Booking Details

Cancellation Policy (2020-21) :-


 You may cancel the tenancy agreement that you have entered into with us by giving us written notice of your intention to cancel on the following basis: 


(a) If your notice of cancellation is received by us in writing within 72 hours after you have submitted an application form and the period of the tenancy has not commenced, they will make no charge and the initial rental payment of 200 will be refunded in full; or 

(b) If your notice of cancellation is received by us 72 hours after you have submitted an application form on or before 31st July 2020 and the period of the tenancy has not commenced, you may cancel your booking by writing to us provided that they will be entitled to retain 100 of the total initial rental payment; or 

(c) If your notice of cancellation is received on or after the 1 st August 2020, they will not accept a cancellation/surrender of your tenancy agreement for the Room until a replacement tenant is found for the Room. They shall endeavour to re-let the Room however cannot guarantee that they will be able to do so. You will remain liable to pay the rent for the Room and all other charges and costs under your tenancy agreement for the period to the date that a replacement tenancy for the Room commences. they reserve the right to charge you a fee in the sum of 100 as a contribution towards our administration costs incurred in dealing with the surrender of the tenancy agreement and the sourcing of a new tenant. 


If a replacement tenant is found for the Room, they will release you from your tenancy agreement with effect from the date that the new tenancy agreement  for the Room begins. 


In the event you fail to honour your contractual obligations in relation to the payment of rent on the due dates before occupation of the Room, they may cancel your tenancy agreement by giving you notice in writing of cancellation; in the circumstances they will not repay any advanced payments made by you to us. In the event that they cancel the tenancy agreement at any time before occupation of the Room by you, they shall give you as much advanced written notice as they can in the circumstances and will repay the initial rental payment to you and any other fees that they have taken from you in connection with the tenancy.

Covid-19 (Coronavirus) Booking Information for 2020/21


Host fully understand that there is a lot of uncertainty surrounding the Covid-19 at the moment and possible consequent travel restrictions. If you book a room at a HOST property for September 2020 today, but are then disallowed from travelling to the UK due to the relevant Government travel restrictions, exclusively as a result of Covid-19 and therefore no longer require the room, you will be released from your booking see below Terms & Conditions. Terms & Conditions: 


This guarantee is open to all international students applying for higher education in the UK for the 2020/21 academic year. 


If an applicant is disallowed from travelling to the UK exclusively as a result of Covid19, they need to provide evidence from either the UK Government or from the Government where you live confirming this advice (in English). This must be provided to Host.


  On production of the relevant Government confirmation (in English), the applicants booking will be cancelled in full, with a full refund of any 2020/21 rental payments made. 


All applicants wishing to take up this option need to contact the accommodation where they placed their booking directly in order to activate this Guarantee. 


Email confirmation will be sent to all students that are accepted onto this guarantee once they have paid advance rent and confirmed their guarantor details where applicable. 


Please note in the case of dual occupancy both parties must be eligible for this guarantee in order for it to apply. 


Please note that if you cancel the room and rebook, the room may not be available, and the price may be revised in August and September 2020.


  These terms and conditions are correct as at 21st July 2020 but Host Student Housing Limited reserves the right to change them or remove this guarantee at any time without prior notice.

Frequently Asked Questions

Do I have to be a student to live with Host?

To take out a tenancy with us you need to be eligible for council tax exemption. This applies to all full-time students and some part-time students. However, if youre unsure, your university or college should be able to let you know. During the summer months some of our halls offer summer accommodation which is available to students and sometimes non-students as well. 

Do I need to take out contents insurance?

No, you do not. Contents insurance is automatically included with your rent. Host is working in partnership with Cover4insurance.com and their student insurance, Cover4Students, to provide some cover for the contents inside your room. You dont need to do anything to activate this cover, but it is important for you to check and ensure that you fully understand the protection provided and whether it is sufficient for your needs.

Can I connect to the internet?

Absolutely. A super-fast internet connection is available in every Host bedroom. But just so you know, broadband arrangements do vary in some halls

Do I need to move out during the holidays?

Your Host contract is for a fixed length of time so your room is yours during that period. That means that you dont have the hassle of moving your belongings out during the Christmas or Easter vacations, and you can choose to stay in your property over these holidays if you want. Its usually possible to book additional accommodation over the summer period if you want to stay then too. But we advise booking early to ensure rooms are available.

What does fully-furnished kitchen mean?

Host designs homes that provide everything you need to enjoy living with us. Our flats come kitted out with all your cooking appliances: cooker, hob, kettle, toaster and microwave and some sites also provide cutlery, crockery and cooking utensils*.

Do you have staff at your properties?

Every Host home has a team of trained staff on site to respond to meet your needs. Their job is to make your Host experience as enjoyable as possible.

When is the management office open?

The management office is open Monday to Friday, each week. The opening hours are 9am-6pm Monday-Thursday and 9am-5pm on a Friday*.

How safe are Host properties?

Host takes safety seriously. Many of our properties have a member of staff or security guard on site 24 hours a day, 7 days a week, to ensure help is always at hand should the need arise. Please check with your chosen location to see if this service is available. 

What happens if I have a maintenance problem?

Every Host home has a dedicated caretaker team to respond to and solve your maintenance issues. We respond to every issue quickly and, if possible, will complete the repair during the first visit. Of course, this isnt always possible and there are times when parts need to be ordered or external contractors arranged. When this happens, well keep you updated on the progress.

How do I know that Host is a good landlord?

Host is proud to agree to the principals required by the ANUK Code of Standards. Fully supported by NUS, the National Code is voluntary and aimed at both educational establishments and private sector suppliers. Those who join make a commitment to provide students with a first-class housing service and agree to provide information, reassurance and a clear procedure if a dispute occurs.



What if I don’t pay?

 you dont pay your rent daily interest may be added to the amount you owe to Your guarantor will be contacted and will be asked to pay the amount that you owe. Host will commence legal proceedings against any resident who fails to pay the rent due. These proceeding will also include action against the residents guarantor.

Do I have to pay any Utility bills?

Our rents are inclusive of electricity consumption up to the value of 300 per room. Statements are issued monthly and should your share of the charges incurred by the flat exceed this allowance you will be required to make additional payments for the additional electricity consumed. No charge is made for water consumption. There is no gas at Host.

Is there a charge for the internet?

Host do not supply TV licences for the television supplied in the studio/lounge area or bedroom area of your flat. Please contact TV Licensing for further details.

Is there always a member of staff on site?

All our residences are staffed 24-hours a day, 7 days a week by trained caretakers or security guards. The management office is open Mon-Thu 9am to 6pm and Friday 9am to 5pm.

What are the opening hours of the Management Office?

The management office is open Mon-Thu 9am to 6pm and Friday 9am to 5pm. On a weekend or Bank Holiday the office is open between 12.30pm and 1.30pm, and also 3.30pm and 4.30pm to allow you to collect post and report maintenance.

What about security?

They provide 24-hour security with CCTV, electronic access control and a member of staff on site at all times. Our residents also have a responsibility for ensuring the site is kept secure and are asked to ensure the accommodation remains safe by not allowing access to non-residents and reporting anything suspicious to staff immediately.

What do I need to bring with me on arrival?

Make sure you bring your accommodation booking confirmation with you as well as some form of ID. If you have been asked to bring any additional items when making your booking make sure you have them with you as you will need to produce them before your keys will be issued.

Is there somewhere to park when I am unpacking?

There is no parking on site. Arrangements for moving in will be explained to you via email shortly before your move in date.



Will there be someone to collect my keys from?

Host has staff on site 24 hours a day. At the start of contract, we have extended opening hours and you are advised to arrive when the office is open. However, if you arrive when the office is closed, instructions outside our office will advise you how to contact the member of staff on duty.

What happens on move-in day?

You will be welcomed on arrival in our management office by a member of Host staff. With our first-year contract Student mentors and RA Representatives from the University of Birmingham help out too. You will be asked to sign a fire safety agreement and provide any documents that are outstanding from you. After this, we will issue you with a welcome pack which contains all the information you need to live at Host and you will be shown to your room.

What if I am not happy with my allocated room or my flatmate?

Part of the university experience is meeting people from different backgrounds, interests and cultures. We hope that you will enjoy the diversity of university life however, should you be unhappy it is worth spending some time talking to your flatmates to try to come to some mutually agreeable solution. It is usually not possible for a room move unless an empty room is available. It is important to remember that moving to university is a stressful time and the initial teething problems are usually resolved within the first few weeks.

Will I be able to change rooms after I have arrived?

It is not usually possible to change rooms after you have arrived. All rooms are allocated on a 43 0r 51 week contract and unless another resident also requests a room swap we would be unable to change your room.

Can I move in before my contract starts?

Accommodation is available throughout the summer period so it may be possible for you to move in early provided you book in advance.

Can my visitors park on site?

There is no parking at Host.

Can visitors just walk in?

Our accommodation has gates at the entrances to ensure that only residents have access to the site. Visitors will need to contact reception or yourself to gain access. All visitors should be signed in at reception, this is for reasons of safety, security and to ensure that in the event of an emergency, management know who is on site. Visitors must be accompanied by residents at all times whilst on site.

What if I have a complaint?

We hope that you never have any reason to be dissatisfied with the service we provide you. However, if you have any issues that you would like to bring up with us please contact a member of staff in your management office who will endeavor to resolve the problem for you.

What do I need to do before I move out?

You are expected to ensure that your room and flat are returned at the end of your contract in good condition. You must make sure that all areas within the studio/flat are cleaned thoroughly and that all rubbish and unwanted items are removed from the studio/flat to avoid any charges being incurred. Damage to the studio/flat or missing items will be charged for in accordance with the publicised charges in reception. You must ensure that all outstanding invoices are settled prior to your departure. A final room and bedroom check will be completed at the end of the tenancy once the student has moved out and you will be notified and invoiced for any damages.

How do I return my keys?

During office hours, they should be returned to the management office. If you move out when the office is closed you should put your keys in an envelope with your name and room number clearly marked on it, and return them to the member of staff on duty.

Will I get a deposit returned to me?

Host does not take deposits. All damages will be invoiced for after your departure.
