To cancel, send an email directly to the property and they will refund your full deposit or advanced rent if you cancel within this period. They will pay this refund within 30 days following receipt of your cancellation email to the bank account you used to make your deposit or advanced rent payment.</p> <p><br></p> <p><strong>B. Reduced Cooling-Off Period (Bookings made on or after 1st August 2025):<br> </strong>1. If you book on or after 1st August 2025, the cooling-off period is 24 hours from when you accept the tenancy agreement.<br> 2. New Customer:</p> <p>The student must not have previously resided at any of the property’s student accommodations.</p> <p>3. If you wish to cancel for any other reason than those set out above, you must find another student to take over your tenancy before 1st May 2026. After this date, tenancy takeovers are not possible.</p> <p><br></p> <p>2. Requirements for the Replacement:</p> <p>- Must be a student.</p> <p>- Must meet the accommodation preferences of your booked accommodation (e.g., same gender if in a single-gender flat).</p> <p>- Cannot be an existing Student Roost resident or someone who has already booked for the .</p> <p><br></p> <p>3. Tenancy Takeover Fee:</p> <p>- You will need to pay a non-refundable fee of £200 to cover administrative costs.</p> <p><br></p> <p><strong>Please note:</strong></p> <p>1. You'll remain responsible for rent payments until:</p> <p>- The replacement tenant signs their tenancy agreement.</p> <p>- Any cooling-off period for the replacement tenant has expired.</p> <p>- The replacement tenant’s tenancy period has started.</p> <p>2. Once the above are complete, you'll be released from your tenancy.</p> <p>3. Once you have signed your tenancy and paid your booking fee online, you are bound to pay the fees in their entirety.</p> <p>2. Cancellation after you have moved in:</strong></p> <p>1. Once you have moved into the residence, you will only be considered for a tenancy release in exceptional circumstances.</p> <p><br></p> <p>2. To qualify for exceptional circumstances, you must:</p> <p>a) Have withdrawn from your university or institution for medical reasons. You must send the property an email with proof of this in the form of a withdrawal letter, signed on headed paper from that institution; and</p> <p>b) Send them, in an email, a suitable letter from the doctor or medical institution detailing the issue of why you have withdrawn from your chosen university or other higher education institution.</p> <p><br></p> <p>3. Tenancy releases for exceptional circumstances will not be granted where:</p> <p>a) You are still at university and have not withdrawn from your course;</p> <p>b) You have left university of your own volition for any other reason, including not attaining correct funding or loan, or suitable grades during the year;</p> <p>c) You have failed to progress from one academic year to the next; or</p> <p>d) The university has removed you from your course for any other reason, including disciplinary matters.</p> <p><br></p> <p><strong>Please note:</strong></p> <p>1. Where the property agrees to cancel your tenancy once you have already moved into your residence, they will refund your deposit minus any deductions for unpaid rent or damages but you will not be entitled to a refund of any advance rent payment you have already and you will also be liable for any further unpaid rent due to them up to the date of cancellation.</p> <p>2. Do I have to be a student to live here?

Yes, you must be a student, enrolled in a college/university and be 17 years or older at check-in.

Can I extend my stay?

If there are rooms available, you should be able to extend your stay after you have moved in. Please speak to the accommodation team while in the building to arrange an extension.

Are they liaising with my university?

Yes, they are staying up to date with the latest guidance from all Universities where they have residents studying.

What precautions can I take?

Regularly wash hands, wear a face mask or covering, give people space and follow local government advice.

Do I need to wear a face mask for protection?

Face coverings are to be worn in all indoor communal areas of residences. This includes reception areas, main public corridors, in stairs and lifts and in those communal toilets located outside of your flat. Wearing a face covering is also encouraged outdoors if you aren't able to keep a safe distance of two metres.

What do I do if something isn't working in my apartment/flat?

If you have any maintenance issues, you can simply log into the portal and select the "maintenance" option at the top. Once you've done that, then log in your issue and give as much detail as possible.

Can I speak to someone of the property if I have some personal problem?

Their friendly team are always happy to lend an ear. Before talking to them, we’d advise you contact your university support team first, since they may be able to offer you advice. If you would like to speak with the Accommodation Manager, you’re welcome to book an appointment and they’ll be happy to meet with you.

Can I receive a post?

Absolutely, you’ll have your own post box in reception and will be given a key to check your post at any time of the day/night. Parcels can be delivered to reception for us to look after, just bring your ID when coming to collect them. However, please be aware of our postal policy when using this service.

Can I park my car?

There is no parking on site and residents are not allowed to bring their own vehicles.

Is there somewhere to keep my bike?

There is! You’ll find plenty of secure bike storage available for you to use throughout your time.

Will I be sharing a room?

All their non studio accommodation with the exception of twin rooms are only for single occupancy. They are happy to accept Dual occupancy requests for selected studios

Who is responsible for cleaning my studio?

That’s down to you – you can bring your rubbish/recycling to the bin store, and all collections are included in your rent.

Who cleans the communal area?

The property team will take care of that, but please respect these living areas, as they’re proud of what they’ve done with them.

Where Can I smoke?

Their buildings and grounds are strictly non-smoking but you’re welcome to smoke outside of the building at least 5 metres away from doors and windows.

Can I arrange to live with my friends?

Yep, They want you to be as comfortable as possible when you’re with us. Just let them know you wish to live on the same floor when making your booking. If you don’t know anyone else moving to the residence, don’t worry – most students come on their own and soon make friends once they’re here.

Can I choose what floor I live on?

Yes, you’ll be able to let us know your preference at the time of booking.

Who is responsible for the guests while they are in the premises?

You are responsible for your guest. They must be signed in/out and follow all property regulations while on the property.

What time can I arrive and what time is check-out?

You can check into the room at 16:00 on the day of your check-in. On the day of your check-out you will have to vacate the room by 10:00. If you do arrive early for your check in, you may be able to get your keys early if the room is ready, if not you can relax in one of our communal areas until it is clean.

Will anyone be at reception to meet me?

Their receptions are staffed 8AM to 5PM. However, if you are planning to arrive at the weekend or out of office hours it is best to either phone ahead or email first. If the reception is closed when you arrive it is most likely as the team member is helping another resident. In this case you should press the buzzer and call the security number for assistance.

Do I have to be a student to book a room?

You will need to be a student in full time education. If you have finished University and are completing an internship of work programme you can stay in our residence if you have not yet graduated from your course.

What do I need to bring?

Their rooms are not like a traditional hotel, and do not come with bedding, towels, bathroom supplies or cooking equipment, so we advise you to either bring your own or purchase in advance from their partners. All rooms will come with a toilet roll.

Will my property have wifi?

Indeed, it will. With their standard package, you will get free high-speed WiFi connection throughout the property, including bedrooms that have a wired connection. The property’s communal lounge area has a TV, but our studio rooms aren’t furnished with one. However, feel free to bring your own, just be sure your TV Licence is sorted beforehand.

As Summer stays are limited to 10 weeks, you will need to make a full payment up front, before you arrive at the residence. Your booking is not complete until payment is made and until payment is made the room is not secured. Summer stays do not require a deposit payment.
