course fully online, the tenancy agreement is still binding, and you are still expected to take up occupancy at the residence. All terms and conditions of the tenancy agreement will still be applicable. they understand that your experience is so important and If your course is moved online aparto will ensure that our experience and events programme will continue where possible in line with government guidance.


Due to the changing nature of of travel bans and lockdowns, aparto will review these on an individual basis. Travel for education is considered essential; It is the tenants responsibility to organise travel and aparto will not be liable for travel disruption.


If you are denied a visa, please let us know as soon as possible. they can cancel your booking if you have applied for a visa and it has been refused. Please let us know, with evidence within 5 days of your visa being refused.

If you are due to travel and experience issues obtaining a Visa they will try to hold your room for you while your Visa is being processed. Please ensure that you have the correct visa and college/university place before you arrive where necessary.  It is the students responsibility to maintain Visa status. If your Visa is delayed you may be responsible for the terms and conditions of the tenancy/licence.

The following is applicable to first-year undergraduate and pre sessional post graduate intakes only:

If you are not successful in obtaining your place at your chosen university/college then dont worry.  they will release from your tenancy and refund of any advanced rent payment where you can provide proof that you did not obtain a place at a university/college which is within a reasonable distance from accommodation booked. You will need to submit your request to cancel by email along with proof within five working days of the confirmation that you have received your place.

If you change your mind

After signing your agreement, the terms and conditions of the agreement, including all payments, are legally enforceable against the tenant. Once you have signed the tenancy agreement you must complete the advanced rent payment set forth in the rent schedule of the agreement. From signing the agreement you have 7 days to complete the guarantor information. In the event that the guarantor does not sign the agreement, the agreement will remain enforceable against the tenant.

If you sign your agreement before 31st May 2021, aparto will allow you to cancel your agreement before this date without penalty. If you sign your agreement after 1st June 2021 aparto will allow a period of 48 hours for you to change your mind. You must let us know in writing by email to the residence inbox if you wish to cancel your tenancy in this timeframe.  

For any refunds via international bank transfers a fee of 12 will be applied.

Failure to Check In

If you fail to check-in you will remain liable to pay any rent, or other fees associated with the original agreement, and they reserve the right to pursue for any sums outstanding in respect of the same.

Where possible, they may remarket your room. Until a new occupant has taken over the agreement and moved in, the tenant will be liable for the terms and conditions of the agreement.

Cancellation after you have moved in:

Once you have moved into the residence, you will only be considered for a tenancy release in exceptional circumstances.

You must have withdrawn from your University or College and provided proof in the form of a withdrawal letter, signed on headed paper from the institution. You must also have a suitable letter from the doctor or medical institution detailing the issue and why it has caused you to University

Tenancy Releases for exceptional circumstances will not be granted where:

You are still at University and have not withdrawn from your course

You have chosen to defer for a year for any reason other than above

You have left University of your own volition for any other reason, including not attaining correct funding or loan, or suitable grades during the year

The University has removed the tenant from your course for , including disciplinary

Once a tenancy release decision has been made, this decision is final and any appeal of this decision will be undertaken using the framework of the aparto complaints policy.

Tenancy Takeover

You may be able to arrange a release by finding someone else to take over your tenancy. Please get in touch and they will provide details of this process. The new tenant must be a student and aparto must approve the new tenant for the tenancy takeover to be valid.

What do I need to bring with me when I arrive?

On the day you move in, youll need to bring along kitchen items, bedding, clothing and any personal items to make you feel at home. Be sure to bring some form of ID with you, too.

Where do I go when I arrive?

Please head straight to the reception: The Combworks, 455 George Street, Aberdeen, AB25 3YB Youll be greeted by a friendly member of our team. Well give you lots of information and of course, your fob key. If you are arriving out of hours, please let us know in advance and well be waiting to help you.

Do I have to be a student to live here?

To live here you must be a student, enrolled in a college or university, and be 18 years or older at the time of check-in.

Do I need to have a UK guarantor?

We only require a UK guarantor if youve requested to pay in instalments. Without one, the full amount of your rent has to be paid in August.

Whats included in my rent?

Is there a Booking Fee?

Yes, it is 250.

What do I do if something isnt working in my apartment?

However small the problem, be sure to contact reception and fill in a quick repair form, and our facilities will get right to it.

Can I receive post?

Sure, all of this propertys residents have their own letterbox and will be given a key to check their post at any time. If you have a parcel delivered, reception will look after it, just be sure to bring your ID with you upon collection.

Is there somewhere to keep my bike?

Absolutely, theres lots of secure bike storage areas for you to use.

What will I need to do before I move out of my room?

Pack up all your belongings and give the room a clean itd be lovely if you left in the same condition as you found it. Once thats done, hand over your fob and post box key, say your goodbyes, and be sure to have a great summer.

Will I be sharing a room?

Unless youve opted for a Premium or Premium Plus studio room for dual occupancy, all of our rooms are single occupancy.

Who is responsible for cleaning my Studio?

Thats down to you you can bring your rubbish/recycling to the bin store, and all collections are included in your rent.

Who cleans the communal areas?

The aparto team will take care of cleaning these areas, but please be sure to look after them as much as possible.

Where can I smoke?

Our building and grounds are non-smoking, but smokers are welcome to smoke outside of the building off-site.

Can I choose what floor I live on?

Yep, its entirely up to you just let us know what youd prefer at the time of booking.

Can family and friends visit?

Of course, theyre welcome to come and see you throughout your studies. However, only one guest is allowed to stay in your room for a maximum of 3 nights a week. And, you must be with them the entire duration of their stay and sign them in on arrival.

Who is responsible for a guest while theyre on the premises?

During their visit, you are responsible for your guest they must be signed in/out and follow all aparto regulations while theyre here.

Can we have a party?

Go for it, but please consider your fellow residents living in the building, and give the apartment a clean once youre finished.

Do I have Wi-Fi?

Indeed, it will. With our standard package you will get free up to 70MB/s high-speed broadband and Wi-Fi connection throughout the building, including bedrooms; however, this fluctuates in usage. If youre looking for an even speedier and more stable service, you can use our ethernet connection available in your room. You can connect up to 3 devices, so its perfect for browsing Instagram, watching your favourite Netflix series and studying of course! The Internet is provided by our reliable partner, Ask4 and they give you the option to upgrade your bandwidth package for a small fee, if you need extra speed for those gaming nights.

Is a TV provided?

The propertys main common room has a TV, but you can bring one along for your own room or the shared lounge/dining area, just be sure to get a TV Licence before your Netflix sessions.

What kitchen equipment is supplied?

In your studio kitchen, youll find a toaster, kettle, hob and microwave/oven, as well as a fridge/freezer and plenty of storage. Well supply a general waste bin, a recycling bin, broom, dustpan, mob and bucket, iron and ironing board. However, youll need to bring your own utensils, dishes, pots and pans, and other small appliances.

What else is in my studio room?

To keep you as comfortable as possible, your room features three drawers, shelving, a small double bed with under-bed storage and shelving, a wardrobe, small dining table and dining chairs, a fully kitted-out kitchen and en-suite bathroom. Youll need to bring along your own bedding though.

Can I personalise my room?

Yeah, of course. Its your room, so make yourself at home! But be sure to return the room to us in good condition, as you may be charged for any damages you incurred through term time.

Can I pay my rent monthly?

Rent is usually paid through 3 instalments over the year, but feel free to talk to your Accommodation Manager, as you may be able to pay by other means depending on your circumstances.

Can I stay in my room over Easter/Christmas breaks, etc?

You can your room is yours to stay in from the start of the tenancy agreement.

Can I move in before my tenancy starts?

Sorry, this isnt possible right now.

Can I change my tenancy dates to work around my University start and end dates?

Once the dates of your tenancy are set, they cannot be change.
