Do I need to buy contents insurance for my room?

When you book with them the personal items inside your room are automatically insured against fire, flood, theft and accidental damage by their partners.

Can I book without Advanced Rent Payment?

Advance rent is their new upfront payment type. It is a payment of a set amount (usually £250) towards your first rent instalment and is required at the point of booking. A guarantor is required for all customers who book directly with them. If your guarantor does not accept the agreement, your booking will expire and you could lose your room. If your guarantor has not received their tenancy email they recommend they double check their inbox, junk and spam folders for the email address that was provided when the booking was made.

Can I bring my pet with me?

No, unfortunately pets are not allowed.

Can I sublet my room to someone else?

No, subletting your room is not allowed. If you do wish to leave your contract early you will need to find a replacement tenant, and provide them with their details so that they can release you from your contract and create a new tenancy agreement for them.

How do I accept my tenancy agreement?

Once you have booked your room with them you will receive an email, titled 'Booking Offer Confirmation' and Acceptance. In that email you will find a link to 'View' your agreement.

Do I need to read the tenancy document?

Yes, it's really important you understand what you're agreeing to. If there's any terms or conditions which are unclear, or if you're still unsure, they recommend you get in touch with them. Once you've accepted your tenancy agreement, you have entered into a contract.

What does tenant and guarantor details mean in my tenancy agreement?

If you are the student who will be living with them you are the tenant. Your guarantor is a person over the age of 25 that agrees to be responsible for paying any amount you owe to property in the event that you (the tenant) do not. Your guarantor will be listed in the tenancy agreement and also has to accept their own agreement. If incorrect guarantor information is provided, it could become a legal matter and mean that your contract is not valid.

Can I have visitors in my room and how long for?

What bedding is suitable for a 3/4 sized bed?

A 3/4 sized bed is larger than a single but slightly smaller than a standard double.

I want to move or upgrade my room. Can I do this?

How do I collect my key?
