Security Deposit

1. To secure the room, a deposit must be paid at the time of booking. 2. Deposits vary by property and your deposit is placed into a deposit protection scheme, where it is held safely throughout the academic year and will be returned to you at the end of your contract subject to the contract terms. 3. Your deposit will be returned to you after your tenancy agreement has ended and your room has been inspected. The amount returned to you will depend on any outstanding charges and any damage found in your room or the communal areas of your apartment. Please note: The deposit you pay when making the application cannot be used towards a rent instalment as this is secured with a deposit protection scheme for the duration of your tenancy.

1. If you have a UK guarantor you can pay rent in three installments, and they ask for the initial payment 3 weeks before checking in. 2. If you do not have a UK guarantor you will be required to pay your rent in full, 6 weeks before the date your tenancy commences.  Please note: You must paid the rent due by the time you arrive to check in.

The property requires you to have a valid UK Guarantor if you wish to pay in instalments. The guarantor must: 1. Be resident in the UK for a minimum of 1 year 2. Be over 21 years of age 3. Be a homeowner or in full time employment) 4. Provide a copy of photographic identification, such as a passport, driving licence or ID badge 5. Provide a copy of proof of your UK address which must be less than 3 months old, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill. Please note: If you are unable to provide your own UK Guarantor, the property recommends the service of Housing Hand.

Additional Fees

Dual occupancy is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 and then divided by two for each occupant’s weekly cost unless otherwise stated.

Cooling Off Period

1. You can cancel your booking up to 7 days after you accept your offer or pay your deposit (the Initial Cancellation Period), providing you have not already moved in to the property and the property will refund your security deposit in full. 2. Deposits will normally be refunded within 28 working days of cancellation, however their legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme’s processing period and your deposit refund will come directly from them – you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, unfortunately, the property team will not be able to influence their processing time. Please note: £20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks.

No Visa No Pay

1. If you’re an international student who's applied to study at a University or Higher Education institution in any of the cities where the property operates, and you’ve booked a room with them and if you don’t receive the required entry Visa for your studies in the UK, you’ll have the option to be released from your Tenancy Agreement – if you provide them with the necessary evidence. 2. This policy is open to new customers only, who have never lived at any of the property's accommodation before. 3. If you don’t secure your entry Visa for your study in the UK and want to be released from your Tenancy Agreement, you must provide the proof of your Visa refusal no later than 7 days after you’ve been notified of the decision. 4. A copy of the letter from the Home Office, UK Visas and Immigration, or any other official Visa issuing body, along with a letter from the university, sponsor, or institution where you were due to study. This must clearly show your full name, address, and the date of issue. You need to email this to the property. Please note: If you don’t apply for release from your Tenancy Agreement within the 7-day window, you’ll be bound by the terms and conditions of the Tenancy Agreement.

No Place No Pay

1. If you’re a prospective first-year student who’s applied to a University or Higher education institution in any of the cities where the property operates, and you've booked a room with them, and if you miss out on the required A-Level, Scottish Higher (or equivalent) results and not secure your place at your chosen university, you’ll be able to break free from your Tenancy Agreement as long as evidence is provided to them. 2. This policy is exclusively for new customers who have never lived in any of the property's accommodation before. 3. If you don’t get into your chosen University or College, simply provide them with proof of your rejection and the evidence of the reason why (proof of results achieved etc.) within 3 working days of receiving your results. 4. A rejection letter from the University/College/UCAS or a screenshot of your UCAS status, along with proof of your results, etc. You need to email this to property team. Please note: If you don’t apply for release from your Tenancy Agreement within this time frame and provide the right evidence, you’ll be bound by the terms and conditions in your Tenancy Agreement.

Replacement Tenant Accepted

1. If you cancel your booking after the Initial Cancellation Period, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to the property and they are able to re-let the room. 2. The replacement tenant must be over the age of 18 and have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information). 3. If you find a suitable replacement tenant and the room is re-let they will refund your deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract.

Does my rental price include car parking?

On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come first-served basis.

Can I book if I'm under 18?

If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and have an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it.

They can accept under 18s in some of their properties subject to their Policy for Students under the Age of 18.

Does my rental price include room cleaning?

What can I bring?

You can bring most of your belongings but some electricals aren't suitable for their properties. Non UK compliant electricals such as rice cookers are not suitable for use with UK power outlets and this can cause fire risks.

Do you provide summer accommodation?

Yes, the summer bookings usually open around March. Keep a look out for pricing and information or contact the amber sales agent.

Do I have to move out during the holidays?

Your room is yours for the full contract period and you don’t need to move out during academic breaks.

Does my rental price include insurance?

Contents insurance is included at some management properties, which will be shown on the property page and details of the insurance can be obtained from the property manager when you check in. If you wish to confirm whether the property offers contents insurance, please contact the property team directly. Please note they advise taking out contents insurance if it is not included at your property and management is not liable for the loss or damage of your personal belongings and room contents.

Do I need to pay council tax?

If you are a qualifying full time student, you will be exempt from paying Council Tax. You must provide them with your council tax exemption certificate which your university will be able to arrange.

If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.

Recycling is one of the best ways for you to have a positive impact on the world in which they live. Recycling is important to both the natural environment and them. They must act fast as the amount of waste they create is increasing all the time.

Management want to do their bit to protect the world, and they’re sure you want to do your bit too, so to make being eco-friendly easy for you they’ve provided recycling and refuse bins throughout your accommodation and they encourage all students to use the facilities provided to recycle waste where possible.

You should make sure that you empty packages completely and give them a quick rinse before you recycle them. Below you can find examples of what you can recycle and what goes in the different bins.

Be aware that if you put things in the wrong bin, it will contaminate the whole waste load which means that they cannot send that waste to be recycled. So, please take an extra couple of seconds to put things in the correct bin so they can help divert as much waste from going to landfill as possible.

Almost anything made of glass can be recycled, so make sure you put items like glass bottles and jars in the right bin and do not recycle broken glass or light bulbs. Anything that does not feature a recycling label must be put in the refuse bin. Other items that are not recyclable include: batteries, electrical appliances, kitchen waste, polystyrene, foam and sanitary products.
