Cancellation Policy
Your Cancellations Rights - Should you wish to cancel your contract for your CODE Flat you will need to put it in writing within 7 days from the date of booking. Once 7 days have passed or you have accepted your online Tenancy Agreement, there is no further cooling off period and your refundable holding deposit will be retained by Code Students.
If you have accepted your booking summary by paying the refundable holding deposit to CODE Students you have entered into a legally binding agreement and the rent payments detailed in your Booking Summary and subsequently scheduled on your tenancy Agreement will remain your legal responsibility. Should you wish to cancel, we will look to mitigate any potential loss to you, our customer, by advertising your chosen room to other potential customers. However, until CODE Students has a binding contract in the name of the new tenant and their respective Guarantor(s) you will remain responsible for the rent in full, in line with your binding contract. CODE students will keep you fully informed of any potential new tenants and inform you in writing once there is a signed contract from a new tenant, therefore releasing you from any legal responsibility to pay any outstanding monies as outlined in your signed contract.
In addition, if the tenant has completed their booking i.e. accepted their contract and returned all of their guarantor documents, we will charge a 300 early termination fee.
Consumers cancellation rights
The cancellation period is limited to 7 days from the online booking on the basis that the consumer was given the required written information on or before the contract was concluded.
When providing Guarantor details do ensure that they are UK Homeowners because if they are not UK Homeowners then this invalidates your right to a refund as it remains your responsibility to comply with the conditions of letting prior to booking.
Payment Details
To reserve a CODE flat in your name we will require a refundable holding deposit of 100. The room is then booked for you in accordance with the Booking Summary provided.
In addition to your rent, a 300 refundable tenancy deposit will be payable after 24th April 2020.
The 300 refundable tenancy deposit will be returned to you at the end of your tenancy providing there is no outstanding charges against your room. This includes payment for any damage that has not been noted on your inventory when you moved in. Any deductions to deposits are made in line with the Tenancy Deposit Protection Scheme, outlined further in Deposits.
By accepting the tenancy agreement, you are consenting that the refund of the holding deposit is put towards your first rent instalment i.e we will deduct 100 from your first rent instalment.
we will take your credit/debit card details but your card will only be charged if a room becomes available within 30 days.
At this point we will take a 100 holding deposit to book your room. If within 30 days there is no room available, your waitlist booking will be automatically cancelled.

- Leicester has a very cycle friendly city centre as well as easy, quiet cycle routes between the two university campuses.
- You can cycle from CODE into the city centre entirely on protected cycle paths, no need to cycle with other traffic. Plus there is at least 10 miles of traffic-free cycle routes along the river and canal taking you right through the city, through the many parks and out to the countryside.
- Cycling is the easiest and fastest way to get around, and is cheaper than the bus, taxi or car. Cycling in Leicester is practical for popping to and from either uni, for food shopping, going out to the pub, or out for ride to relax and keep fit!
- You can easily plan your route using the free paper cycle maps (available at CODE and the Tourist Info Centre), or online using www.choosehowyoumove.co.uk (for really local, up-to-date travel advice) or just use googlemaps.
- There are three bike shops within half a mile of CODE, where you can buy bikes, locks, parts and get your bike fixed and maintained. Plus both universities usually run free Dr Bike bike fixing sessions throughout the year.
- There are very cheap, indoor, secure bike parks both in the Town Hall Square and at the train station where you can leave your bike and not worry about security, as well as many secure bike racks to lock to around the city centre and universities.
- There are loads of free led bike rides around the city and out to the countryside, for all levels of confidence, many start from Bede Park, right next to CODE.
- And if you are REALLY into bikes there is a whole world of cycle passion you can join in with, including The Bike Lounge which happens at a Caf 96 Degrees just round the corner from CODE and there are many more cycle events throughout the year.
- Finally - it's cheap, easy, fun, environmentally friendly and surprisingly efficient - did you know that you can cycle 9 miles using the calories of just one apple?!

How safe is my room?
- There's both heat & smoke detector fitted in every room for your safety.
- The communal corridors are equipped with smoke detectors.
- All door entry is key fobbed and all communal spaces have CCTV.
- Our on-site staff are available at reception or patrolling the building 24 hours a day. Their job is to protect you and the building at all times.
- If you discover a fire, call 999 immediately and ask for the Fire Service.
- If a fire is detected, the fire alarm will activate. On hearing the alarm you must follow the instructions on the rear of your door. Do not run or stop to collect your belongings.
- All entrance doors to blocks are self-closing. However please ensure that these close and lock shut at all times.
- Don't prop the doors open including fire doors
- Always carry your keys and never give them to anyone else
- Be aware of strangers on the premises if you are not sure who someone is, ask them or alert the Office or Security Team
- Lock your door when you are going out and keep it closed at other times
- Do not to leave your cooking unattended
- If you see anything suspicious, let the Office or Security Team know as soon as possible
- If your room is at ground level, or easily accessible from the ground, make sure your windows are shut before you go out.
- Windows will only tilt outwards and should not open fully.
