Both applicants must apply separately and clearly state in their applications that they are requesting dual occupancy.</p> <p>The total rent will be calculated as the standard room rate plus an additional £50 per week, then split evenly between both occupants, unless specified otherwise.</p>

If you are unable to obtain a UK visa and your tenancy has not yet started, you may be eligible to cancel your tenancy agreement without penalty and receive a full refund of your deposit, provided that:</p> <p>2. You send an email from the email address used for booking to your property’s email address (if already in residence),</p> <p>confirming that your visa application has been unsuccessful and that you wish to cancel your booking. Include your full name and property details.</p> <p>3. You attach the official visa refusal notice issued by UK Visas &amp; Immigration.</p> <p>4. These documents must be received within 3 calendar days of receiving your visa refusal notification and no later than 20th September for bookings for the upcoming academic year.</p> <p><strong>Note:</strong> If this documentation is not received within the timeframe or after your tenancy has started, you will remain liable for the rent until a suitable replacement tenant is found and the room is successfully re-let.</p> <p><strong>After the Tenancy Start Date</strong></p> <p>If you have not collected your keys:</p> <p>1. You will be held rent liable until a suitable replacement tenant is found and approved by the landlord.</p> <p>2. If your visa is revoked after moving in:</p> <p>a) You must notify the property team within 48 hours of receiving the official notice by emailing to your property email address.</p> <p>b) You will need to provide:</p> <p>The official revocation notice from UK Visas &amp; Immigration, and a letter from your university confirming your release from studies.</p> <p>Once verified, next steps regarding your tenancy will be communicated by the property team.</p>
No Place No Pay
<p><strong>For First-Year Undergraduate and Postgraduate Applicants</strong></p> <p>If you are a prospective first-year undergraduate or postgraduate student and your offer of a place at your chosen university or higher education institution is withdrawn due to not meeting the required entry grades, you may be eligible for a full release from your tenancy agreement. <strong>To qualify:</strong></p> <p>1. You must provide written confirmation from your university or UCAS (such as a rejection letter or a screenshot showing your UCAS status)</p> <p>2. This evidence must be submitted within <strong>3 calendar days</strong> of your results being published and no later than 28th August (whichever comes first)</p> <p>3. You must send your cancellation request from the email address used to <strong>your property’s email address i</strong>f already in residence</p> <p>4. If you're choosing to attend a different university due to exceeding your expected grades, you may also be eligible for cancellation. In this case, you must provide proof of acceptance at the new university via <strong>UCAS Adjustmen</strong>t.</p> <p>5. Once your documentation has been received and verified, your tenancy will be cancelled without penalty, and your deposit will be refunded in full <strong>within 30 days.</strong></p> <p><strong>For Second-Year and Returning Students</strong></p> <p>1. Once your booking is confirmed and the security deposit has been paid, your tenancy agreement becomes legally binding.</p> <p>2. You may cancel your booking within a 7-day cooling-off period from the date of booking. To do so:</p> <p>3. Email your cancellation request to your property’s email address (if already in residence). If cancelled within this period, your full deposit will be refunded</p> <p><strong>Please note: </strong>Deposit refunds may take several weeks, depending on the status of the deposit within the Tenancy Deposit Scheme.</p>
Replacement Tenant Accepted
<p>If your tenancy has already started and you have <strong>not</strong> collected your keys, you will remain liable for rent until a suitable replacement tenant is secured.</p> <p>If your visa is revoked after you have collected the keys, you must inform the property team within <strong>48 hours</strong> of receiving official notification, either by emailing property management or your property’s designated email address if you are already in residence.</p> <p>You must provide written or emailed confirmation of the visa revocation, including official documentation from <strong>UK Visas &amp; Immigration</strong> and a letter from your University confirming your release.</p> <p>In such cases, you will not be able to stay in the property; however, you will remain rent liable until a suitable replacement tenant is found or until the end of any applicable legal notice period under current legislation.</p>

Does my rental price include car parking?

On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Can I book if I’m under 18?

If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and have an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it.

Can I move in before I pay my rent?

The staff has been an absolute delight to talk to and so very helpful. My son missed his place by one day at RHW on campus and is starting as a first-year student in September. After lots of searching (without success as we were searching at the last minute) thankfully we found the Garage and we are all so relieved - the customer service is beyond expectations and my son, husband and I feel absolutely delighted that our son will be staying at the Garage. The Garage is a beautiful accommodation with excellent facilities. They really care about each individual student living on-site and will do anything possible to help you with any issue you may have (which is near to none). I can not fault the hospitality at all. Every Friday they leave drinks and snacks in the reception for students to help themselves and they arrange activities for students to get involved with around the time of an annual celebration ie. pumpkin carving for Halloween. I really enjoy living at the Garage, I have never experienced student accommodation like it.
