What is the Leap Guarantor Waiver?

The Leap Guarantor Waiver is an alternative to the traditional UK-based guarantor requirement for student accommodation. It allows qualifying students to secure their tenancy without naming a guarantor, by paying a non-refundable waiver fee built into their rent. Once active, Leap serves as the guarantor in case of financial default by the tenant.

  • Only students are eligible under Leap’s underwriting guidelines.
  • Non-students cannot use the waiver.

What are the key benefits for students?

  • No need to provide a guarantor
  • No separate payment—the waiver fee is rolled into rent
  • Speeds up the booking and contract process
  • Ideal for international students or those without UK-based family support

How is the waiver selected during booking?

During the Concurrent booking journey, students are shown two tenancy options: Option: Standard

  • Label: “UK GUARANTOR MAY BE REQUIRED”
  • Weekly Rent: Lower
  • Guarantor Required: Yes
  • Includes Waiver: No

Option: Waiver

  • Label: “UK GUARANTOR NOT REQUIRED”
  • Weekly Rent: Higher
  • Guarantor Required: No
  • Includes Waiver: Yes

The waiver must be selected at the time of booking. It cannot be added manually later by staff or admins.

What checks are needed after booking?

Staff must:

  • Confirm the “UK GUARANTOR NOT REQUIRED” tag is present in Concurrent.
  • Confirm the Leap External Reference ID is populated.
  • Check Guarantor Status: Under Review / Approved / Ready to Sign / Waiver Declined.

Do Not:

  • Modify tenancy type to add Leap manually.
  • Change Leap External Reference ID.
  • Combine waiver and non-waiver students in a joint liability agreement.

Who is eligible for the waiver?

  • Must be a registered full-time student at a recognised institution.
  • Must select the waiver through the online booking flow.
  • Must sign the tenancy agreement in full.
  • Not applicable for non-students, subtenants, or corporate lets.

What happens if a tenant cancels or transfers their tenancy?

  • The waiver fee can be cancelled and removed from the original booking.
  • The incoming tenant can choose either:
  • A waiver-backed tenancy, or
  • The standard guarantor route.
  • A new Leap policy will be generated if the incoming tenant selects the waiver.

What if a student does not arrive (Non-Arrival)?

Accepted proof of intent:

  • Signed tenancy agreement
  • Email from student confirming move-in plan

Payment timelines:

  • Leap pays claim within 10 business days of complete documentation.
  • You may be contacted by Reserv for clarifications or ledger updates.

What if a tenant falls into arrears (Default)?

Claim requirements:

  • Submit within 120 days from missed payment.
  • Provide:Signed tenancy agreement Full rent ledger Copy of written notice (within 7 days of default) demanding payment

What happens next?

  • Claims handled by Reserv on behalf of Leap.
  • Payment within 10 business days once documents are provided.
  • Monthly follow-ups request updated ledgers.
  • If student repays later, overpayment must be returned.

How does ongoing claim monitoring work?

  • Reserv checks monthly for further payments.
  • Updated ledgers may be requested.
  • Any over-recovery (e.g. student later repays) must be returned.

What operational tips should staff remember?

  • Students must choose waiver at booking—no retroactive changes.
  • Never manually edit Leap fields.
  • Waiver can be removed if tenancy cancelled; new tenant can choose waiver or not.
  • Waiver is student-only (not for non-student contracts).
  • Submit claims within 120 days with full documentation.
  • Proof of intent must be dated within 90 days and clearly show intent to move in.
  • Claims must be submitted via Leap’s online portal (not by email).

What script can staff use when advising a student?

“If you don’t have a UK-based guarantor, you can book using the Leap Guarantor Waiver. Just select the rent option marked ‘UK GUARANTOR NOT REQUIRED’ during your booking. The fee is included in your rent, and there’s no separate payment or guarantor form needed. It’s a quick, easy way to confirm your accommodation.”

What is the quick reference checklist?

Booking: Student selects “UK Guarantor Not Required”

Post-Booking: Confirm Leap ID & waiver tag in Concurrent

Contract Status: Await “Guarantor Approved” or “Ready to Sign”

Takeover: Remove waiver and reissue option for new tenant
