Booking Deposit

For 25-26AY(Non Leased) 1. You will be required to pay a £250 holding deposit or less at the time of booking. 2. When your tenancy starts, the holding deposit will convert into a refundable damage deposit. 3. All deposits are registered with My Deposit Scheme which is a government accredited Tenancy Deposit Protection Scheme provider. This will be returned after you vacate the room minus any damages. For 24-25 AY (Classic Ensuite Room Only) 1. No deposit is required to secure a room 24-25 AY (Other Room Types) 1. You need to pay a security deposit of GBP 250 to secure your room with the property. 2. This is refundable at the end of the tenancy period less any deductions and pending charges.

For 25-26 AY (Non Leased): - For reservations made on or after August 1, 2025, the cooling-off period will be reduced to 48 hours from the time of booking. If you cancel within this 48-hour window, you will receive a full refund of your deposit. If you request a cancellation after 48 hours, the above policy may apply depending on your personal circumstances, and a loss of deposit may occur. For 24-25 AY (Leased): 1. Cooling Off Period: A 24-hour cooling-off period applies to all offers. Students are eligible for a full refund if cancelled within this cooling-off period. 2. Cancellation: No refund will be provided. Any reasons for cancellation will be considered invalid, unless cooling-off period conditions are met or no visa no pay conditions are met

No Visa No Pay

For 25-26 AY: - If you choose to cancel your reservation after the cooling-off period, you may be eligible to do so if your UK visa application is denied. In the event that your visa application is refused after securing accommodation, you must submit official written evidence from the relevant visa authorities or embassy directly to the accommodation team within five calendar days of receiving the notification. If the provided evidence is deemed sufficient and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without any obligation, and your full deposit will be refunded. Please note: This policy applies only to reservations made before August 1, 2025. For 24-25 AY (Classic Ensuite Only) If you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent, via email, to the property within 2 days of the letter/correspondence date. On receipt of the required documentation it will be verified and, provided that the property is satisfied, they will cancel your agreement. <ol> <li>Visa Refusal - 2 Weeks Prior to Check-in: If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the advance rent is non-refundable.</li> <li>Visa Refusal - 0-2 Weeks Prior to Check-in: If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the advance rent will be retained as a cancellation fee.</li> <li>After Contract Start Date and Collecting Keys: No refund will be made.</li> <li>After Contract Start Date and Not Collecting Keys: The accommodation fee accumulated from the contract starting date until the date of notification to the Amber of visa application refusal will be charged. The Student must provide evidence, such as a visa refusal letter.</li> </ol> For 23-24 AY (All Room Types) and 24-25 AY (All Room Types except Classic Ensuite) 1. If you decide to cancel your reservation after the 14-day cooling-off period, you can do so if Your UK Visa application has been denied. 2. If you secure your accommodation and then if for the reason stated above are no longer able to attend your chosen higher education institution, official written evidence from the VISA authorities/embassy must be sent directly to the accommodation team within 5 calendar days of you receiving notification of the decision. 3. If sufficient evidence is provided and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without obligation and the full deposit will be returned.

No Place No Pay

For 25-26 AY: - If you wish to cancel your reservation after the cooling-off period and any of the following circumstances apply, the process outlined below will be implemented: 1. You did not meet the required qualifications to secure admission to your first-choice university. 2. You were unable to pass the required English language course for university admission. 3. Your university place has been deferred. If you have secured accommodation but are subsequently unable to attend your chosen higher education institution due to any of the reasons mentioned above, you must submit official written evidence from the relevant university and/or UCAS directly to the accommodation team within five calendar days of receiving the notification. If the submitted evidence is deemed sufficient and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without obligation, and your full deposit will be refunded. Please note: This policy applies only to reservations made before August 1, 2025. For 24-25 AY (Classic Ensuite Only) If you are a prospective first year undergraduate student, a rebooking student or a postgraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply the property with a copy of: 1. A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or 2. A copy of the proof of acceptance of your new university by UCAS adjustment. These document(s) must be received by the property via email within 2 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided they are satisfied, they will cancel your agreement. <ol> <li>CAS Refusal - 2 Weeks Prior to Check-in: If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the advance rent is non-refundable.</li> <li>CAS Refusal - 0-2 Weeks Prior to Check-in: If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the advance rent will be retained as a cancellation fee.</li> <li>After Contract Start Date and Collecting Keys: No refund will be made.</li> <li>After Contract Start Date and Not Collecting Keys: The accommodation fee accumulated from the contract starting date until the date of notification to the Amber of CAS application refusal will be charged. The student must provide evidence, such as a visa refusal letter.</li> </ol> For 23-24 AY (All Room Types) and 24-25 AY (All Room Types except Classic Ensuite) 1. If you decide to cancel your reservation after the 14-day cooling-off period you can do so if, (a) You have failed to obtain the required qualifications to get into your first University of choice (b) You have failed to pass the relevant English Language course required for the University 2. If you secure your accommodation and then if for any of the reasons stated above are no longer able to attend your chosen higher education, official written evidence from the relevant University and/or UCAS must be sent directly to the accommodation team within 5 calendar days of you receiving notification of the decision. 3. If sufficient evidence is provided and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without obligation and the full deposit will be returned.

Delayed Arrivals & travel restrictions

For 25-26 AY: - If you have secured accommodation but are unable to travel to the UK due to government - imposed travel restrictions, you must provide official written evidence from your chosen higher education provider confirming that you have canceled your studies and will not be enrolled at the university for the 2025/26 academic year. This evidence must be submitted to the accommodation team before your tenancy start date. Upon receipt and verification of the required documentation, you will be eligible to cancel your tenancy agreement, and your full deposit will be refunded. Alternatively, you may request to defer the start date of your tenancy to the first day of the month in which the travel restrictions are lifted, allowing you to travel to the UK. This request must be submitted to the accommodation team before your tenancy start date, along with supporting evidence. Once approved, your tenancy start date will be adjusted accordingly, and a confirmation will be provided. Please note: The cancellation policy does not apply in the following cases: 1. If you change your mind about your accommodation. 2. If you have booked alternative accommodation.

Replacement Tenant Accepted

For 25-26 AY: - If your legal contract start date has passed and you no longer wish to reside with Allied Student Accommodation, you may be released from your tenancy if: <ul> <li>You find a replacement tenant to take over the remaining term of your tenancy.</li> <li>The replacement tenant must be: A registered student. Willing to sign a tenancy agreement for the entire remaining term of the tenancy.</li> <li>A deposit will be payable by the replacement tenant.</li> <li>The accommodation team must approve the replacement tenant as suitable.</li> </ul> Once a suitable replacement tenant has been confirmed and all necessary agreements are signed, you will be released from your contractual obligations, and your deposit will be refunded in full, provided: <ul> <li>There are no outstanding accommodation fees.</li> <li>The property is left in satisfactory condition.</li> </ul> If any fees remain unpaid or damage is identified, your deposit will be retained until such charges are settled. For 24-25 AY (Classic Ensuite) <ol> <li>A student is liable to pay rent until they arrange for a replacement tenant after cooling off period.</li> <li>The replacement terms are mentioned as follows: <ol> <li>100 GBP charged as a processing fee for replacements.</li> <li>Before move-in date, the original tenant is liable for rent till the replacement tenant has signed the AST, paid the advance rent, and  till the cooling-off period has passed.</li> <li>Post move in date, the original tenant is liable for rent till the replacement tenant has signed the AST, paid the advance rent, and until the tenancy start date of the replacement tenant.</li> <li>The processing fee will be adjusted with the advance rent and if there is a balance amount, it will be refunded back to the original tenant.</li> </ol> </li> </ol> For 23-24 AY (All Room Types) and 24-25 AY (All Room Types except Classic Ensuite) 1. If you do not wish to reside with the property management you will be required to find a replacement tenant to take over the remaining term of your tenancy.  2. The replacement tenant must be a student and must sign the tenancy agreement for the entire length of the tenancy and a deposit will also be payable. If a replacement tenant is found and deemed suitable by the accommodation team you will be released from your contractual agreement and the property will return your deposit in full. 3. Please note that should any accommodation fees remain outstanding or any damage has occurred to the property your deposit will be retained until any charges payable are settled.

Extenuating Circumstances

If you wish to cancel your tenancy after the legal start date due to extenuating circumstances (e.g., serious illness, unforeseen personal situations), your case will be assessed individually. <ul> <li>You must submit a written request directly to the accommodation team along with any required supporting documentation (such as medical reports or official notices).</li> <li>The accommodation team will review the request and determine whether a tenancy release can be granted.</li> <li>If a tenancy release is approved, your deposit will be refunded in full, subject to: The property being left in satisfactory condition. No outstanding arrears on your account.</li> </ul> If a release is not granted, you will remain responsible for fulfilling your tenancy obligations and must find a replacement tenant.

Lovely place to live; don't let the distance put you off! The buses are so regular and easy to get, and they are usually pretty fast. Or if you fancy a nice walk, the journey to uni can be done in 40 mins. Oxley is very picturesque and has its own free gym, study room and common room. Close to Weetwood sports fields and not too far from Headingley. The staff are very nice and helpful, and the rooms are of good quality. Really nice residence!
