Additional Fees
<p><strong>Dual occupancy </strong>is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 and then divided by two for each occupant’s weekly cost unless otherwise stated.</p>

<p><strong>Cancelling within the Initial Cancellation Period (‘Cooling Off Period’)</strong></p> <p>You can cancel your tenancy agreement for up to 7 calendar days after the date of the booking, which is known as the Initial Cancellation Period, or ‘Cooling Off Period’.</p> <p>Providing your booking is cancelled within this Initial Cancellation Period, we will refund your full security deposit.</p> <p><br></p> <p>Please note, refunding the deposit after cancelling the booking may take a number of weeks depending on where it is up to in the process of securing it with the tenancy deposit scheme, and we cannot influence the speed of this refund.</p> <p><br></p> <p><strong>Cancelling after the Initial Cancellation Period (‘Cooling Off Period’)</strong></p> <p>If a tenant wishes to cancel the booking after the Initial Cancellation Period (‘Cooling Off Period’) has passed, the tenant remains liable for the rent for the whole length of the contracted tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.</p> <p><br></p> <p><strong>IMPORTANT: </strong>Property management is under no obligation to enter into a Tenancy Agreement with any replacement tenant that is suggested by any existing tenant, or its representative or agent under this provision.</p> <p><br></p> <p>Rooms that are re-let to a new tenant will be at the current market rate, and not necessarily at the rate the room was previously sold at.</p> <p><br></p> <p>While we will always do what we can to assist, it is not the obligation of Property management or the landlord to find a replacement tenant to take over the tenancy.</p> <p><br></p> <p>If a suitable tenant is found and the room is re-let, we will refund the security deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract. Please note, £20 will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks.</p> <p><br></p> <p>The deposit paid is non-transferable and cannot be moved to another tenant, or to another year.</p> <p><br></p> <p>The ‘Cooling Off Period’ must have passed, or the new tenant have paid their rent and moved into the accommodation before the original tenant is released from their contractual obligations under the tenancy agreement. If the new booking is cancelled by the replacement tenant during their 7 day Initial Cancellation Period, the existing tenant remains liable for the rent until another replacement tenant is found.</p> <p><br></p> <p><strong>Cancelling after the Initial Cancellation Period (‘Cooling Off Period’), AFTER Collecting Keys and/or Taking up Occupation</strong></p> <p>If a tenant wishes to cancel the booking after the Initial Cancellation Period (‘Cooling Off Period’) has passed, after collecting the keys and/or taking up occupation of the room, the tenant remains liable for the rent for the whole length of the contracted tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.</p> <p><br></p> <p>IMPORTANT: Property management is under no obligation to enter into a Tenancy Agreement with any replacement tenant that is suggested by any existing tenant, or its representative or agent under this provision.</p> <p><br></p> <p>Rooms that are re-let to a new tenant will be at the current market rate, and not necessarily at the rate the room was previously sold at.</p> <p><br></p> <p>While we will always do what we can to assist, it is not the obligation of Property management or the landlord to find a replacement tenant to take over the tenancy.</p> <p><br></p> <p>The tenant is responsible for ensuring the room is suitable to be re-let, and it must be in the same clean and lettable condition as it was when the tenant took occupation and that it is available for viewings to allow it to be re-let.</p> <p><br></p> <p>If a suitable tenant is found and the room is re-let, we will refund the security deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract. No £50 charge will be made for tenancies coming to an end after any applicable legal notice period that applies under current legislation and the deposit will be refunded. Please note, £20 will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks.</p> <p><br></p> <p>The deposit paid is non-transferable and cannot be moved to another tenant, or to another year. The ‘Cooling Off Period’ must have passed, or the new tenant have paid their rent and moved into the accommodation before the original tenant is released from their contractual obligations under the tenancy agreement. No Visa No Pay
<p>If the student’s place at the university is withdrawn as a result of the student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property team with the following evidence:</p> <ol> <li>A copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue.</li> </ol> <p><strong>Note:</strong> The tenant must send the documents to the property team via email within <strong>7 days </strong>from the date the relevant Visa rejection correspondence is received.</p>
No Place No Pay
<p>If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the university is withdrawn by the university as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence:</p> <ol> <li>Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s UCAS status along with the results etc.</li> </ol> <p><strong>Note: </strong>These document(s) must be received by the property via email within <strong>3 days </strong>of your results being published (and no later than 28th August, whichever date is sooner).</p>
Replacement Tenant Accepted
<p>1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.</p> <p><br></p> <p>2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, you will be released from your tenancy agreement, and the property will refund your deposit.</p> <p><strong>Note: </strong>There is a <strong>£50</strong> variation of contract fee which the property team will recover by retaining part or all of your deposit.</p>

Can I book if I'm under 18?

If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it. They can accept under 18s in some of their properties subject to their policy for students under the age of 18.

How do you allocate rooms?

When applying for a room you will be asked a series of questions to determine the type of room/flat that you require, along with any special requests you may have. Please note that special requests cannot be guaranteed except where you have a disability as defined and covered under the Equality Act 2010. They will attempt to meet your allocation needs as far as practicably possible, should you have a defined disability. If you have a disability, medical condition or special request that affects your accommodation requirement please inform them in the additional notes section when completing your application, either online or by paper form. You are encouraged to disclose any special requests for your stay such as your preferences regarding culture, religion, sex, gender, etc. to enable them to make an informed decision about your room allocation. What can I bring?

You can bring most of your belongings but some electricals aren't suitable for their properties. Non-UK compliant electricals such as rice cookers are not suitable for use with UK power outlets and this can cause fire risks.

Can I request to move rooms during my tenancy?

You would need to make a formal request to the accommodation team of the property you are residing in. If you request to move rooms during your tenancy you will also be issued with new documents confirming the details of the room move which you will need to sign or accept online. Should your new room be more expensive, then you and your guarantor shall be liable for the higher rent from the date you are given access to it.

Do I have to move out during the holidays?

Your room is yours for the full contract period and you don’t need to move out during academic breaks.

Do I need to pay council tax?

If you are a qualifying full-time student, you will be exempt from paying council tax. You must provide them with your council tax exemption certificate which your university will be able to arrange. If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.

Does my rental price include car parking?

On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come, first-served basis.

I spent one and a half years at Barker House and loved my time there! The accommodation is just a 5-7 minute walk from Northumbria University and a couple of minutes away from Tesco Express, so it is really convenient for students. It is located in a quiet neighbourhood which is helpful for anyone who likes to study in silence. Rooms and living spaces are decently sized and well-maintained. All the staff were friendly and welcoming. They were quick to respond to any maintenance issue we had in the flat. Highly recommend Barker House for Northumbria students looking for a place to stay!
