A 7-day cooling-off period applies from the date the booking confirmation email is sent, confirming that the booking is complete. You can cancel the booking during this period by emailing the site team. The cooling-off period applies only if the resident has not already collected the keys. No charges will apply, and the deposit or any Advance Rent Payments made will be returned.

Students who are unsuccessful in obtaining a required visa to study at their chosen university may be released from their booking and tenancy obligations. Written evidence of the visa outcome must be provided within 5 days of receiving it. The cancellation request must be formally accepted. The Holding Deposit will be refunded in accordance with the refunds policy upon acceptance.

Students who are unsuccessful in gaining a place at their chosen university due to failure to obtain the required grades may be released from their booking and tenancy obligations. A replacement tenant may be found to take over the tenancy obligations, subject to approval under the tenancy assignment policy. After the 7-day cooling-off period, cancellation may be possible if a suitable replacement tenant is found and accepted.

After the tenancy start date or key collection, termination is permitted only where the student no longer continues to be a student at their chosen university due to: A medical condition that was not known at the time the tenancy commenced. The booking may be cancelled if the resident fails to complete the booking within the applicable Booking Deadline. The Booking Deadline is 7 days after the commencement of the booking. If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation.
