You were unable to pass the required English language course for university admission.</p> <p>3. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades.</p> <p><br></p> <p>To apply to be released from this agreement in the circumstances referred to above, you will need to supply the property with a copy of:</p> <p><strong>1. A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or</strong></p> <p><strong>2. A copy of the proof of acceptance of your new university by UCAS adjustment.</strong></p> <p><strong>These document(s) must be received by the property via email within 2 calendar days from the date your results are published. Delayed Arrivals & travel restrictions
<p><strong>For 25-26 AY: -</strong></p> <p>If you have secured accommodation but are unable to travel to the UK due to government - imposed travel restrictions, you must provide official written evidence from your chosen higher education provider confirming that you have canceled your studies and will not be enrolled at the university for the 2025/26 academic year. This evidence must be submitted to the accommodation team before your tenancy start date.</p> <p><br></p> <p>Upon receipt and verification of the required documentation, you will be eligible to cancel your tenancy agreement, and your full deposit will be refunded.</p> <p><br></p> <p>Alternatively, you may request to defer the start date of your tenancy to the first day of the month in which the travel restrictions are lifted, allowing you to travel to the UK. This request must be submitted to the accommodation team before your tenancy start date, along with supporting evidence. Once approved, your tenancy start date will be adjusted accordingly, and a confirmation will be provided.</p> <p><br></p> <p><strong>Please note: The cancellation policy does not apply in the following cases:</strong></p> <p>1. If you change your mind about your accommodation.</p> <p>2. If you have booked alternative accommodation.</p>
Replacement Tenant Accepted
<p><strong>For 25-26 AY: -</strong></p> <p>If your legal contract start date has passed and you no longer wish to reside with Allied Student Accommodation, you may be released from your tenancy if:</p> <ul> <li>You find a <strong>replacement tenant</strong> to take over the remaining term of your tenancy.</li> <li>The replacement tenant must be:<br> A registered student.<br> Willing to sign a tenancy agreement for the <strong>entire remaining term</strong> of the tenancy.</li> <li>A deposit will be payable by the replacement tenant.</li> <li>The accommodation team must approve the replacement tenant as suitable.</li> </ul> <p>Once a suitable replacement tenant has been confirmed and all necessary agreements are signed, you will be released from your contractual obligations, and your deposit will be refunded <strong>in full</strong>, provided:</p> <ul> <li>There are no outstanding accommodation fees.</li> <li>The property is left in satisfactory condition.</li> </ul> <p>If any fees remain unpaid or damage is identified, your deposit will be retained until such charges are settled.</p> <p><br></p> <p><strong>For 24-25 AY (Classic Ensuite)</strong></p> <ol> <li>A student is liable to pay rent until they arrange for a replacement tenant after cooling off period.</li> <li>The replacement terms are mentioned as follows: <ol> <li>100 GBP charged as a processing fee for replacements.</li> <li>Before move-in date, the original tenant is liable for rent till the replacement tenant has signed the AST,&nbsp;paid the advance rent, and&nbsp; till the cooling-off<strong> </strong>period has&nbsp;passed.</li> <li>Post move in date, the original tenant is liable for rent till the replacement tenant has signed the AST, paid the advance rent, and until the tenancy start date of the replacement tenant.</li> <li>The processing fee will be adjusted with the advance rent and if there is a balance amount, it will be refunded&nbsp;back to the original tenant.</li> </ol> </li> </ol> <p><strong>For 23-24 AY (All Room Types)</strong> and <strong>24-25 AY (All Room Types except Classic Ensuite)</strong></p> <p>1. If you do not wish to reside with the property management you will be required to find a replacement tenant to take over the remaining term of your tenancy.&nbsp;</p> <p>2. The replacement tenant must be a student and must sign the tenancy agreement for the entire length of the tenancy and a deposit will also be payable. If a replacement tenant is found and deemed suitable by the accommodation team you will be released from your contractual agreement and the property will return your deposit in full.</p> <p>3. Please note that should any accommodation fees remain outstanding or any damage has occurred to the property your deposit will be retained until any charges payable are settled.</p>

Lovely place to live; don't let the distance put you off! The buses are so regular and easy to get, and they are usually pretty fast. Or if you fancy a nice walk, the journey to uni can be done in 40 mins. Oxley is very picturesque and has its own free gym, study room and common room. Close to Weetwood sports fields and not too far from Headingley. The staff are very nice and helpful, and the rooms are of good quality. Really nice residence!

Although commuting to the city centre usually takes around 30 to 50 mins maximum, the place is literally the definition of budget-friendly “student accommodation”. Options available for en-suite and the facilities are quite okay. A nice fridge, toaster and the kettle are a package to your room. For starters, in Leeds, the student neighbourhood could even give you their personal experiences for your settling.
