We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
  • No Visa No Pay

    Cancellation is allowed within 48 hours without penalty. The applicable cooling-off period ends once the tenancy has been countersigned by the property team. After the applicable cooling-off period, the student can no longer cancel free of charge.

    If you have a UK guarantor, then you are able to choose between 4 or 9 instalments. If you do not have a guarantor, then you will need to pay in full and prior to your arrival. Students receiving Student Finance England (SFE) can request their rent payment schedule to be aligned with their student finance payments by providing proof of SFE. This option is usually recommended for the 4-instalment plan. The instalment due dates are as follows: - 9 Instalment Option: 1. August: 10% of total rent 2. It allows qualifying students to secure their tenancy without naming a guarantor, by paying a non-refundable waiver fee built into their rent. Once active, Leap serves as the guarantor in case of financial default by the tenant.

    • Only students are eligible under Leap’s underwriting guidelines.
    • Non-students cannot use the waiver.
