Can I hang artwork, etc?
Accommodationn is a high-rise tower built with safety as a priority. Each apartment forms a ‘compartment’ offering fire protection, should a fire start elsewhere in the building. For this reason, they cannot allow anything to penetrate the walls, including pins/nails/screws. Should you want to hang art, please use alternative means such as Command Strips.
Do I have to pay for a cleaner when moving out?
At accommodation, they aim for the highest standard of services and quality of product, therefore they ask that in order to avoid cleaning fees when moving out, their residents maintain their homes in good condition and leave the property in the same state and condition in which it was received. At accommodation, they offer preferential rates in cleaning services, that are available for your convenience if required.
What is the notice period for moving out?
They require 2 months’ written notice of your intention to vacate your apartment at the end of your tenancy. Subject to availability, this notice of intent can be cancelled, and you can continue residing in youraccommodation apartment for another fixed term by signing a renewal. However, if your apartment has been leased following receipt of your written notice of intent to vacate, they will not be able to receive cancellation. If you need to terminate your contract early, please come to see a member of the accommodation team/ speak to us in person.
Can I change my move-in date?
If you’d like to change the date of your move-in, we'll do all they can to accommodate. Please contact the Team who'll be happy to assist.
Will my rent increase during my tenancy?
What method of payments can I use?
Your holding fee and first months’ rent can be paid electronically using the Stripe payment system. Alternative options can be provided (such as bank account details) if required so please with a member of the team if this is the case. Monthly rental payments must be paid by Direct Debit.
What date is rent due?
Do I have to pay for an inventory?
No, they do not charge inventory fees.
What fees do you charge?
They don’t charge any fees. There is a holding fee of £250 per apartment which will be deducted from your first month’s rent.
How much is the deposit?
They do not charge a deposit.
Do you accept guarantors?
Yes they do. In order to rent an accommodation apartment, you will need to pass affordability checks. The household income must be at least £27,000 or 2.5 times the annual rent payable whichever is higher. Advance rental payments and/or guarantors are another option if an applicant does not pass the affordability criteria. They also offer the option of securing an apartment with the assistance of a guarantor.
I am a student, can I rent an apartment?
They accept applications from all individuals over the age of 18 years. Students must either have a UK-based guarantor, and pay 6-months upfront, or, if a guarantor is not available, the full tenancy must be paid upfront. Review of UK Student Finance Documentation can also form part of the process.
What is your cancellation policy?
Can you explain the referencing check process?
Once you’ve paid the holding fee, you are required to go through referencing checks, which are carried out by their referencing company, to approve your eligibility to enter into a tenancy agreement. These checks take around 3 - 7 working days to complete. Making sure you provide all supporting documentation required will speed this process up.
Is the first months rent due at the same time as the deposit?
Once all tenants have passed referencing checks, they will require your first month’s rental payment. If your tenancy starts before the 15th of the month, your first rental payment will cover the remainder of that month. If your tenancy starts on or after the 15th of the month, your first payment will cover the prorated (remainder) rent of that month in addition to the rent for the following month. Once the verification process has been completed, the accommodation Team will be in contact to confirm the securing of the apartment, as well as next steps in reviewing and signing your Tenancy Agreement. Your first months rent and security deposit will need to be paid at the same time, ahead of your move-in date.
What's the minimum and maximum length of contract?
They offer flexible lease terms from 6 months to 12 months. If, after the expiration of your fixed term, you wish to continue living with us, they will be happy to accommodate and work out an appropriate solution for you. Please speak to the accommodation Team if this is the case.

Do you have bike storage at accommodation?
Yes! they have lots of storage available for bikes in the basement. All bike storage is secure and remote CCTV monitored, although they cannot take responsibility for your bike.
Is there parking available at accommodation?
They have disabled parking spots at accommodation but do not offer general resident parking spaces. The building is incredibly well-connected via public transport. For advice on public parking in the area, please speak with a member of the Residence team.
Do your flats come furnished? If so, what is included?
Their apartments do come furnished and include a double bed, a coffee table and a sofa, armchair or armchairs depending on size of unit.
Is there help in the building 24 hours a day?
Whilst living in a accommodation apartment, you will benefit from the 24/7 Concierge Service who will respond to any emergencies. Your accommodation Maintenance and Management team is also ready to respond to any emergencies that may occur such as flooding, power outages or fire. For smaller maintenance requests that are not emergencies, you can notify us via your resident portal and they will assist you according to your requirements. More information on what is considered an emergency vs a maintenance request can be found in your resident handbook provided on the day of move-in. If in doubt, the accommodation Team are very happy to answer any questions you may have.

Do I need to bring anything to the viewing?
Due to the UK Right to Rent policy, they are required to obtain and check all original identification of non-EU tenant(s) to show that they are legally allowed to live in the UK. These documents are normally checked at the application stage, so please be prepared to show your identification to their team. Documents must be obtained and checked for all tenants wishing to live in the apartment; if a tenant is not present at viewing or a virtual viewing is arranged, a copy of the document must be sent via email to the accommodation team, who will then be required to see the tenant and check the document via Skype or FaceTime before agreeing a contract. Documents will also need to be verified in person upon arrival for move-in.
