    Frequently Asked Questions

What support is available for students during their stay?

Support available to students living with them
    Service
They know that student life isn’t the typical 9–5, which is why it’s so important to them to provide consistent reception service 24 hours a day. Whatever the query, whatever the time, their team members will be happy to support.
    Maintenance
Their onsite maintenance team works hard to resolve any maintenance concerns as quickly as possible, with minimal disruption to residents. Residents should report any maintenance issues to reception in person, or via email.
    Wellbeing
As part of their Behind Every Door campaign, every resident receives free access to the Hub of Hope platform, where they can locate support networks within the local area. Whether this be the university’s wellbeing team, financial advice, or guidance on how to manage more personal concerns such as homesickness, there is a plethora of support at their fingertips, at any time.

    Can I visit the property?

Guests are more than welcome at the property, and they encourage residents to make memorable experiences with their friends and family within their buildings. However, they’ve created some simple guest guidelines to ensure that they maintain a safe and comfortable environment for everyone:
    • As a guest, you are permitted to stay for a maximum of three nights per week.
    • All the terms of the resident’s tenancy agreement will apply to you as a guest at the property. A copy of this can be found on the resident’s property account.
    • If you are staying within a shared flat, it is the resident’s responsibility to ensure that all flatmates are informed that you will be visiting prior to your arrival.
    • As a guest, you will not be given a key by reception or by a resident. Instead, the resident will be responsible for providing entry and exit access during your visit. The property team members will not provide access to the building; you must always be accompanied by the resident.

What’s covered by my insurance policy?

By partnering with Howden for Students, they have arranged contents insurance for all students staying with them at no extra cost to you. You’ll need to register there to enable your policy and see:
    • What is and isn’t covered
    • Key exclusions – where cover isn’t provided
    • Policy excess – the amount you pay when you make a claim
    • How to make a claim
Personalise cover If you want further peace of mind relating to any exclusions, they recommend exploring Howden’s additional insurance options. However, the standard contents insurance policy is designed to cover the risks that you may encounter whilst living in student accommodation and away from home.

    What is anti-social behaviour?

Anti-social behaviour can be any behaviour that causes, or may cause, distress, nuisance, annoyance, alarm or harassment to other residents, property team members, contractors, visitors, or the wider community. For example, playing loud music late at night, using illegal drugs, smoking in your flat, or using threatening or abusive language towards others or property team members.

How do I report an act of anti-social behaviour?

Their property teams are available 24/7 to support you with any concerns around anti-social behaviour in your building. You can speak to one of the team in reception or contact them via telephone, live chat, or email. They can then take appropriate action. This might include speaking to the resident(s) in question about the obligations in their tenancy agreement and the effect of their behaviour on others, or informing their guarantor, university, or other authorities. If you witness an incident where there is immediate risk to others, you should alert emergency services by ringing 999 immediately.

Where do I access relevant support if I have been affected by an act of anti-social behaviour?

Their property teams will be able to guide you to the support available within your area. They have great links with student services at the university and the local police. They also encourage you to contact a family member or friend for additional support.

How do I join the Wi-Fi in my property?

Details on how to connect to your property Wi-Fi will be included in your online induction, and you will also receive a guide on check-in.

How do I connect my devices to the Wi-Fi in my property?

Your devices won’t connect automatically when you are connected to the Wi-Fi, so you will need to connect each device manually.

Who do I contact if there is an issue with the Wi-Fi?

They encourage residents to contact the Wi-Fi provider directly if they are experiencing issues. Contact details will be found in the Wi-Fi connection guide you will receive when you check in. If there is a property-wide problem or if, for any reason, the Wi-Fi needs to be disconnected, your property team will contact you in advance of this happening.

Do I need to book a social space?

Depending on the facilities available at your property, you may be required to book a social space if you are planning to host a large gathering, for Lunar New Year or Eid, for example. However, their property teams do plan events for festivals and celebrations for you and your friends to attend! In this case, where a property-wide event is already scheduled, you don’t have to book a space and can just turn up to enjoy it. If you’re looking to book something for just you and your mates, they recommend contacting your property team directly to find out if a social space needs to be booked and how many people it can comfortably host. If the social space you need is not available at your property, you can book a space at one of their sister properties, too! For example, their Cornerhouse property in Sheffield doesn’t have a hosting kitchen, but their other property just a 5-minute walk away, Hollis Croft, does – so, as a resident with them, you can book the space for a flat dinner party or celebratory meal.

What should I do if I have a complaint?

They hope your experience of living with them is a positive one, free from any issues or complaints. However, they understand that on occasion, residents may need to bring something to their attention beyond a maintenance request. They recommend chatting to your property team in the first instance, as a resolution may be reached more quickly if you speak directly to them. Alternatively, their dedicated Feedback Form allows you to submit details of any complaint you may have, or even observations or suggestions to help them make adjustments to your living environment and experience. Please allow 5 working days for a response to your complaint or feedback. Where necessary, an investigation will be undertaken and they will endeavour to provide clear and regular updates.

Can I bring guests into the property?

At the property, they understand the importance of having guests stay over and want all residents to feel comfortable inviting their friends and family to visit. Guests will need to sign in at the reception desk and, to ensure that everyone can enjoy their time and feel safe, follow the guidelines below:
    • Guests may stay for a maximum of three nights per week, unless otherwise approved by the property manager.
    • Extended stays may be permitted for certain occasions at the discretion of the property manager.
    • Guests are expected to adhere to all terms of the tenancy agreement and must respect the privacy, property, and comfort of residents.
    • Residents are responsible for the safety of their guests at all times, including during emergencies.
    • The property team retains the right to refuse entry or remove guests whose behaviour poses risks to others.

What if I want to move in earlier than my tenancy start date?

Depending on availability, some properties do offer early arrival. They know that plans change, sometimes unexpectedly, which is why they offer flexible tenancies, so residents can be in control of their living experience. You can find out more about early arrivals on their Help Centre under ‘Do you offer flexible tenancies and semester lets?’

What happens if I move in later than my tenancy start date?

As your tenancy start and end dates are set based on the tenancy you choose, and as outlined in your tenancy agreement, you are still liable for your tenancy and any payments included from the start date. This means that if, for example, you move into the property a month later than your tenancy start date, then you are liable for the first month’s payment even if you haven’t checked in. They understand that circumstances arise and plans change, so they would always recommend speaking to your property team directly if you are unable to arrive on your tenancy start date.

    I don’t like my room/flat – can I change to another?

They never want you to dislike where you live, and if they can do something to make your living experience better, they will. They advise speaking to your property team directly if you would like to change or move rooms. They can advise you of any empty rooms that you can swap to. It’s important to note that they can’t offer a room which is graded lower than your current room. For example, if you are in an en-suite silver room but the only available spare rooms are en-suite bronze, they wouldn’t be able to make the swap. However, you can upgrade if there is availability—for example, moving from an en-suite silver to an en-suite gold.

My additional requests weren’t met – what can I do?

When additional requests are made during the booking process, their property teams try their best to accommodate as many as possible. These requests aren’t guaranteed and depend on the availability at your property.
