    Up to and Including 45 Days Before the Start of Your Tenancy You may cancel your booking without full liability during this period. A reasonable administration fee may apply depending on the circumstances.
  • Replacement Tenant Accepted
    Within 45 Days of Your Contract Start Date If you wish to cancel during the final 45 days before your tenancy begins, you’ll need to find a suitable replacement tenant. You’re welcome to find one yourself, or we can assist once all our other rooms have been filled. In either case, a reasonable administration fee will apply. Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move into the property..
  • Extenuating Circumstances
    The Release Review Panel will only consider releasing you from your contract under special circumstances which include: Death of a tenant/licensee. The contract would cease on the date of death. A death certificate would be needed to grant the deed of release. Next of Kin are able to sign any relevant paperwork. Tenant/licensee involved in a serious incident which results in the tenant/licensee being seriously ill. Proof would be required in the form of a doctor’s letter or accredited medic

    Booking Deposit

    If you are booking a property that lies in London, then you have to pay £400 as a booking deposit. If you are booking a property outside of London, then you have to pay £1 as a booking deposit. Please note: This fee is credited against the first rent payment.

    Security Deposit

    You don't need to pay any other deposit, just the booking fee is required to book this property.

    If a student wants to pay in installments, then If a student doesn't have a UK-based Guarantor, then they can pay the rent in one or two installments If a student has a UK-based Guarantor, they can pay the rent in three, seven, or eleven installments. Please note: You can opt for 11 installments if you book the property for 50 weeks.

    Who can live in property?

    They can only offer accommodation to full-time students. Prior to your arrival they will require proof of student status.

    Can I book if I'm under 18?

    Students under the age of 18 must rent a room through a guardian and cannot rent a room on their own. Most underage students choose to stay with a host family or in an accredited student residence. Please contact their property team for more information.

    Is it possible to book a room with only a conditional university offer?

    Yes, this is what a lot of students do. If you do not get accepted by your chosen University, please contact the property team to discuss what options are available.

    Whats provided in the bedroom? Do I need to bring my own bedding?

    Facilities and features can vary; typically you are provided with a bed, a study with a desk and a chair, bookshelves, a wardrobe and plenty of storage. Bedding is not provided with each room as most of their students prefer to bring their own, however, you can order bedding and kitchen utensils to be delivered to your room before your move-in.

    Do the apartments come with kitchen essentials?

    You’ll need to bring your own pots, pans and other kitchen items.

    Are there any additional bills I need to pay?

    The flat rent includes the following costs: 1. all water, electricity and gas costs, 24-hour hot water costs with no restrictions on use; 2. heating costs for all rooms; 3. wireless internet costs.

    Will I have access to Wi-Fi?

    Yes, WiFi is included in your rent. Youll also have a broadband connection in your room on your desk.

    What items should I bring when moving in?

    You can bring most of your belongings but some electricals aren't suitable for their properties.Non-UK compliant electricals such as rice cookers are not suitable for use with UK power outletsand this can cause fire risks.

    Is it possible for students to have post and parcels delivered?

    Their postal service operates during office hours. They inform students about the postal process upon their arrival. Students should notify staff about any expected recorded or special deliveries. They must provide ID when collecting parcels. While friends may collect parcels, the student must inform the accommodation team in advance. They are not liable for loss, theft, or damage of mail, nor for uncollected deliveries, or packages arriving outside office hours or when staff are absent. Unclaimed mail is returned to the sender after 4 weeks.

    Can my luggage be stored if delivered before my arrival?

    They will do their best to accomdate this but please discuss with the property team first to make sure this is possible.

    What are the arrival times on moving-in day?

    This depends on the property you will be living in. You will receive an email with all arrival details on about a month before you arrive, but you can also contact the proeprty team for more information.

    Which documents are needed for checking in?

    To check into the apartment, simply present a valid identification document (such as a passport) at the front desk.

    Can I have friends or families stay overnight in my apartment?

    They welcome visitors at all locations but please contact the property team prior to find out specific regulations.

    Is a staff member always available on-site?

    Their office hours are 8am until 8pm Monday to Friday in London and then 9am until 5pm for all other properties. Outside of these hours there is a security guard on-site.

    Are social events organised for residents?

    Absolutely! They want their community to suit you, so they wont force you to come to their events but you are always welcome. If you have your own suggestions for them even better!

    Can I bring my own electrical appliances for cooking?

    If there are certain electrical items you want to bring you will need to discuss this with the property team first.

    Is smoking permitted in the accommodation?

    Smoking is not allowed within the accommodation, however there is a designated smoking area outside the building.

    Do you offer an airport pick-up service?

    They do not offer airport pick-up, they would advise contacting your school to arrange this.

    Can I move in before the start of my contract?

    This varies for each property, you can request this once you apply online or by contacting the property team

    How should I report maintenance issues for broken or malfunctioning items?

    Drop them an email or pop into the office to let them know, their on-site Maintenance team will be able to deal with most things. For emergencies when the office is closed, you can call the 24 hour number that will be given to you when you move in and found on all noticeboards.

    Do you provide female-only accommodation?

    When making your application you can request female-only accommodation, they will always do their best to ensure this happens. If this is not possible, they will contact you to discuss what is available.

    They are always happy to accommodate groups, when making your application there is a section to add group details. Please make sure everyone in your group puts each other's names in this section so they can place you together.

    What if I have difficulties getting along with my new flatmates?

    If you are having any issues please contact the Accommodation team in the first instance, they will do all they can to help. In exceptional circumstances it may be possible to move you; however, they would look to resolve any issues with you all.
