Cooling Off Period

For 26-27 AY:-

1. Prior to entering into the Tenancy Agreement:

a) If you share the written notice of cancellation before the Booking Confirmation email is sent, and within 7 days of application, there will be no charge, and your Advance Rent payment will be fully refunded.

b) If you do not complete the tenancy agreement within 7 days of application, the property reserves the right to keep the Advance Rent payment if the booking is cancelled by either party.


2. After entering into the Tenancy Agreement, but before the tenancy start date:

a) If the resident's team receives your written notice of cancellation within 72 hours of the Booking Confirmation email, and the tenancy has not yet started, there will be no charge, and your Advance Rent payment will be fully refunded by the property; or

b) If the resident's team receives your written notice of cancellation after 72 hours of the Booking Confirmation email, and the tenancy has not started, the resident's team will not accept the cancellation or surrender of your tenancy until a replacement tenant is found for the room.

No Visa No Pay

For 26-27 AY:-

1. The property supports international students as you plan your studies in the UK. If your visa plans don’t go as expected, here’s everything you need to know about their visa rejection policy, which applies to full-term, part-term, and semester-let accommodation.

2. If your visa application is not approved, please provide the relevant proof of refusal to the property at your earliest convenience. Ensure that the documentation is submitted within 48 hours of receiving the decision and no later than 7 days before your tenancy start date.

3. Here’s how it works:

a) Proof of Visa Rejection: Please email them the written confirmation (in English) of your visa rejection to admission to the relevant site email address within the required timeframe. They will only accept official written confirmation of the visa decision.

b) Missed Deadlines: If the required proof isn’t provided by the deadlines, they will apply the usual cancellation terms, and you’ll remain responsible for any rent charges.

c) Refund Process: Once they will receive and verify the visa rejection proof within the specified timeframe, they will cancel your booking and refund any rent payments in full within 28 working days.

d) Pending Visa Applications: If your visa status is still pending within 7 days of your tenancy start date, let them know. They will do their best to hold your room, though this will depend on availability and their team’s discretion.

e) Responsibility: You’ll need to keep track of your visa status and keep them informed throughout the process to avoid any misunderstandings or unexpected charges.

f) Voluntary Visa Cancellation: If you choose to cancel your visa on your own, the usual cancellation policy will apply.

g) Visa Termination Due to Conduct: If your visa is terminated due to conduct or legal issues, you’ll remain responsible for any contractual charges, and the usual cancellation policy will apply.

h) Visa Cancellations During Your Stay: If your visa is cancelled or terminated after you’ve moved in, you must notify the property within 48 hours.

2. If you haven’t collected your keys, you’ll still be responsible for rent from the tenancy start date until an agreed release or cancellation date.

4. Final decisions rest with the landlord, and while the property will do their best to provide them with the necessary information on your behalf, they’re not required to approve a release request solely due to visa issues.


Important Note: The property can only accept a cancellation under these terms up and until 7 days before your tenancy start date and if they receive the required evidence within 48 hours of it being published. If you’re unable to provide the required evidence on time, the standard cancellation terms will apply.

No Place No Pay

For 26-27 AY:-

1. This policy is for prospective first-year undergraduate or postgraduate students applying to study in the UK. This applies to full-term, part-term, and semester-let accommodations.

2. If you are not offered admission to your chosen university or higher education institution. Simply submit your confirmation from UCAS or your selected institution within 48 hours of your results being released to the property.

3. Here’s how it works:

a) Proof of Results: Please email them your proof (in English) of declined or deferred admission to the relevant site email address within the required timeframe. This can be a rejection letter from the university or a UCAS confirmation.

b) Voluntary Withdrawal: If you decide to withdraw from your course or university on your own, the usual cancellation policy will apply.

c) Course Cancellation: If your course is no longer running, reach out to them. Depending on the details, they may be able to release you from your contract or help you relocate to another Host accommodation near an alternative course, if applicable.

d) University Decisions: If your offer is withdrawn by the university due to disciplinary or personal reasons, you’ll remain responsible for any contractual charges, and the usual cancellation policy will apply.

e) Late Enrolment or Exam Re-sits: If you miss your enrolment date or need to re-sit exams due to circumstances beyond your control, they may be able to release you from your contract.

Replacement Tenant Accepted

For 26-27 AY:-

1. If you share the written notice of cancellation on or after the tenancy start date, the property will not accept the cancellation or surrender of your tenancy until a replacement tenant is found for the Room.

2. In the event you cancel under this policy, they will make every effort to re-let the Room on your behalf, but they cannot guarantee success. You will remain responsible for paying rent and all other charges until a new tenancy for the Room begins.

3. Once a replacement tenant completes all steps to enter into a tenancy agreement with us and is issued the Booking Confirmation email, your Advance Rent payment (and any other payments towards the rent of the Room) will be fully refunded, less any rent due to the point of takeover.

Other cancellation policies

For 26-27 AY:-

1. In the event you do not fulfil your rental payment obligations in relation to the payment of rent on the due dates before moving in, they may cancel your tenancy agreement by giving you written notice. In this situation, the Advance Rent payment will not be refunded.

2. In the event they need to cancel the tenancy agreement before you move into the Room, due to reasons beyond our control unknown at the time of issuing the Booking Confirmation, they will provide you with as much notice as possible in the circumstances and refund the Advance Rent and any other fees you have paid.

3. They reserve the right to cancel any bookings where false or misleading information was provided to obtain the tenancy or booking.
