1. Prior to entering into a Tenancy Agreement:
(a) If your notice of cancellation is received by the property in writing prior to the tenancy agreement being confirmed, and within 7 days of submitting an application, they will make no charge and your Advance Rent payment will be refunded in full.
2. After entering into a Tenancy Agreement, but before the tenancy start date:
(a) If your notice of cancellation is received by the property in writing within 72 hours of the Confirmation of Booking email being sent, and the period of the tenancy has not commenced, they will make no charge and the Advance Rent payment will be refunded in full; or
(b) If your notice of cancellation is received by the property in writing after more than 72 hours of the Confirmation of Booking email being sent, and the period of the tenancy has not commenced, they will not accept a cancellation/surrender of your tenancy agreement for the Room until a replacement tenant is found for the Room.
3. On or after the tenancy start date:
(a) If your notice of cancellation is received on or after the tenancy start date, the property will not accept a cancellation/surrender of your tenancy agreement for the Room until a suitable replacement tenant is found for the Room

If the Tenant does not take up occupation of the Room, or if the Tenant vacates the Room before the end of the Tenancy Period, that alone will not terminate the tenancy agreement. If a suitable replacement tenant agrees to take a tenancy of the Room at the Rent for the remainder of the Tenancy Period, the Landlord will agree to end the tenancy agreement PROVIDED THAT:
1. The replacement tenant has entered into a tenancy agreement and procured a guarantor (or paid the Rent in full in advance);
2. The Tenant has paid Rent and any default charges or Damages that accrued up to the date of termination;
3. The Tenant pays a fee of £100 + VAT on account of the Agent’s costs for arranging an early termination of the tenancy (or agrees it may be deducted from any Rent that is due to be refunded to the Tenant).
NOTE: If the tenancy agreement or the tenancy is terminated under the above clauses, the Landlord shall be entitled to deduct any outstanding early termination fees, Damages and default charges before refunding to the Tenant any pre-paid Rent relating to the period after termination of the tenancy agreement
