cancellation policy

2.1. Either party may terminate this Booking (and the Tenancy Agreement, if completed) by sending an email to the other party at any time during the 7 days after the date of this Booking (the 7 Day Cooling-Off Period) unless the Move-In Date has occurred before then. If the Booking is cancelled during this period the Landlord will not charge the Tenant any sums due under the Tenancy Agreement and any Holding Deposit, Deposit, or advance of the Total Rent paid to the Landlord will be returned to the Tenant.


2.2. If the Tenant is a prospective first year undergraduate student and the Tenants offer of a place at the University is withdrawn for one of the following reasons:

2.2.1. by the University as a result of the Tenant not having achieved the required entry grades; or

2.2.2. if the Tenant chooses to go to a different University as a result of having exceeded the Tenants expected grades; or

2.2.3. the Tenants place at the University is withdrawn as a result of the Tenants student visa being denied; the Tenant may be eligible to be released from this Booking (and the Tenancy Agreement, if completed) provided the Tenant supplies the Landlord with the following evidence:

  • in respect of clause 2.2.1, a copy of the written rejection letter from the University or a screen shot of the Tenants UCAS which confirms that the required results were not achieved for the University; or
  • in respect of clause 2.2.2, a copy of the proof of acceptance of your new University by UCAS adjustment; or
  • in respect of clause 2.2.3, a copy of written rejection letter from the University which confirms that the Tenant does not have the relevant Visa and a copy of the relevant Visa rejection correspondence

2.2.4. The Tenant must send the documents to the Landlord via email within 7 days from the date the Tenants results are published or within 7 days from the date the relevant Visa rejection correspondence is received. The Landlord will verify the documents and the Tenant will be obliged to supply any additional information requested by the Landlord. Provided that the Landlord is satisfied with the documents provided this Booking (and the Tenancy Agreement, if completed) will be cancelled and any Holding Deposit, Deposit or advance of the Total Rent paid to the Landlord will be refunded to the Tenant.


2.3. The Landlord may terminate this Booking (and the Tenancy Agreement, if completed) if the Tenant;

  • Fails to provide the documents set out in Part 2 of the Rental Requirements; or
  • Fails to take occupation of the Unit within 7 days of the Move-In Date (save where prior arrangement has been made between the Landlord and the Tenant).


2.4. To the extent provided by law, the Landlord shall not be liable to pay damages to the Tenant if the Landlord cannot give possession of the Unit to the Tenant on the Move-In Date for reasons beyond the Landlords reasonable control and in such case the Tenant shall not be liable to pay any part of the Total Rent or perform any of the other Tenants obligations prior to the date on which possession of the Unit can be given. The Tenant may terminate this Booking (and the Tenancy Agreement, if completed) if the Landlord is unable to give possession of the Unit to the Tenant within 90 days of the Move-In Date and any Holding Deposit, Deposit or advance of the Total Rent paid to the Landlord will be refunded to the Tenant.


2.5. Following cancellation of this Booking (and the Tenancy Agreement, if completed) in accordance with this clause the Landlord will be entitled to re-market the Unit immediately to other prospective tenants.


 

Covid 19 Cancellation Policy


4.1. In addition to any cancellation rights listed in clause 2 of this Booking, the Tenant may cancel this Booking or modify terms of the Booking (and the Tenancy, if completed):

4.1.1. if the Tenant lives in a country that has government-imposed travel restrictions in place by either the home country or the United Kingdom and/or local government that prevent the Tenant from traveling or arriving to the Property to taking possession of the Unit. If the restrictions are for an indeterminate amount of time, the Tenant may cancel the Booking (and the Tenancy, if completed). If the restrictions have a published ending date, the Tenant may post-pone the Move-In Date up to the published ending date.

  • In respect of clause 4.1.1, the Tenant must provide written notice to the Landlord of their desire to cancel or modify the Move-In Date no later than 7 days prior to the Move-In Date and must show evidence of the government-imposed restrictions.

4.1.2. if the Tenants University and programme of study delays full-time or part-time face-to-face teaching programmes, the Tenant may postpone the Move-In Date until face-to-face teaching commences, either full-time or part-time. This clause applies only if no face-to-face teaching occurs.

  • In respect of clause 4.2.1, the Tenant must provide written notice to the Landlord of their desire to modify the Move-In Date no later than 7 days prior to the Move-In Date and must show evidence of lack of face-to-face teaching for their specific courses of study for the term in question.

4.1.3. if the Tenants University cancels the study programme and course, the Tenant may cancel the Booking (and the Tenancy, if completed).

  • In respect of clause 4.1.3, the Tenant must provide written notice to the Landlord of their desire to cancel the Booking (and the Tenancy, if completed) no later than 7 days prior to the Move-In Date and must show evidence of the cancellation of the study programme and course on official correspondence to the Tenant from the University.

4.2. All aspects of this COVID-19 Cancellation Policy apply only until the Tenancy is granted at Move-In. After this occurs, the Tenancy governs any rights to termination from both parties.

4.3. If the Booking is cancelled during this period for any reason listed in clause 4, the Landlord will not charge the Tenant any sums due under the Tenancy Agreement and any Holding Deposit, Deposit, or advance of the Total Rent paid to the Landlord will be returned to the Tenant. If the Tenancys Move-In Date is postponed or otherwise adjusted, any portion of the Total Rent will not be charged for the pro-rata share of days it is postponed, and any amounts paid by the Tenant will be credited to the Tenants account.

Booking Details

1.1. The Landlord agrees to conduct reference checks or verification (if required) of the Tenants information without delay after payment of the Holding Deposit.


1.2. The Tenant agrees (subject to approval of this Booking by the Landlord) that when the Tenant signs and returns the Booking and Tenancy Agreement to the Landlord this shall constitute authority for the Landlord to counter-sign and complete the Tenancy Agreement without delay once Part 1 of the Rental Requirements have been satisfied in full and the Landlord has notified the Tenant that the Booking has been accepted. This Tenancy Agreement will then be a binding legal contract and a copy will be available from the Residents Portal.


1.3. The Tenant agrees to provide an eligible and acceptable Guarantor who shall complete a Guarantor Agreement if the Tenant is a UK citizen and chooses not to pay the Total Rent prior to the Start Date or if the Tenant is under the age of 18 at the date of signing the Tenancy Agreement the Tenant agrees to provide an eligible and acceptable Guarantor who shall complete a Guarantor Agreement whether the Tenant is a UK citizen or a non-UK citizen. If the Tenant is a non-UK citizen, the Tenant agrees that in lieu of a Guarantor, they must pay all of the Total Rent in advance.The Landlord has provided the Tenant with a copy of the Landlords Privacy Policy (such policy is also available in full and the MHCLG How to Rent checklist. The Landlord advises that the Tenant should read these documents before submitting this Booking.


1.3.1. The parties acknowledge and agree that where the Property is ready for occupation when the Tenancy is granted copies of the Energy Performance Certificate and gas safety certificate (if relevant) for the Property are available via the Residents Portal. Where the Property is not yet ready for occupation the Energy Performance Certificate and gas safety certificate (if relevant) for the Property will be made available via the Residents Portal prior to the Move-In Date.

Frequently Asked Questions

Who can live at Novel Student?

They welcome you with open arms and would love to be part of your university experience. Any person who is a full-time student, over the age of 18 and enrolled with an educational institution can live within their buildings.

Do I need to pay a deposit?

They require a holding deposit to secure your room. Your holding deposit will be equal to one weeks rent. This is shown as a credit against your first rental payment.

When is my first instalment due?

On the 18th August after results day. For those paying in instalments a months rent is due on this date and for those paying in full all the rent will be due.

What’s included in my rent?

All utility bills (gas, water and electricity), and your own private wifi network are all included in the rent. Free weekly grab and go breakfast, coffee, 24/7 staff on site and cleaning of communal areas is also included.

What documents do I need for my application?

You will need to upload a copy of your photographic ID, visa (if required) and offer letter for university so please have these handy. If you do not yet have an offer from your university or a visa yet, you can still book with us and supply these documents later.

Can I arrive earlier than my tenancy start date?

If your room is available, you may be able to move in early and you will be charged Rent for this period. Please contact a team member to enquire about early arrivals.

Can I share my room?

Yes. Dual occupancy is accepted in Studio rooms only. Couple-friendly rooms are identified at every property and can be searched for within booking system. Couples will both need to sign the Tenancy Agreement and be jointly/severely liable for the rent. A 20% uplift to rent is applied to all couple-friendly rooms.

I am under 18, can I book with Novel?

Yes. They allow students who are 17 years of age to book with us, but they should be turning 18 prior to move-in (or shortly thereafter).

What if I have a disability or special requirement?

They cater for all individuals and have designed the buildings to ensure it is accessible for all. They have rooms to accommodate students with a disability and if you have any specific requirements, please contact them and speak to a member of staff so they can ensure to be as accommodating as possible. In addition to this, all Novel Student buildings have step-free/level access. they can provide information on the availability of disabled parking for customers and there are accessible WCs in the communal areas for visitors.

Do you offer short term lets?

If you are looking for short term stay, they are here to accommodate you. Whether you are searching for somewhere to stay during the summer period where you may be on placement, a pre-sessional course, a language course or just want to settle in earlier.

Who needs a guarantor?

If you would like to pay your rent in instalments, you will need to have a UK-based guarantor or a guarantee from Housing Hand. If you are part of a couple booking a room with them and paying in instalments only the lead-tenant requires a Guarantor. However, as you are jointly and severely liable for the rent should they choose to not guarantee you both then your partner will require their own UK-based Guarantor. If you are under 18 at the time of booking then you will require a Guarantor and that person must be your parent or legal guardian.

What is a guarantor?

A guarantor is someone who takes financial responsibility of your tenancy. If, for any reason you are unable to pay any amount owed to Novel Student, the guarantor is liable to do so. Your guarantor will be required to sign paperwork to check they are eligible and that they agree to this procedure. If needs be, the property has the right to contact this person under the agreement.

Who can be my guarantor?

Your guarantor is anyone over the age of 18. They should be in full time employment, a homeowner and/or renting accommodation. It is important you check with this person before booking your room that they are happy to act as Guarantor.

What documents does my guarantor need to provide?

Proof of address (this could be a utility bill dated from the last 3 months or a council tax letter). We also need a proof of ID which could be a provisional /drivers license or a passport. Your Guarantor will need to sign a separate Guarantors Agreement when you sign your lease with us.

Can I bring a pet?

No, unfortunately pets are not allowed. Of course, if you need a guide dog or working dog to assist you, please do get in touch to discuss your options with the team.

Will my room be cleaned?

Shared communal areas of our apartments are cleaned once per week. Rooms themselves are not cleaned weekly, but they do have housekeeping services in-house which can be booked at an hourly rate to clean your room. Please speak to reception to book this service or purchase a cleaning package on your residents app.

What happens if there is a maintenance issue in my room?

they have a dedicated maintenance team on-site who are there to quickly resolve any breakages you may have in your room. Simply log the issue via our residents app or online portal, and one of the team will attend to swiftly resolve the issue

What amenity spaces do you have?

At the heart of Novel Community are exceptional communal spaces. With fun spaces to enjoy with friends, including Cinemas and Rooftop Terraces, spaces to relax and connect, with dedicated Wellness Studios, and places to focus, with private and group study areas. Each Novel property is unique

Is it true? Do I have my own laundry facilities in my apartment?

All Novel Student they want your experience to be as convenient as it would be living at home. All their studios come with their own washer-dryer in their kitchen.the shared apartments come with a washing machine and dryer in communal kitchens solely for the use of you and your housemates. This is at no additional cost, and laundry is therefore included in your rent which meansno long queues in the building for a single laundry room!

How far is the university to my accommodation?

This is your new home, and at Novel you will be in the hub of your university Town or City.their buildings are strategically placed, ensuring you are in the best place to explore and immerse yourself in this new City.  All Novel residents benefit from being very near campuses, just how close will depend on the university campus you are studying at. 

Is there wifi in the building?

Yes, all their buildings provide a 100MB connection as standard. Each resident also has their own private network, offering a secure connection between each of your smart devices.

Can I bring my bike?

YES, YES, YES! At Novel Student they are all about sustainable travel. That is why they have on-site bike storage at each of the buildings. Dont have a bike? No problem ,theyve got you covered with the Novel branded bikes, available to hire at each of their buildings.  

What about bringing my car?

At Novel student they operate a car free policy, encouraging more environmentally friendly modes of transport amongtheir residents. the properties are centrally located, within walking-distance to university campus most within the City Centre itself, reducing the need to travel by car. However, if a friend or family member visits and requires parking there are nearby public car parks. If you need advice on the best place to park please ask a member of the property team, they are here to help!

Is there a gym in the building?

Yes, all buildings have their own dedicated gym free for you to use, equipped with both cardio and strength related equipment. Some buildings even feature additional relaxation rooms, perfect for yoga or meditation.

What time of the day can I move in?

They provide a variety of time slots throughout the day, staggering out their move ins so that the Novel team can greet and assist each resident as they move in. If you would like to book in a particular slot please let a member of the property team know when you will be arriving as soon as possible.

Do you employ students?

They are creating communities of happier, healthier students and want everyone to feel at home. If you are looking for some part time work and are an enthusiastic person who enjoys helping others, then please get in contact with their team and ask about applying to one of their student Community Assistant roles. A number of these are available at every property.

What is the difference between rooms?

All their rooms have been designed for both style and practicality, beautiful spaces which largely all have the same furniture and fixtures. However, they do differ on size, layout, and location in the building, so they have been categorized and priced with this in mind. More floor space may in some cases mean the room benefits from some additional features such as a sofa or small dining table. 

Can I have my own private bathroom and kitchen?

No problem at all of their rooms come with their own private shower room en-suite. If you would also like your own private kitchen then they would recommend booking one of the studios.   

I am booking by myself but want to share with others, is this possible?

Absolutely! Their en-suite apartments have their own private bedroom and bathroom, but also benefit from a shared kitchen and living area the ideal space to get to know your new flat mates!They do also accept applications for Dual Occupancy in Studios.

Is there a TV in my room?

All Studio rooms have a TV. The shared apartments are designed to foster community, so TVs are in all living areas and not your bedroom. You can bring your own TV if you wish.

Who buys my TV licence?

The property do not provide any TV Licenses for the studios or shared apartments, so you will need to register for your own TV license.
