<p>1. If you wish to secure your accommodation with the property and you are planning to pay your rent in instalments, they will ask that you provide a qualified <strong>UK Guarantor</strong>. A Guarantor is a responsible person who agrees to pay any outstanding rent and associated rent recovery costs for the tenant for whom they are acting as Guarantor, if the tenant fail to keep up with the rent payments for the accommodation.</p> <p>2. The property will carry out all necessary credit checks as prescribed by law and will reserve the right to reject nominated Guarantor applications if the requested information is not provided and the nominated Guarantor does not meet the minimum requirements. The minimum requirements for a Guarantor are:</p> <p>a. UK resident for a minimum period of 3 years with permanent address in the UK</p> <p>b. In full-time employment (earning a minimum of thirty [30] times the tenant’s monthly rent)</p> <p>3. “Housing Hand” can act as your guarantor <strong>if you do not have a qualified UK Guarantor</strong>. The Housing Hand guarantor service can be selected during your tenancy application.</p> <p><strong>Note: </strong>The property does not accept international guarantors.</p>

<p><strong>Dual occupancy </strong>is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. <p>1. If you choose to cancel your booking, you will have 7 calendar days after signing your AST to do so.</p> <p>2. If you made your booking fewer than 7 calendar days before your AST start date, you may cancel your booking until the earlier of (a) 7 calendar days after signing your AST, or (b) the date you actually check in.</p> <p>3. You may request to cancel your booking by sending an email to the property.</p> <p>4. They will refund your deposit (less a £50 fee) within 7 calendar days of accepting your cancellation.</p> <p><br></p> <p><strong>Please note: </strong>£20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks. <p><strong>Before your tenancy period has commenced:</strong></p> <p>If you fail to be granted your Visa&nbsp;<strong>before the tenancy agreement has commenced</strong>, you must:</p> <p>• Send an email from the email account you booked to the property on their email address confirming that you have failed to obtain the required Visa and that you wish to cancel the tenancy agreement, stating your full name, details of the property booked; and</p> <p>• Send the official notification of Visa failure that you have received from UK Visas &amp; Immigration.</p> <p>These document(s) must be received by the property within&nbsp;<strong>3 calendar days</strong>&nbsp;from the date you receive this notification, and MUST be received before 20th September for academic year bookings.</p> <p>If this confirmation is not received by this date and your tenancy period has started, you will be liable for the rent from the start of the tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.</p> <p>Providing they receive the correct documentation in the stated time period, you will be released from the tenancy agreement and your deposit will be refunded.</p> <p><br></p> <p><strong>After your tenancy period has commenced:</strong></p> <p>If your tenancy period has already commenced, and you have NOT collected your keys you will be held rent liable until a suitable replacement tenant is found.</p> <p>If your Visa is revoked after collecting the keys you must notify the property team immediately (within 48 hours of receiving official notification) by emailing them.</p> <p>You will be required to provide written or email confirmation that the Visa has been revoked by providing official documentation from UK Visas &amp; Immigration, and a letter from the University confirming your release.</p> <p><strong>You will be unable to remain at the property however will be held rent liable until a suitable replacement tenant is found, or until the end of any applicable legal notice period that applies under current legislation.</strong></p>
No Place No Pay
<p><strong>This offer is applicable to undergraduate first-year students only.</strong></p> <p>1. If you are a prospective first-year undergraduate student, and your offer of a place at your preferred university/higher education institution is withdrawn, you may be eligible to receive a refund of your deposit <strong>minus a £50 fee</strong>.</p> <p>2. You may also be eligible to cancel under “No Place, No Stay” if you choose to go to a different university in a city that does not have availability in the same property. Where you have been accepted in university in a city where the property has availability in a property, your booking will be transferred to that property.</p> <p>3. To cancel under “No Place, No Stay”, you must supply either (a) a copy of a written rejection letter from your chosen university/college; or (b) a copy of the acceptance letter from a new university. This must be received by the property over email <strong>within 5 calendar days </strong>of the date on which you have requested a cancellation. On receipt of the required documentation, provided it is satisfactory, the agreement will be canceled with a refund of your deposit, <strong>minus a £50 fee.</strong></p>
Replacement Tenant Accepted
<p>If you do decide to <strong>leave your accommodation </strong>during your contracted term, the landlord may agree to release you from your contract, providing the conditions set out below are met:</p> <p>1. You provide sufficient evidence to support your cancellation request.</p> <p>2. You make your cancellation request in writing.</p> <p>3. You find a <strong>suitable replacement </strong>(who must be enrolled as a full-time student at a local university or college) to take a new tenancy agreement for your room for the remaining period of your contract.</p> <p>4. The incoming tenant must enter into an AST with USL, providing the relevant requested documents, and where relevant also providing a suitable UK Guarantor.</p> <p><br></p> <p>The replacement tenant must be over the age of 18 and have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information). If you find a suitable replacement tenant and the room is re-let they will refund your deposit, less any appropriate charges, as well as a <strong>deduction of £50 for the variation of the contract</strong>.</p> <p><br></p> <p>Refunds due will not be processed until the incoming tenant taking over the contract has signed the AST, paid and moved into the accommodation.</p> <p><br></p> <p>If you <strong>fail to find someone to take over your tenancy</strong>, you and your guarantor (if applicable) will be responsible for paying the full rent until the end of your contracted time at the accommodation. You will also remain liable for the rent payment until the new tenant’s AST starts.</p>
Other cancellation policies
<p>1. The property’s terms and conditions require you to sign your AST within the period specified on your electronic AST. If you and your Guarantor (if applicable) fail to sign your AST within this timescale, your AST will be automatically canceled.</p> <p>2. The property retains its right to cancel your AST and retain your deposit should you fail to provide a suitable guarantor for your tenancy on more than 2 occasions.</p> <p>3. If for any reason the property is not able to offer you accommodation once your AST is fully signed, they will contact you as soon as possible detailing the reasons why, or offering an alternative solution on terms sufficiently similar than the ones already agreed upon. The accommodation will be in the same building, or if not possible, then a suitable alternative accommodation will be provided in an adjacent building or, in any event, in a building as close as possible to the original building.</p> <p>4. If they cannot offer a suitable alternative, they will refund all money paid. If you unreasonably decline the alternative accommodation, you can find a suitable replacement tenant to take over your tenancy and you and your Guarantor (if applicable) will remain liable for the rent payment until such time.</p>

Does my rental price include car parking?

On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. If you are a qualifying full time student, you will be exempt from paying Council Tax. You must provide them with your council tax exemption certificate which your university will be able to arrange.

If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.

You should make sure that you empty packages completely and give them a quick rinse before you recycle them. Below you can find examples of what you can recycle and what goes in the different bins.
Be aware that if you put things in the wrong bin, it will contaminate the whole waste load which means that they cannot send that waste to be recycled. So, please take an extra couple of seconds to put things in the correct bin so they can help divert as much waste from going to landfill as possible.

Almost anything made of glass can be recycled, so make sure you put items like glass bottles and jars in the right bin and do not recycle broken glass or light bulbs. Anything that does not feature a recycling label must be put in the refuse bin.
