1. A Student/Tenant can cancel their tenancy agreement within 14 days of signing the contract and paying the deposit.

2. Cancellation requests must be submitted in writing and received within the 14-day cooling-off period.


Please note:

1. If the tenancy start date has passed, cancellations are not permitted, even if the request is within the 14-day cooling-off period.

2. For cancellations approved within the 14-day cooling-off period or under the other cancellation exceptions, the deposit will be refunded in full, less any applicable charges such as the £50 administration fee for Tenancy Takeovers.

3. No Refunds After Tenancy Start: - If the tenancy has started and the cancellation does not meet the conditions of this policy, no refund will be issued by the property.

International students who require a visa may cancel their tenancy outside the 14-day cooling-off period if their visa application is rejected. The following conditions apply:

Arranging a Tenancy Takeover: -

1. A Student/Tenant who wishes to cancel their agreement after the tenancy start date may find a suitable replacement to take over the tenancy.

2. The replacement tenant must meet all eligibility criteria and be approved by the property.


Administration Fee: -

1. A £50 administration fee will be charged for processing a Tenancy Takeover.

2. The original tenant will be released from their agreement only after the new tenant has signed the contract and paid any required fees or deposits.

The Tramshed team are so welcoming and is always willing to help! Any problems on site would be resolved as soon as possible by the team, who would send frequent emails to keep us all updated. My room and kitchen were great, and if I ever had a problem with anything, maintenance would be on hand to help as soon as possible. The accommodation is safe and secure, and there’s always somewhere there to help if need be.

Very good accommodation - been here since September 2021 and always felt welcome. Staff at reception are always willing to help and can always help when in need. Any problems within any room are quickly sorted by maintenance. Great common room area with a pool table, dart board and TV for anyone. Would absolutely recommend staying here.

Great place to live in for the last two years. Everything is great, and the staff are really easy to get along with. I've enjoyed living here as it's in a great part of the city, and the fact that the building is quite well-maintained. The maintenance is quick and easy, and I've rarely ever had problems with it. Additionally, the staff are nice and friendly, making this experience a great one overall. It's a shame I'm no longer a student because I'd have liked to stay here for a little longer - the convenience is excellent. Big fan of the place, and I highly recommend it over other accommodations in Preston.
