I am a prospective first year student and I missed the grades to get into the university I wanted. Can I cancel my room at Property?

Yes you will need to let us know in writing with a copy of either your rejection letter from your chosen university/college or a screen shot of your UCAS status which confirms that the required results were not achieved. They will need this information within 7 days of you receiving your results.

Do I need a Guarantor?

Not if you are paying your rent annual in advance but for termly payment options you do need a UK guarantor. Your Guarantor will be required to accept your Tenancy Agreement and provide proof of ID.

Can I make a group booking?

Yes, they welcome groups of friends to Property. Our dedicated lettings team will offer you a range of room types to suit all budgets so that you and your friends can live together.

Are all the rooms ensuite?

Yes, all room types at all Property locations have ensuite facilities to allow complete privacy during your stay and no queuing for the bathroom! (This excludes our Two Bed Loft, which is ideal for two people to share).

Are there different types of rooms available?

Yes, Property recognise that students have different requirements and as a result want a choice with regards to their accommodation needs. With this in mind Property offer a range of different room types across our blocks to suit varying budgets.

How does my check in appointment work?

You will need to book a check in appointment through your resident portal to ensure a member of the team is ready to welcome you to Property. During your check in they will show you to your room, then you can get settled and unpack all of your belongings!

When will I get the keys to my new home?

The keys will be handed to you at your check in appointment.

What do I need to bring?

You will need to bring your personal belongings including pillows, duvet, bed linen, towel, toiletries, kitchen consumables, laptop/computer. Some of our sites have fully equipped kitchens; please check your location for further details.

Do I need to do anything before I check in?

Yes, before you can check in, they must have received your first rent instalment and completed tenancy agreement.

Is There A Connection Charge For The Internet?

No your fast 200mb Wi-Fi is included in your rent, with no connection charge. This can be registered on up to 6 devices and is available in all buildings and indoor social spaces. Speeds can vary depending on usage or the time of day, however ethernet cables for wired access are available at reception.

Can I Smoke?

Property has adopted a no smoking policy for your safety and the comfort of other residents. This includes the use of E-cigarettes and vape pens.

How Will I Get My Post & parcels?

Each flat within Property has a communal post box and each studio has its own individual post box. All post boxes are located in the entrance foyer and are lockable. Staff are available to accept your parcels.

Will My Room Be Cleaned?

The service is not offered at all sites. Where it is the cleaning service is included in your rent (not included at Durham). All rooms and studios are cleaned weekly and communal areas are cleaned at least twice per week.

Is There Car Parking Available?

No, as all of our sites are in city centre locations they are unable to provide parking. They are always happy to advise on alternative parking options locally.

Is There A Warden On Site?

Property is designed for independent living. In each city they have an on-site lettings office with an experienced and friendly lettings team on hand during normal working hours for your peace of mind. Our staff are also mulit-lingual. Out of hours there is emergency security cover (including bank holidays and weekends).

Do I Need To Move Out During Christmas And Easter Holidays?

No, typical tenancy lengths at Property cover the Christmas and Easter holidays.

Are Laundry Facilities Available?

Yes, all our blocks have 24 hour laundry facilities on-site with card operated washers and dryers with access to irons and ironing boards.

When do I pay my rent?

Our weekly room rates are all-inclusive with flexible payment options available. Rent can be paid fully in advance or you can pay in termly instalments (August, October, January and April).

How Much Is The Deposit?

To reserve a room they require a £100 holding deposit, which will be registered as a tenancy deposit with the Deposit Protection Service once you sign your Tenancy Agreement.

What is a holding deposit?

The holding deposit reserves your room whilst they carry out reference checks and prepare your tenancy agreement.

What happens to my deposit?

Once you have signed your tenancy agreement, your holding deposit will be allocated as a tenancy deposit. This will be protected with a government-approved tenancy deposit protection scheme within 28 days from you signing your tenancy agreement.

Can Property retain my holding deposit?

Yes, Property can retain your holding deposit if you provide false or misleading information which reasonably affects Property’s decision to let the room to you, you withdraw from the proposed agreement, or you fail to take all reasonable steps to enter into the agreement before the deadline for agreement. Property will notify you in writing the reason for this within 7 days of the deadline of agreement.

What is the “deadline for agreement”?

The deadline for agreement for both parties is 14 days after the holding deposit has been received by Property (unless otherwise agreed in writing).

What Happens To My Refundable Deposit?

All deposits are protected and logged with the Deposit Protection Service within 28 days of signing an Assured Shorthold Tenancy Agreement. At the end of your tenancy period, your deposit will be refunded in full, less any charges for damages and/or outstanding rent/invoices.

How Much Is The Rent?

Property offers great value student living! Room rates are all inclusive (including gas, electric, water, internet.) to help you to budget your living expenses whilst at University.

Do I Need To Pay Council Tax?

As a student, you are exempt from paying council tax for the dates you are enrolled as a full-time student. This may fall slightly outside of your tenancy dates. You can check with your local authority or University for further advice. They will ask you to provide an exemption certificate when you move in - this is available from your University.

Do I Need My Own Insurance?

Each resident is responsible for the insurance of their own personal possessions. Our preferred partner is Endsleigh Insurance who are able to offer a specialist service to our residents if required.

Do I Need A Tv Licence?

Property pay for the TV licence for the communal living rooms. Students are responsible for their own individual bedroom or studio.

How does my check out appointment work?

You will need to book a check out appointment through your resident portal.

When do I hand over my keys?

Your keys will be collected at your check out appointment.

How about my deposit refund?

The refund of your deposit will be processed within 4 weeks of the end of your tenancy. Any damages and/or outstanding rent/invoices will be deducted from your deposit.

What if I have stuff I don’t need anymore?

If you have any unwanted items, e.g. un-perishable, unopened food or good quality items, please place them in the recycling tubs in your communal area. They will recycle and donate them to local charities and food banks.

What will happen with my post?

They offer a mail forwarding service for a period of 4 weeks after you move out, so if you would like us to forward your post, please provide us with an address. After this 4 week period, any post received will be returned to the sender.
