What is the Check-in and check-out times?

They understand that you may have questions about their check-in and check-out procedures, so they are here to provide you with the information you need.
Check-in at The Property begins at 15:00hs local time (3:00 PM). They strive to have your room ready for you promptly at that time, allowing you to settle in and start enjoying your stay. When it comes time to check out, their departure time is at 12:00hs local time. They kindly ask that you prepare to vacate your room by this time, allowing their housekeeping team to prepare for their next set of guests.  Early check-in
They love to see you are excited to arrive, however, early check-in is not guaranteed. They do their best to accommodate early arrivals based on room availability, but it is subject to the previous guests' departure and the time required to prepare the room to their standards. In the event that your room is not ready upon your early arrival, they have a convenient solution for you. They offer free safe lockers where you can securely store your luggage while you explore the hotel's facilities or venture out to enjoy the nearby attractions. Their front desk team will be happy to assist you with storing your belongings and provide any recommendations for local activities or dining options.

When you select a room with a shared kitchen, you will be sharing this facility with 7-16 of your floor neighbors or fellow students, except in Barcelona, Madrid and Bologna where they count with 1 big communal kitchen to be shared with all students.

What should be the Minimum age?

Their hotel allows teenagers between the ages of 16 and 18 to stay unsupervised in any of their properties located in Netherlands, Germany, France, Spain, and Austria. For their Italian properties you'll need the supervision of an adult if you are under 18 years.

Do you have a loyalty program/discount for guests who have stayed in the past?

I'd like to use a bike provided by Property. Is it insured?

No, but you can get the bike insured against theft. The insurance fee for five months' is around €37.50 and for 6-12 months it's €75. However, it can vary per location please check with reception for most updated information. Getting your bike stolen can happen to the best of them, so it’s smart to consider getting bike insurance. Just think, if you’re insured, you only pay €90 (your own risk), which is a lot less compared to the full €350 in the case that you don’t have bike insurance. Good to know: - In case you become a victim of bike theft, you need to notify the police so they can issue to you a police report. Then bring the report to the reception together with your bike key and they will equip you with a new bike. - Damages are not covered by theft insurance. Come by at reception if you need any contacts of good bike repair shops.

What is the student-stay deposit for?

The deposit is a standard security fee that must be paid when making your student reservation. Its purpose is to ensure the timely payment of monthly fees and the fulfillment of other agreement responsibilities, such as covering damages caused by the guest. The deposit amount is equivalent to one month's payment and will be refunded within 4-6 weeks after check-out if everything is in order with the room, your bike, and all payments. It's important to note that the deposit is separate from the first month's payment; it is an additional requirement.

Although they always look to minimise price differences on student stays, it is possible that - because of these factors, such as the moment of booking - not everyone pays the same price. Their rates fluctuate according to the demand for rooms. These price fluctuations can go both ways; the costs can increase or decrease influenced by the factors previously mentioned. Is Breakfast Included in the Price?

Breakfast is typically not included in your rate, but feel free to pre-book your breakfast before checking in or add it while booking your room. The price goes from €12.50- €19.50, but it can vary per locations.

Is cleaning included?

At The Property, they offer different types of cleaning options- both depending on your personal need, but also whilst taking the environment into account. This article will explain further Student Stay Monthly room cleaning and linen change are included. Your shared or communal kitchen receives regular surface cleaning. Additional room cleaning, such as weekly cleaning and linen change, is available as an extra service and can be booked through the Service Hub or at reception. The fee for these services depends on your room type and location. Please bear in mind that their staff will never touch your personal items, and if there are items left on your bed or desk, they will not clean these areas. Therefore, please ensure everything is put away before cleaning day. Thank you for your cooperation.

Is there a waiting list for students looking for a room?

They have a registration list where you can sign up to receive emails when new rooms are published for the next academic semester. It is not exactly a waiting list, but no matter when you joined the list, they notify everyone on the registration list equally as soon as  have availability. You’ll all get the chance to book the available room online in a first-come, first-serve basis.

Is it possible to view a room before I book it?

They’ll be happy to show you the rooms and facilities at any location. Just pick a location and schedule an appointment via their tour place. Please be aware that the room that you book may be slightly different than the one they show you during the tour such as location-wise within the hotel, furniture placement, or room arrangement.

Is it possible to stay at property for a few weeks or even months?

Yes, you can book an Extended Stay package. This package can be booked when you stay for at least 14 nights. The rate includes a fully-furnished room, free WiFi, bed linen and towels, a bike, and access to a shared kitchen or private kitchen (depending on the room type).

What is the cancellation policy?

Student Stay Reservations All cancellation and termination requests are handled based on the terms and conditions accepted when making the reservation. To review their terms & conditions. It is mandatory to send an official request at least a month before your planned check-out date.

Can I change the date of my reservation?

This depends on your booking type. If you made a refundable reservation through their website or via their reservations department, you can only request a change by sending them an email or giving them a call. Non-refundable reservations cannot be modified. And keep in mind that if you made your reservation through an online booking agent, you need to contact them directly for any modifications. For Student Stay bookings, please check their cancellation policy.

I booked and/or checked in for a student stay, but would like or need to cancel my reservation due to COVID-19 reasons?

They are very sorry to hear you will have to cancel your reservation at Property. Hopefully, they'll have the pleasure of welcoming you again to property on another occasion soon. The process in order to terminate your Student Stay agreement: please send your official request and additional information. All cancellation/termination requests are handled based on the terms and conditions as accepted when making the reservation.

Can I choose my bed type?

In some locations they offer bunkbeds in the twin rooms. They cannot guarantee single beds or bunkbeds, but they can note down a preference and then they will do their best to accommodate your preference. There is no way we can guarantee this. For more information please feel free to reach out!

Which utensils are included/provided by TSH?

The kitchen package contains a pan, a kitchen towel, a single cutlery set, a plate, a mug and a washing brush.

Why do I pay a different rate each month?

If you've booked a Student Stay, you may notice that your rate changes every month. This is because you pay a daily rate, due before the 1st of each month, which means you pay more for those months with 31 days, less for months with 30 days, and of course, prepare to get really excited when February rolls around.

Why might another student staying in property pay a different price than I do?

For which specific dates will you release rooms for the next academic year?

They open their semester rates twice a year.For the first semester (starting september 1st) sales open around spring. For the Second Semester (starting February) sales opens around fall.There are not pre set fixed dates on when during spring or fall this happens.

When should I make the monthly payment?

Before your arrival it is important that your deposit payment and first month's payment have been done and going forward, please make sure your monthly payments are made before the beginning of each new month. You will receive a payment link via email before the first of each month.

As a student, can I move in earlier?

Yes, even when check-in and check-out dates of your Student reservation cannot be modified you can book a Hotel Stay or Extended stay if you wish to arrive earlier or leave later You can do this via their website or send an early arrival request to their reservations department. Keep in mind extensions and early arrivals are subject to availability so in case you send the request they will come back to you to confirm if it's possible to arrive earlier or extend. Also remember that you cannot stay longer than 12 months in one location in the following countries: The Netherlands, Italy, and Germany.

How long can I stay at Property?

The maximum length of stay is 12 months per location in the following countries: The Netherlands, Italy, and Germany. This is a mandatory rule so keep in mind that if you extend your stay surpassing that period the entire reservation will be canceled without notice as they have fixed check-in and check-out dates. For example, if you stayed 10 months within TSH Amsterdam City and you book an additional 5-month stay, the entire 5-month stay will be canceled without notice.

What is the cancellation policy for a Student Stay?

All cancellation and termination requests are handled based on the terms and conditions accepted when making the reservation. To review their terms & conditions, It is mandatory to send an official request at least a month before your planned check-out date. You can make your request. Cancellation requests by any other means are not considered valid requests.

How does a Student Stay take-over work?

In order to avoid a cancellation fee, they offer an alternative option of a takeover. These are the requirements for this option:

  1. The Student needs to find a replacement Student (registered/enrolled at a University)  who will take over their room and agreement (with all the rates, length of stay, and terms and conditions as originally booked)
  2. The takeover can only start from the 1st of a month, and they’ll need minimum 30 days to process this request (for example: if all requirements are done before the 1st of May, the ‘takeover’ can only be processed for the 1st of June)
  3. An administrative fee of €350.00 is required to process the takeover and the monthly payment where the process is taking place. Meaning until the takeover is fully processed the Original Student who booked the room is responsible for the monthly rate and additional services (bike, meal plan) payments.

Can I use the deposit to pay the cancellation fee?

This is to ensure that the monthly fees will be paid and other responsibilities of the agreement are performed (e.g., paying for damage caused by the tenant). The deposit equals one month’s rent and will be refunded after check-out within 4-6 weeks if everything is in order with the room, your bike, and payments. Please note, your deposit is separate from the first month’s fee.
Since they can only check if the deposit is refundable after check out it is not possible to use it as part of the cancelation fee.

Can I purchase a meal bundle during my stay?

Meal Bundles are available across all of their locations (except TSH Paris) and can be purchased after booking or directly at the hotel reception. Options include bundles of 10 or 20 meals that can be used at any time, for as many meals as you would like, per day. Once a meal is redeemed, it’s scratched off of your package.

Can two people stay in a room?

In some of their locations, it is possible to book a twin room, which is set up for double occupancy. If you're on your own and you choose a twin room, you'll share it with someone else who has also booked the same. What better way to make new friends? They can also accommodate 2 people in some of their Studios (only shared beds). To check if it is possible in the location of your choice, contact them.

How are twin room mates matched?

They match twin roommates on the following criteria: gender, age, and length of stay. 

When will I know who I am sharing my twin room with?

You'll find out who you're sharing with on the day you check-in. Due to data privacy, they don't share any information about your room mate prior to your arrival.

Can another person stay in my room overnight?

They love to meet your friends and family but please note that there are a few rules to follow first when inviting them over:
  • Visitors can only stay when the main booker is still in the room and the bed size is for 2 persons. Except for the Economy Queen room in Bologna, as this room type only allows 1 guest per night
  • Visitors can stay for a maximum of 7 days per month.
  • Your guest will need to register at the reception and will be charged the standard city tax per night.

Can I stay with my friends on the same floor?

Yes, you can, as long as you both book the same room type for the same length of stay. You both need to send an email to their local team and inform them what are your booking numbers and whom you want to stay with next. They'll do their best to make you neighbors, but please note this may not be possible.

Can I choose the location or view of my room?

After making a booking you can send an email to their local team and inform them what is your booking number and your room allocation preferences. They'll do their best to grant your wish, but please note this may not be possible.

Can I change my room during my stay?

They want you to be as comfortable as possible, so if for any reason you need to change your room, please contact your location reception, and they'll see how they can help. Keep in mind any changes are always based on availability.

What is the payment policy for group bookings?

In order to guarantee the guestrooms are secure, TSH requires an advanced payment based on the following schedule:

  • 1st Payment: 3 months prior to arrival
  • 2nd Payment: 1 month prior to arrival

If you make the group reservation less than 3 months prior to arrival, you will receive a proforma invoice with adjusted payment schedule to guarantee the reservation.

What is the price for the breakfast?

The price for breakfast may vary across their locations, but is always between €12,50-€19,50. Save out by pre-booking your breakfast online.

Are bikes available for group bookings?

They have available bikes but these can not be reserved and are based on availability. You can book them upon arrival in the reception.

What better way to make new friends?

They can also accommodate 2 people in some of their Studios (only shared beds). To check if it is possible in the location of your choice, contact them.

Want to stay with a friend?

Just let them know and they'll do their best to place you together, however, this is only possible if your friend has also booked a twin room for the same length of stay.

What is the cancellation policy for group bookings? (over 10 rooms)

After you've accepted our proposal, we will follow up with an official contract. This contract must be signed within an agreed time frame. General cancellation conditions are as follows:
