Payment and Fees
Booking Deposit
An advance rent payment of £150 is required to secure the booking. The payment is due when the application is completed. The advance rent payment is credited towards the first rent instalment. If the booking is cancelled before the tenancy agreement is countersigned, the advance rent payment will be refunded. The advance rent payment will also be refunded for approved No Visa No Pay and No Place No Pay cancellations.
Pay In Instalment
Students with a guarantor may pay by instalments. The first instalment is due on 1st August 2026. Monthly instalments are due on the 9th of each month from October onwards, as detailed in the Tenancy Agreement. Students without a guarantor must pay the full tenancy rent in advance. Full upfront rent is due by 1st August 2026. Failure to provide either the full upfront rent or a guarantor may result in the booking being cancelled. Rent payment obligations are not dependent on Student Finance or bursary payment dates.

Guarantor Requirement
A guarantor is required unless the tenant pays the full tenancy rent upfront. The guarantor must be over 18 years old. The guarantor cannot live with the tenant unless they are the tenant's parent or guardian. The guarantor cannot reside in another property managed by the provider. The guarantor is responsible for: Paying unpaid rent. Covering costs arising from breaches of the tenancy. Being contacted regarding serious antisocial behaviour involving the tenant. The guarantor must provide: Photo ID (e.g. a valid passport). Proof of residence (e.g. a utility bill or bank statement dated within the last 3 months). Failure to provide suitable documentation will result in the guarantor being declined. A guarantor can be domestic or international.
