Meadow Court is based in the perfect place, of course. Sciennes is just a 5 minute walk from George Square the heart of The University of Edinburghs Central Campus. Kings Buildings are just a 30 minute walk away, or take the free shuttle bus if youre in a rush. Just over a mile from Edinburgh Waverley train station and a mile and a half from Princes Street, its really easy to make the most of all this incredible city has to offer off campus too.

Some people like a small group, others want to be in a bustling house share. Meadow Court offers flats and townhouses for 3 6 people. Flats are all over two levels and townhouses have a more traditional house style and layout. Whichever you go for, youll get a comfy bed, study area, superfast broadband, and use of all the incredible facilities on-site. (more on that later.) Every flat also comes with shared bathroom and shared kitchen with dishwasher, huge fridge/freezer, and plenty of space to relax with your roommates. Frequently Asked Questions

 Can I live with my friends?

Absolutely! Just ensure you include their names on your application and, availability permitting, we will allocate you all to the same cluster flat.

Some of our properties also offer Dual Occupancy in Studio apartments, this means couples can live together and share the costs. Please contact the property if you would like further information.

Can I choose who I share with?

As part of your application you are asked if you have certain preferences in people you wish to share with, such as gender of flatmates. You can also add any other preferences on your application such as year of study etc. We cannot guarantee all preferences will be met and we will not discriminate when allocating rooms.

Is there a booking fee?

No, we do not charge a booking fee, just a refundable deposit at the time of booking.

How much is the deposit and when do I need to pay this?

The deposit is 250.00 and is payable at the time of making your application. After your 14-day cooling off period your deposit will be held by a Deposit Protection Scheme. Details of which will be sent directly to you after your deposit has been lodged with them. This information is also listed with your Tenancy Documentation for you to sign upon booking.

What is a guarantor?

A guarantor is someone who will fulfil your contractual obligations if you fail to do so this includes paying any rent or other monies owed to us if they are not paid by you. Your guarantor must be over the age of 18 and live in the UK. They must be financially capable of covering your payment commitments, if necessary. The guarantor must provide copies of photo ID and proof of residence, dated within the last 3 months. This could be a utility or council tax bill.

What is the next stage after booking?

After you have made your booking and paid the deposit we will allocate you a room and send you tenancy documents to sign. If you are paying by instalments then your guarantor will also need to sign. We need original signatures on this documentation, as it is legally binding. Therefore please post or hand deliver to the relevant property address. Please do not post to the landlord address of Manchester International Office Centre.

Can I scan and email the Tenancy Documents?

If posting or handing to site is difficult for you. For example if you are overseas, then we will accept scanned copies to speed up the booking process. However, we must also receive the original signatures within 14 days. Failing to submit original signed Tenancy Documents will affect your booking and/or move in process.

Will I receive a copy of the Tenancy Documents signed by the landlord?

Yes, A copy of the signed and dated Tenancy Documents will be provided to you when you move in to the accommodation. If you wish to receive a signed copy before the commencement of the tenancy then please request this from your accommodation team.

Can I extend my contract length?

On all sites offering a 43 or 44 week tenancies extensions are possible. Please contact your site accommodation office for more information.

Can I move in to my room earlier than the contract start date?

Some of our properties will be able to accommodate you and allow early arrivals. Please contact the accommodation office to make this request. Additional charges will apply.

Are utilities included in the rent?

Utility costs are included in the rent.

Are TV licences included in the rent?

TV licences are not included in the rent.

Are pets allowed?  


Can I pay my rent from overseas? 


Can I move out during the agreement?  

Yes but you will need to find the replacement for your room for rest of your tenancy. You can get in touch with us for the same.

Can I request to move rooms during my tenancy? 

Yes you can for valid reasons but depends on availability.

Do I have to move out in the holidays? 

If your tenancy is ending before holidays then yes otherwise no.

Does the Reservation fee or Deposit Fee guarantee me a room? 

You would need to sign the tenancy agreement and get a confirmation from us regarding the booking of the room.

What happens to a bond?

Bond is refundable provided that there are not any damages.

When do I get my deposit back? 

Typically takes 30 days to get deposit back
