Cooling Off Period

For 26-27 AY: - A. Standard Cooling-Off Period (Bookings made before 1st August 2026): 1. You can cancel your booking within 7 days of accepting your tenancy agreement. 2. You will be deemed to have accepted your tenancy agreement once you have signed the tenancy contract. 3. To cancel, send an email directly to the property and they will refund your full deposit or advanced rent if you cancel within this period. They will pay this refund within 30 days following receipt of your cancellation email to the bank account you used to make your deposit or advanced rent payment. B. Reduced Cooling-Off Period (Bookings made on or after 1st August 2026): 1. If you book on or after 1st August 2026, the cooling-off period is 24 hours from when you accept the tenancy agreement. 2. You will be deemed to have accepted your tenancy agreement once you have signed the tenancy contract. 3. To cancel, send an email directly to the property and they will refund your full deposit if you cancel within this 24-hour period. They will pay this refund within 30 days following receipt of your cancellation email to the bank account you used to make your deposit or advanced rent payment. Please note: If you check in and collect your keys during the relevant cooling-off period, the period ends immediately when you accept the keys.

No Visa No Pay

International students who have applied to study at a university or higher education institution in a UK city where the property operates may be eligible to cancel their tenancy agreement without incurring a cancellation fee if they are unable to obtain the required UK study visa. Eligibility Criteria This policy is applicable only to students who meet all of the following conditions: 1. New International Student: The student must be applying for a UK student visa for the first time and must not have previously studied at any university or higher education institution within the UK. 2. New Customer: The student must not have previously resided at any of their Student property. 3. Booking Requirement: A valid booking must be completed directly with the property between 27th October 2025 and 1st October 2026 for the academic year in which the student plans to begin their studies. Definition of Booking: A booking is considered complete when the student has signed the tenancy agreement, paid the required advance rent or deposit, and fulfilled all ID and guarantor documentation requirements. Cancellation Process 1. Notification: The student must notify the property within 3 working days of receiving a visa refusal decision. 2. Supporting Evidence: Official documentation must be submitted confirming that the visa application was refused. Acceptable forms of evidence include: An official refusal letter from the UK Home Office or another recogniZed visa-issuing authority A letter from the university, sponsor, or institution confirming the refusal All documents must clearly display the student’s full name, address, and the date of issue. Outcome If evidence of the visa refusal is submitted in accordance with this policy and the property is satisfied that the criteria have been met, the tenancy agreement will be cancelled within 7 days of receiving the supporting documentation. Upon cancellation, no cancellation fee will apply. Any advance rent or deposit already paid will be refunded to the bank account used for the original payment within 30 days.

No Place No Pay

Students applying for their first year of undergraduate or postgraduate study at a university or higher education institution in a UK city where the property operates may be eligible to cancel their tenancy agreement without incurring a cancellation fee if they do not meet the academic entry requirements and are therefore unable to secure a place at the institution. Eligibility Criteria This policy is applicable only to students who meet all of the following conditions: 1. First-Year Student: The student must be applying for the first year of an undergraduate or postgraduate degree and must not have previously undertaken or completed studies at that academic level. 2. New Customer: The student must not have previously resided at any of the property’s student accommodations. 3. Booking Requirement: The booking must be completed between 27th October 2025 and 1st October 2026 for the academic year in which the student intends to begin their course. Definition of Booking: A booking is considered complete when the contract has been signed, the required advance rent or deposit has been paid, and all ID and guarantor verification requirements have been fulfilled. Cancellation Process 1. Notification: The student must notify the property within 3 working days of their results day if they have not been accepted by their chosen university or higher education institution in a city where the property operates and wish to cancel their booking. 2. Supporting Evidence: Evidence must be submitted to confirm that the student did not receive an offer. Acceptable documents include: A rejection letter from the university, college, or UCAS A screenshot of the UCAS status accompanied by exam results All documents must clearly display the student’s full name, address, and the date of issue. Outcome If valid evidence is submitted in accordance with the above conditions and the property is satisfied that the criteria have been met, the tenancy agreement will be cancelled within 7 days of receiving the evidence. Upon cancellation, no cancellation penalty will apply. Any advance rent or deposit already paid will be refunded to the bank account used for the original payment within 30 days.

Replacement Tenant Accepted

For 26-27 AY: - 1. If you wish to cancel for any other reason than those set out above, you must find another student to take over your tenancy before 1st May 2027. After this date, tenancy takeovers are not possible. 2. Requirements for the Replacement: - Must be a student. - Must meet the accommodation preferences of your booked accommodation (e.g., same gender if in a single-gender flat). - Cannot be an existing Student Roost resident or someone who has already booked for the . 3. Tenancy Takeover Fee: - You will need to pay a non-refundable fee of £200 to cover administrative costs. Please note: 1. You'll remain responsible for rent payments until: - The replacement tenant signs their tenancy agreement. - Any cooling-off period for the replacement tenant has expired. - The replacement tenant’s tenancy period has started. 2. Once the above are complete, you'll be released from your tenancy. 3. The property will refund your deposit minus any deductions for unpaid rent or damages.

Deferring Studies

Students whose university entry has been deferred to 2027–28 must submit an official deferral request with evidence. Students must email an explanation of their situation and attach official written evidence showing: <ul> <li>Full name</li> <li>Reason for deferral (e.g., grades, visa refusal, university instruction)</li> <li>Issuing authority (university, UCAS, visa office, etc.)</li> </ul> Acceptable Evidence <ul> <li>University/UCAS letters</li> <li>Visa refusal or delay letters</li> <li>Grade result documents</li> <li>Other official documents supporting the reason</li> </ul> Submission Students must send their deferral request email with all documents within 14 days.

Failure to Check In: - If you fail to check in, you will remain liable to pay any rent, or other fees associated with your original tenancy agreement, and they reserve the right to pursue you for any sums outstanding. B. Cancellation after you have moved in: 1. Once you have moved into the residence, you will only be considered for a tenancy release in exceptional circumstances. 2. To qualify for exceptional circumstances, you must: a) Have withdrawn from your university or institution for medical reasons. You must send the property an email with proof of this in the form of a withdrawal letter, signed on headed paper from that institution; and b) Send them, in an email, a suitable letter from the doctor or medical institution detailing the issue of why you have withdrawn from your chosen university or other higher education institution. 3. Tenancy releases for exceptional circumstances will not be granted where: a) You are still at university and have not withdrawn from your course; b) You have left university of your own volition for any other reason, including not attaining correct funding or loan, or suitable grades during the year; c) You have failed to progress from one academic year to the next; or d) The university has removed you from your course for any other reason, including disciplinary matters. Please note: 1. Where the property agrees to cancel your tenancy once you have already moved into your residence, they will refund your deposit minus any deductions for unpaid rent or damages but you will not be entitled to a refund of any advance rent payment you have already and you will also be liable for any further unpaid rent due to them up to the date of cancellation. 2. Once a tenancy release decision has been made, this decision is final, and any appeal of this decision will be undertaken using the framework of the property.

There’s no parking on site. Please contact the local council regarding local permits and restrictions.

Is there somewhere to keep my bike?

There is! You’ll find plenty of secure bike storage available for you to use throughout your time.

Will I be sharing a room?

All their non studio accommodation with the exception of twin rooms are only for single occupancy. They are happy to accept Dual occupancy requests for selected studios

Who is responsible for cleaning my studio?

That’s down to you – you can bring your rubbish/recycling to the bin store, and all collections are included in your rent.

Who cleans the communal areas?

The property management team will take care of that, but please respect these living areas, as they’re proud of what they’ve done with them.

Where can I smoke?

Their buildings and grounds are strictly non-smoking but you’re welcome to smoke outside of the building at least 5 metres away from doors and windows.

Can I arrange to live with my friends?

Yep, they want you to be as comfortable as possible when you’re with them. Just let them know you wish to live on the same floor when making your booking. If you don’t know anyone else moving to the residence, don’t worry – most students come on their own and soon make friends once they’re here.

Can I choose what floor I live on?

Yes, you’ll be able to let them know your preference at the time of booking.

Can family and friends visit?

Please refer to local COVID-19 advice. Generally your guests are welcome to come and see you throughout your studies. You can have one guest stay in your room with you 3 nights a week, but you must be present the entire time and sign them in on arrival.

Who is responsible for a guest while they're on the premises?

You are responsible for your guest. They must be signed in/out and follow all the property management regulations while on the property.

What time can I arrive, and what time is check-out?

You can check into the room at 16:00 on the day of your check-in. On the day of your check-out you will have to vacate the room by 10:00. If you do arrive early for your check in, you may be able to get your keys early if the room is ready, if not you can relax in one of their communal areas until it is clean.

Will anyone be at reception to meet me?

Their receptions are staffed 8AM to 5PM. However, if you are planning to arrive at the weekend or out of office hours it is best to either phone ahead or email first. If the reception is closed when you arrive it is most likely as the team member is helping another resident. In this case you should press the buzzer and call the security number for assistance.

Can I leave early?

Yes, you are free to leave when you like, however you will not be liable for a refund unless another student takes over your booking. Please let their team’s know when you are planning on checking out.

Do I have to be a student to rent a room?

You will need to be a student in full time education. If you have finished University and are completing an internship of work programme you can stay in their residence if you have not yet graduated from your course.

What do I need to bring?

Their rooms are not like a traditional hotel, and do not come with bedding, towels, bathroom supplies or cooking equipment, so they advise you to either bring your own or purchase in advance from Their partners, UniKitOut. All rooms will come with a toilet roll.
