Who can my guarantor be?

They must be a UK resident in professional, full-time employment. They’ll need to provide proof of ID and proof of address, like a utility bill dated within the last three months .

Can we book as a group?

Of course! If you’d like to live with your friends, you’ve come to the right place! If you refer your friends to live with us, they will get £100 off their rent and we’ll give you £100 off too!

Can I book for a single semester?

It depends on the property, but contracts are usually at least 44 weeks. If there is an available room they may be able to offer a shorter contract, so please contact our property team directly to find out. (If you’re booking after the contract start date, then we’ll shorten the contract accordingly.) For summer lets, please check out our property pages, where you’ll find if they have availability and what’s on offer. Our property teams are on standby for any help you need.

Can I extend my contract length?

They’ll always work to make sure they can make extensions where possible. Please have a chat with your property team who will do everything they can to make it happen.

What happens after I've finished my application?

You’ll be updated by email every step of the way, and our team are on hand to chat too. Once your application is in we’ll assign you a room which will trigger an email guiding you to your Resident Portal to digitally sign your tenancy documents. If you are paying by instalments then your guarantor will need to upload some documents and sign your tenancy agreement.

Do I need a guarantor?

That depends… If you choose to pay by instalments, you’ll need a UK-based guarantor. Pay your rent annually and you won’t need a guarantor. If you’re an International customer and wish to pay by instalments, Housing Hand can act as your Guarantor.

Can I choose my own room?

Yes, take your pick! You can even tell us who you’d like to live with (which university, course, age etc.) and we’ll pair you to the perfect flat. But be quick as rooms sell fast!

Can I take a look around?

Yes, you’ve a few options. Contact our amazing property team to arrange a look around, or if you’re too far away, ask us about FaceTime viewings. You’ll also find 360° tours on our website property pages to give you a good feel of the place.

When can I move in?

If you’re joining us in September 2022 then check-in starts from Saturday 10th September. If you need an earlier check-in then get in touch and we’ll do all they can to help. Dual occupancy - can I book a room and stay with my partner?

Yes, they have allocated studios at some of our properties which are able to accommodate two people (only one bed in the studio). they don’t have any additional fees for dual occupancy, who can put a price on love after all!

What happens if I want to cancel my booking?

They offer 7 day free cancellations which starts from when your booking is all completed. To cancel, you’ll need to do so in writing (email is fine) please. If you’ve paid your deposit it’s protected through Deposit Protection Scheme (DPS) so we’ll process the return of this. The deposit refund could take up to 30 days from when they request it. Read more about DPS on our blog. For all charges relating to contract cancellation please view your Tenancy Agreement or email us.
Help! I haven’t got in to uni/my VISA hasn’t been accepted. they know things don’t always go to plan and you shouldn’t be penalised for that.  If you haven’t been accepted for a VISA to study in the UK, or you’ve been denied a university place and can’t study in your chosen city, then please get in touch with the Property Manager. Please provide supporting evidence of what’s happened.

What if I cancel after the cooling off period?

If you need to cancel your contract, you’ll need to find someone else to take over your agreement with us. We’ll do our best to help you with this. Until you find someone, you’re bound to the contract so will have to pay the rent. You’re released from your contract once you’ve found a replacement tenant and they’ve finished their cooling off period.

Do I need to pay a deposit?

Yes, it’s £250 deposit that’s refundable at the end of your stay.  Your deposit is logged with the Deposit Protection Scheme until the end of the year. When you move out they process the return of this money.

How do I pay?

To make life easy, you choose. Make one payment upfront and get it out of the way, or pay in three instalments which we’ll arrange to tie in with when your student loan arrives. If you’re an international student, you’ll need to pay the full year if you do not have a UK-based guarantor. (If you do, you can pay in three instalments.)

Will I get my full deposit back?

We’ll deduct money from your deposit to cover the cost of damage repair, cleaning requirements or arrears on your rent. Read more about DPS on our blog. Please remember to return your check-in forms (including inventory) to reception within 48 hours of checking in.

What happens if I can’t make a payment?

The first thing is, don’t panic! Get in touch with your Property Manager as soon as possible and explain what’s going on. We’ll do our best to help.

What do I need to pack?

When will I get moving in information?

You’ll get all the info you need closer to your moving in date. In the meantime, if you’ve any questions please get in touch over email, phone or social media. We’ll do what they can to help.

Can I move in early?

They may be able to accommodate an early check in and summer lets – our property team will be able to answer all your questions.

Can I move in if I haven’t paid my rent?

You have to have paid your rent before you move in. If there are any issues, please get in touch with the property team.

Can I check in outside of the dedicated hours?

They do try to offer 24 hour check in during your moving in weekend. But please contact your property team to confirm your arrival date.

Where can my parents stay after dropping me off?

Check local hotels and Airbnbs in the area if your parents will be staying overnight. It’s a good idea to book early as there’ll be a lot of students moving in at the same time.

Can I get all my university essentials in one place?

Can I chat with my flatmates?

Be sure to join your flat’s exclusive Facebook group (we’ll email the details to you, or drop us a DM). You can get to know your flatmates and the property team.

What do I need to check in?

A valid form of ID is all you need. Don’t worry about printing off the tenancy agreement or booking confirmation.

When can I check in?

You’ll be sent a check in date and asked to book an appointment. This means they can make the process go smoothly and get you in your new home quickly. To help, please let us know if you’re going to arrive early or late.

Where can we unload the car?

Parking varies from property to property. If you’re arriving by car, ask our property team for advice on the best places to park.

What do I do with the inventory?

Your inventory will be in your room when you check in. Please fill it in and take it back to reception within 48 hours as it’s really important when you check out.

How do I report a maintenance issue?

Either pop down to reception to speak with a member of the property team or drop them an email.

How do I connect to the WIFI? And how many devices can I connect?

Our WIFI provider is ASK4. Just follow the simple step by step process to create an account when you first open a browser. You can connect up to five devices, completely free of charge.

Do I need to buy contents insurance?

No. With us, you’re covered! You get free Endsleigh contents insurance for up to £10,000. So you can relax knowing that items in your room are covered against fire, flood and theft.
It’s important to read your policy so you know what’s included and what’s not covered. For full details please check your Welcome Pack or ask your property team for help. If you do have the misfortune of anything happening to your possessions, contact your property team before making your claim. Can I bring my bike?

Absolutely! All our properties have a dedicated and secure bike store.

What’s included in the studios?

All our studios are fully equipped with a full-sized oven, hob, fridge freezer, plenty of cupboard space, toaster, microwave and kettle. There’s even a TV and washer dryer – yes, really! And the free ironing board, iron, mop and bucket saves you splashing out on those too. Just bring your own plates, cups, glasses, cutlery, and anything extra you’d like (Toastie machine? Blender?).

Can family/friends stay over?

Of course! This is your home so guests are welcome for a night or two. Just be sure to consider your flatmates and check they’re happy with it too. (Currently this will be in line with English and Welsh Government guidance due to the Coronavirus).

I’m locked out! What can I do?

Don’t worry, there’s always someone onsite to help! If you’re locked out after hours, please call the out of hours number. Be sure to pick up a property card from reception and save the number in your phone.

What’s the WIFI speed?

All sites have the same speed over wired and wireless connection which is 100Mbps download and 10Mbps upload.  So you’ll have access so super speedy WIFI – Whoosh!

Do you have a laundrette onsite?

They do better than that – you’ll find a washer/dryer in every apartment! No more queues for the laundry room, and no more expensive charges to wash your clothes.

What’s included in the shared apartments?

They always choose city centre locations with fantastic access to public transport and cycle routes. But if you do choose to bring your car, you’ll find car park options nearby.

Where can I find my EPC?

They have an EPC for each property. 

What safety measures are there in place?

All our properties have secure fob access to the main building and each bedroom has its own lock. There is CCTV throughout, and always someone onsite (24/7). Reception hours vary between properties, but reception will be staffed from 9am-5pm through the week.

What does being a guarantor mean?

If you’ve agreed to act as guarantor, you have joint financial responsibility for the tenancy. That means you agree to pay rent if the tenant can’t. Please read the guarantor section of the tenancy agreement carefully before signing to ensure you’re aware of all the responsibilities.

What support is there for residents?

They’re here to support with any issues. That could be a maintenance issue, something about their tenancy, or just having a chat. We’ve got it all covered. Getting locked out isn’t a problem as our Resident Co-Ordinators are on hand for out of hours support. All our Property Managers are also Mental Health First Aid trained and can signpost residents to University and local services, should they ever need such support.

When do I check out?

You can check out anytime up until 10am on the final date of your tenancy agreement. If you’re not sure when this is, pop to reception and we’ll let you know.

What do I need to do before moving out?

Before moving out, you’ll need to clean both your room and the shared areas of your apartment. If these areas are unclean, you and your flatmates may have to pay a fee for them to be cleaned. Take everything with you when you leave, as if anything is left behind you could incur a charge.

Will I be charged for damage in our shared area?

Damage in a shared area is a shared responsibility. So unless it’s proven you didn’t cause the damage (or the person who caused it takes responsibility) then yes you’ll be charged a share of the cost to fix it.

Can I donate any clothes and/or food items I no longer want?

You can help local charities by taking donations of clothing, household items, food etc to them. You’ll find details in your Move Out Guide, on posters around the property, or on your exclusive residents’ Facebook group.

I’ve had post sent to this address! What can I do?

Unfortunately, they can’t redirect your mail to you. So please remember to change your address on any subscription services, or you can also pay for a redirection service with Royal Mail. Otherwise we’ll have to return post and parcels to the sender rather than holding mail due to the volume they handle. It can sometimes take up to 4-5 weeks for redirection services to begin so please consider this when ordering this service through the Royal Mail to ensure your post gets to where it needs to be.

What happens after I check out?

If you haven’t requested to be there at your final room inspection, we’ll do this after you leave. We’ll let you know about any charges through the deposit return process.

How do I check out?

You will be sent a Move Out Guide in advance. This has all the information you need. Of course, you’ll need to leave your room clean and free from all personal belongings before returning your keys back to reception. There’ll be a dedicated place to leave keys for out of hours check out.

There’s damage in my room. Will I be charged?

If it isn’t classed as general wear and tear, then yes you may be charged. If you know of any damage it’s always best to book a check out appointment. That way you can discuss and agree charges ahead of your deposit return.

How quickly will I get my deposit back?

Your deposit is held in a tenancy deposit scheme. Once you’ve checked out, they’ll process your deposit return. You’ll get an email requesting you agree to the amount to be returned and any charges (if applicable). You’ll need to enter your bank details online to claim the funds back.

If I’ve booked for next year, can I leave things in my room?

If you have a 51-week contract with us, you can stay in your room for an extra week for FREE. It’s on us. However, if you’ve booked a 44-week contract, please ask your property team if they have storage onsite or if they can recommend a local service.

Will you give me a landlord reference?

Although they don’t provide landlord references, they can give you a copy of your Tenancy Agreement and a statement of account to show your rental balance on departure.

How do I pay damage or cleaning charges?

Charges are deducted from your deposit. If you’ve been charged more than your deposit amount then we’ll send an invoice to you (and your guarantor, if applicable).

Are you British Safety Council COVID-19 Assured?

Yes they are! Following a detailed assessment, reviewing our current COVID-19 policies, protocols, arrangements and controls, including interviews with our teams – they passed with flying colours!

Are the properties kept clean?

Sparkling. All our properties have a dedicated Housekeeper who works to keep the property shared spaces in pristine condition. they currently have an increased cleaning regime, particularly in shared areas. they encourage all residents to keep their shared kitchen areas clean and they carry out termly inspections.

What support do you offer for students in isolation?

Let the property team know if you need to self-isolate and they will email you and your flat mates a guide with lots of useful info. they will bring parcels/food deliveries to your door, can deliver post, and can also collect any home tests for posting.

Is there social distancing in the properties?

Our one-way systems have been phased out now that restrictions have eased. they always follow any changes to guidance and will adapt our response accordingly.

What is your policy on wearing face coverings?

Whilst it is no longer mandatory to wear face coverings, it is up to you if you’d prefer to wear a face covering.

Can I have visitors and how can they stay safe?

Yes, we’d love you to show off your home to friends. they ask you don’t allow visitors who have symptoms or should be self-isolating.

What other safety measures are in place?

They have hand sanitiser stations in shared areas, and they review all measures regularly.
